The process was easy. The time frame was excellent. Everything was done on-line except closing. Closing was easy and quick. Got our money in three days after closing. All in all we are very satisfied with Texas Lending.com. and would definitely recommend to anyone looking to refinance their mortgage... for whatever reason.

Going with Texas Lending as my mortgage lender was the best decision I ever made. I started with my builders mortgage company but just as the builder, I received hardly any communication from the lender. When it got close to closing they provided a much higher rate than what was initially estimated and quite a bit down on a VA loan. I had seen many commercials about Texas Lending, immediately contacted them and was put in touch with Steve Barlow. He was amazing the whole team was amazing on providing great rate options with very little money at closing. They worked fast and the lending team an I just waited on the builder to close. I would recommend hands down and will be a returning client. Thank you!!!

Rotten experience. I have not had a more unprofessional experience on the initial phone call experience with a company that is actually doing business. I called back. Initial call it was Nancy, then Melanie (dropped call in my face when I was explaining why I asked Nancy to transfer me to her supervisor) then I got Roxie, she also attempted to transfer me to Melanie but it did go to voicemail. I will not be doing business with the company. My guard was down because of how the commercials come across with Mr. Kevin Miller. However my guard quickly went up on the first second and third call. I have been in business in the Dallas and central Texas area for over 20 years.

Worst experience I've ever had, except for my divorce. * Asked for extra docs for weeks. * Asked for docs I already gave them, then argued about it. * Day before closing, they asked me to get a foundation inspection and fix any repairs. * Digitally paid off one of my loans, while mailing a 70K to my rental house to pay off the other loan. Luckily I have a good tenant that informed me. * Had fees on pre close disclosure that shouldn't be on there. Was assured it will be changed on final, but was not. Wish you better luck if you go with these guys.

I was in the process of refinancing my mortgage through my current lender and after six months, I was still in the process. I found TexasLending.com and within two and a half weeks I closed on my refinancing. Prefect service and constant communication throughout the process. I would recommend this company to anyone who will listen. I will be returning to them within the year to do another refinance under a VA loan.

Started off as a good responsive experience, one of the more communicative lenders I've had as I have bought and sold 7 homes in 15 years. I was told that I could close in as little as 15 days if I had all my documents together, and having done this several times, I got everything together and provided Texaslending with an updated contract showing an earlier close. Then radio silence once the processor was handling the loan - a day before the contracted close my title company calls to let me know they have nothing from the lender. I call the lender to only find out they have not done anything to move this to close. This miss resulted in a costly hassle for myself and the seller in terms of moving and adjusting travel plans. All I get is an I'm sorry from the lender - very little regard for the customer.

Horrible experience through and through right up to the moment of closing. It took more than 6months to close the deal and right up to the very end I could almost never get a return call when I had new questions. Initially set me up with a loan product that was illegal for my circumstances. Charged me for the wrong type of appraisal. Did not correct that issue until less than 12 hours prior to close and did not inform me until I sat at the closing table and looked at the final change declarations page. Continuously passed from one person too another with NO Ownership. Worst customer service experience in my 37 years as an adult. I would recommend running in the opposite direction and do not do business with this organization.

Great experience, we were buying from out of state so the whole process happened with a computer. William was always happy to help, always answered calls or called back right away. They even set us up with a great real estate agent that had our best interests in mind. I'm extremely impressed with the integrity of texas lending. These guys were professionals! Reviewed, approved and closed my refi in 14 days. I'd dealt with two other groups, both of whom were amateurs. I fired them both and hired TexasLending.com and got it done! They were courteous, respectful, knowledgeable and reasonable. I will definitely use them again and strongly recommend them.

This company does not use reliable sources for their research. They claimed I had outstanding liens against a previously owned property. This was totally false but this company refused to even speak with my attorney, or call the county recorders office to check and see if the info they had received from their source was in fact correct. They wasted several weeks of my time and I almost lost the house I was trying to buy. Finallyh I contacted their bogus source and got them to send a notice to the company that their infor had in fact been wrong. I've never before dealt with a lender so against believing or helping a buyer prove that derogatory info was in fact false. I would never use this company again or recommend them to anyone else.

When I think of mortgage, I do not want to think of Texas Lending - I'd rather forget it altogether. I worked with Joe Milburn and his assistant who seemed to have issues returning any of my contact attempts. It took me about a month before I received a response from them and with the nature of the housing market at the time I'm posting this review, there was no way I was going to get a home. When I finally got a hold of them and to follow up on the information I provided, I was told the information was not put into the system. I am so glad I went with another lender. Update: Thank you for your copy and paste response Texas Lending owner. Please know that I dont care if you share my review with your management company because I know you wont address anything.

