Terrible!!! Jim Zerby is a joke! He takes forever to complete the appraisal, 4.5 weeks to be exact. His comps don't even make sense. He has an archaic view of the market and does not seem to be living in the modern world. He made my family very uncomfortable while in our home. Weird vibes! Weird dude! Do not allow him to appraise your home, you will regret it if he does.
I have checked my files and I have never done an appraisal on real estate owned by "Jeff Landry" or where a "Jeff Landry" was a borrower. This is a fake name. I have a suspicion who this person actually is, which is a particular homeowner who did not get a value high enough on a loan appraisal on their home. We can not comment specifically on any such appraisal reports for loans, as the homeowner is not the client, the lender is the client and we are required by law to protect confidentiality of client communications. An appraiser doing an appraisal for a loan, is not supposed to be trying to make the homeowner "happy", they are supposed to be providing the lender (who is the client) with a market based value opinion to assist in deciding whether to grant a loan. A homeowner complaining about an appraisal done in regard for a loan they are seeking, is complaining about a report of which they are not even the consumer of the report. The appraiser is hired by the lender and the appraisal report is a communication between the appraiser and the lender. Complaining on the internet about an appraiser due to a low value in a loan appraisal is a form of intimidation to see if the appraiser will raise a value in order to avoid a poor review. Intimidating an appraiser to get a higher appraised value can be considered mortgage fraud as defined by federal law. The comments about the personality of the appraiser are also a form of internet bullying to intimidate the appraiser. Lenders have appeal processes to use if you feel the appraised value is too low. It would appear that the author of this review either did not use the appeal process or may have used it and had the appeal turned down (which would validate and support the appraisal's original opinion of value).

Having worked with Town and Country on appraisals, I found Mr. Zerbi to be very professional and knowledgeable. His price was very fair and he explained every step of the process and the regulations that are required by law. When I need another appraisal, I will use Town and Country again.
