    I really was confused with this whole buying process and he answered all my questions, he is very knowledgeable and will try to get you the best deal.     Tim Kim was an exceptional broker to work with. My situation was highly complex and involved many different layers. First, I was re-financing my primary to get money out, which Tim was able to get me a fantastic rate in light of the fact that it was a cash out loan. The refinance had to be coordinated between multiple parties across the state including a trust and Tim got it done. With my cash out loan, I had intended on purchasing a rental condo. It was an extremely complex situation as I own multiple properties with my brothers in a partnership. The partnership had filed K-1s however I alone manage the condos and pay the bills. Because my bank account that I used was not technically under my partnership name, the lender wanted to use the combined liabilities of all the partnership condos against my debt to income. Let me tell you, this was emotionally tolling. I had already made an offer on a new investment property and we had an accelerated close, with a tight deadline. It seemed like the lender had highly specific requests that kept changing. I would satisfy one request and another request would pop up. At one point I really didn't think I was going to get the loan and that I would have to put my husband on the loan or get a co-signer. Not only did I want to do this, but this would have substantially delayed me, not to mention cost me a significant amount. I really felt like these were ridiculous standards because I had a very high FICO score and all my other investment properties were unencumbered. I also believed I was a super clean and well qualified candidate, as did the lender because they had already approved me for the loan. I'm not sure why lending became so difficult, but I believe COVID-19 may have had a strong impact. I was getting quite anxious and worried that I might lose my contract with the sellers. Tim. throughout this whole ordeal, stood by me and fought for me. He responded promptly and at all hours of the night (not that I wanted him to because he does have a life outside of his clients, I'm pretty sure) allaying my fears and anxiety. He really came to bat for me and in the end, his out of the box thinking and years of expertise paid off. He was able to get me my loan, structured exactly the way I wanted it while at the same time coming up with a solution that satisfied the lenders criteria. He is now doing another refinance for us for my husbands rental condo. Tim really is a stand out guy and a consummate professional. I highly recommend him to anyone looking for a home loan or refinance. I will continue to work with him and cannot praise him enough for the quality of work he provided with a very complicated situation.