We did not have a good experience with this company. The communication was terrible. We would go several days without responses. The appraisal took forever. We asked multiple times if this would affect our locked in interest rate. When it got to closing the locked in interest rate had increased, but was bought down with points that we were not made aware of. We ended up walking away from the closing table since they were not able to keep their original agreements. We found a mortgage company that was able to give us the lower interest rate without points, and Texas Lending is so unprofessional they are unwilling to release the appraisal to our new mortgage company - the appraisal that we have already paid for. I would not recommend doing business with them. Uncooperative, unreliable, unethical, unprofessional.

We did not have a positive experience at all after the initial preapproval. Communication was lacking greatly. We would ask questions and not get answers. It felt as if employees waited until the last minute and then call late in the day demanding we provide a lot of information that day, within a couple of hours. 3 times the opening sentences were we aren't going to be able to close on the planned date. Then I would get angry and miraculously more people in Texas Lending got involved and things got done. The conversations felt threatening to delay. Even the day before with movers hired, truck rented, and no place to go. I cannot recommend them until they get their procedures better and care about the client. I felt very unappreciated. My realtor had never experienced anything like this process either. "It didn't have to be so hard"

You might consider hiring people who care and want to take care of your customer. Trenton Wilcox is a joke! He is a typical millennial who wants a job tile but doesn't want to work and take care of the customer in a timely manner.

We’ve been home owners for 6 years and this was our first time doing a home refinancing. We first attempted to refinance thru our bank, which took 4 months and caused endless frustration. We changed lenders to Texas Lending. Our mortgage consultant Marty Peterson was amazing. Very understanding, communicative and responsive the whole time. The portal to upload and sign documents was very easy to use, and the entire process only took 30 days. We would recommend Texas Lending to anyone looking to do a re-finance.

Daryl White didn't seem to know what he was doing and was quite nervous any time I asked him a question. If you get him as your mortgage counselor, request someone else!! Everyone else at the office seemed super competent, knowledgeable, and nice, especially Sharon Lewis.

Needed to do a cash-out refinance while the interest rates were low and heard good things about Texas Lending. The entire process took around 60 days from initial contact to final closing. Not too bad considering minimal staffing, pandemic criteria, and the housing boom here in North Texas. Our mortgage consultant, James Lander, (along with the other support team) was very responsive and professional. Never had an issue with communication either via email or voice calls. Overall I am very satisfied with the service I received and would recommend Texas Lending to anyone looking to purchase or refinance a home.

I have owned 5 homes in my life time since leaving the military. I have financed and refinanced numerous times with many financial institutes as the interest rates changed or I needed to draw from equity for home improvements, debt consolidation etc. When I moved to the Dallas area in 1997 I started seeing their commercials. I kept it in mind. After a few years of owning our home the interest rates went down and we decided to check rates. I called this place and my call was not returned. Again I called and again no return call. I went elsewhere. A few years later again I saw the commercial and decided to try again as rates had changed. I got through then. We gave the required info and waited. I had also shopped around with other lenders. I had not gotten a response from them after a few days. I called them and was told I had been denied. I asked why. They said credit did not pass. I asked how. I have 1 house payment, 2 car payments and 3 credit cards all up to date payment wise for several years. My score is over 800. They told me I would get a letter. I went with another lender with the lowest rate at the time around 4% which 2 financial lenders had fought to get my business. I don't know why as I never got that letter. Guess I should have had the BBB check them out at the time. I wasn't concerned at the time. Now I really wonder why they did not. I was employed earning $100+K at the time.

The worst decision I have made in a long time. I have heard the Texas lending commercials for years so when rates dropped I thought now is the time to refinance. 2 months into my new mortgage and I am wishing I had never heard of Texas lending. First off the mortgage officer, Freddie S., was terrible at communicating and it ended up costing me $13,000. The date he gave me for my rate lock was wrong so it ran out then I had to pay for another rate lock at a .25% higher rate. Then his "electrical system was struck by lightning" and he could not communicate with me for a week and a half. (No cell phone, No email, no land line, no office computer, not even a neighbor or family member that he could use their computer or phone) It ended up taking 4 months to complete the refi. We finally get the refinance done and Texas lending immediately sells my mortgage to a mortgage servicer that will not take direct payments from my bank and If you call and make a payment through a representative, there is a $15.00 fee. They will not do automatic payments unless they mail you an application through snail mail and your application has to be approved to do automatic payments. They messed up my first two payments and they were applied to principle and not my monthly payment so I called to get all this corrected. While I called to get my first two payments fixed I found out they do not give confirmation numbers when you talk to them so you cannot reference your call or have proof that you called and tried to fix the problem. The customer service reps employee ID# is the only thing they will give you. While I was talking to the customer service rep (who was nice), I found out she was not even in the USA, She was in the Philippines. Stay away from Texas Lending!!!

They work hard to make it easy to submit paper work and records. They work hard at getting you the best rates and getting you approved for refinancing. My only complaint is the lack of communication. At one point, I honestly felt like I would never hear back from them after countless unanswered calls and emails. Happy with end result but took twice as long and a bit maddening at times.

As a technician I try to provide the best experience and customer service possible. I can truly say that Joe byers and the team made the process so easy my wife and I were speechless in the end. True professionalism all the way through the home buying process. Prompt, professional from beginning to end. If in the future are buy another home I will use them without a doubt!

Chris Johnson is great at his role. Chris is great at communicating the needs and where we are in the process. I went through the whole refinance process. My husband was laid off due to covid so we were eager to lower our monthly payments. My loan officer failed to notice we needed flood insurance and then on top of that our taxes increased, which then raised our projected monthly mortgage payment the loan officer had originally given us. I trusted his judgment and proceeded with the process, being assured I would still be saving money. Then I kept seeing documents talking about “cash to close,” I emailed and text our loan officer about it and he assured me every time that it was calculated into our loan amount. Again he was mistaken. I would’ve ended up paying MORE for our mortgage at texas lending than we are currently paying. Long story short, I missed out on lower interest rates I could’ve gotten at other places during my time wasted at Texas Lending. And on top of that, I’m out the $550 I paid for the appraisal.

Unfortunately I can't give them a zero. In over 50 years of financial transactions this was the worst experience I have ever had and we have excellent credit. It took them 4 months to finish a cash out refi on a home we own outright. Brenda B. the loan processor lost almost every document at least once and sometimes multiple times. They were all sent electronically and she still couldn't find them. We have the emails to support all of that. We went back to the loan officer Brian on multiple occasions, he would talk to someone but it didn't help. We started CC'ing Brian on all correspondence with Brenda so more than one person in the office had the information, it made no difference. At one point Brenda told us a "Senior VP" was looking at our case, that did not help so my wife asked to speak to the person. Brenda replied that she could not provide my wife with that information. We do bare some responsibility since we stuck with them as long as we did.

Tu and Barbara were a pleasure to work with. I didn't have to negotiate the best rate, it was offered at first conversation. They were prompt with replies and always ahead with the paperwork. I would definitely work with them again.

This was a quick and easy process. I closed exactly 2 weeks from the day I started the refinance process. I was 12 weeks into the refi process with another company and STILL not ready to close. The other company's fees were higher and they were making jump through so many hoops. As a divorced woman, I felt discriminated against but Texas Lending and Michael Barlow, my loan officer were absolutely AMAZING!

Chris J. is responsive and straightforward throughout the entire process, and I never had to doubt any of his representations. We have been trying to close on our home for 2 months. Have turned in all documents in 48 hours or less. Did not hear back from them for weeks. Only received information when I reached out and it always triggered needing more documents which again was turned in within 48 hours. Our lock is up today and they said they would extend lock. Now they are not honoring that since we decided not to take cash out. We decided not to take cash out since we will not be remodeling. So frustrating since rates have gone up. We have never had problems like this. I called a manager over a week ago and have not heard back. I called today and left another message with the VP. I definitely would not recommend Texas lending if you want to close on time. Very disappointed.

I thought my review was already here but it appears it was taken down. DO NOT USE this company. Would not return phone calls or e mails for days. Kenneth Knight did not handle our account very well. He would make mistakes on documents all the way up to closing. In fact I had to try and reach him the day we closed and he would not answer his phone. Told us one rate then changed it, told us a closing date then changed it three or four times. I personally told him that we paid our HOA, he put it on the disclosure document. I called him and told him we did not want that part of our escrow, he took it off then put it back on. Sent all our documents 5 different times. I can only imagine his desk must look pretty sloppy. I filled out a survey at the end and submitted it. Texas Lending said they would get back to me to hear why I gave them a very bad review. Still have not heard anything out of them. Last straw was when with in 4 weeks after closing they sold my mortgage after they said they wouldn’t. Worst mortgage company ever.

I actually started the loan procedure in early 2020. Starting then, until now (closed on home 6-28-21) Joe Milburn was with me all the way. Even after requesting and updating approval letters, Joe was still there answering the phone or emailing info to me. When I finally found a home in my price range, the team at Tx Lending, Joe and Zachary Foster went to work on it, and my loan package was complete and we were ready to close in no time at all. My real estate agent and the closing agent at the Title Co. both expressed the Professionalism and the speed in which the loan was processed. THESE GUYS ARE GOOD!

This is a very low interest environment. This makes it very busy at businesses like Texas Lending, but they were very kind and helpful. This has been our third time to work with them and as always provided great service. While similar businesses are taking months to complete the refinance process, Texas Lending was very timely and kept me up to date throughout the whole process. I will be happy to do business with them again if the need arises.

Very difficult to meet timely demands when you’re not informed of requirements until the day they’re due! Go through the entire process for them to say LTV is too low when you spent lots of money and time when that could have been done first before all the other headaches! Never answer the phone or call back except initial encounter. I’m unsure if I’m more upset about the lack of professionalism or the fact that Fannie Mae/Texas Lending will utilize all means to spend money with them to turn around and deny the loan and not provide refund. Will share this horrible experience with all I know so no one else has to suffer the emotional and financial distress!! **Update- company responded stating will look into. I’ve waited since their response with no word. Not surprising. My credit score is damaged as my bank account and this company continues to default on its word.

This process dragged on for months. 1). Their appraiser was absent and when he did the appraisal, he included pictures of someone else’s home, not to mention he included my barn, which is on a second parcel of our land. 2). Their lawyers could not understand what a legal egress is. I had to explain this and their title company would not close because they didn’t ‘get it’ either (thankfully I reached out to Ellis County Title and they were completely fine with the survey). 3). Texas Lending completely missed our first closing date. They sent zero docs to the title company. Which caused another month’s delay. 4). I had to continuously inquire if rates were dropping (because this took so long (7 months), I knew rates had dropped further, but Texas Lending was (seemingly) not going to lower the rate). 5). My out of pocket closing expenses went from getting money to having to give over $1k. And they never answered my question as to why?? In short, I think they meant well. They just lack the experience of managing rural property.

My husband and I started our refinance process 4 months ago and finally decided to find another company. We have repeatedly been asked to resubmit items that had previously been submitted like SS cards and have had several credit checks run. Every time a new month passed it was new requests for new pay stubs.... We had our loan officer “leave”. We were not notified and had to start again with a new person. We have been incredibly disappointed and wasted a ton of time. I would not recommend this company!

We’ve been working on a refinance for about 60 days. We signed the closing disclosure and 48 hours before closing Texas Lending decided that there was an issue with the way the appraisal was written (not our home’s value) and cancelled the loan. They’ve had the appraisal for four weeks and have had plenty of time to thoroughly review it. Now we’re out $580 and two months of our life.

I don’t know where to begin. My husband and I financed our current home with this company - it went well. Then we decided 11 or so years later to refinance through them - major mistake. I will say our original Agent - Karla - very responsive - great follow through. At no fault of hers she took medical leave right at the start of the process - then everything fell apart. We ended up not closing for three months. Our interest rate had to be extended three times due to lack of follow through and errors. The final CD - they had to send three times due to errors that kept being made. Karla of course handled it. Then When the notary came - she says you have to sign the wrong final disclosures and the correct disclosures - huh? What? Absolutely not - why would we sign invalid documents? She had to call the company to verify we only sign the correct ones. She used her PERSONA” phone to take a pic of our social security cards and IDS - she said to prove she had been here. I made her delete it immediately. Then they slipped a form in our package that said we decided to waive escrow. I am so glad I read everything. She has to call to verify it was a mistake that the form was in there. They told me we had three days to change our minds - but didn’t send our signed docs for us to review until 24 hours prior to that expiration time period. Absolutely horrible experience. The only great part was Karla who made sure what was said is what was done. Never again!!!!!

I locked in a 1.875% 15 year fixed conventional loan with no cash out. A very simple process, so I thought. When we started going through signing the initial documents, I saw mistakes on the closing costs and other forms likely generated by their underwriting department. They had to revise them several times, because one fix resulted in other errors over the course of several weeks. The last straw was when they tried to change the rate upwards by 1/8 of a point. Because of the deception, I decided that I would not continue.with using their "services ".So......Buyer beware! I have taken out many loans for both real estate investments and personal property. This was by far the worst experience on what was a very simple conventional loan. BTW - This my first review ever, but this experience was so bad I felt compelled to share it. Moreover, I sure hope they don't used their canned response!

I worked with Bryan Vander Plaats, he was very honest and fixed any issues I had right away. I read many negative reviews and decided to give them a chance anyway and glad I did. We took a little long to finish the refinance but we had Thanksgiving and Christmas. I would definitely recommend him to handle your loan.

I’ve never wasted my time with reviews but this company is worth the waste to write a review. Long story short read the other negative reviews on Google and that is my story. Tried to refinance my home with Texas Lending for 4 months before giving up on all the incompetent people there. The problems with this company start from management down. James Sharp is the EVP of sales and processing and couldn’t return my phone calls just pushed it off to Mathew Morgan who is the team supervisor. Mathew will give you lip service and lies with no results. I’m not going to bother to mention any of the other numerous people there I had to endure dealing with because I tried to give management the opportunity to make it write and was unsuccessful. This is a sad excuse for a finance company!

I shopped quite a few lenders when I first started looking for financing for my new home. The reason I chose Brian and TexasLending is they offered me the lowest rate out of all the lenders. The rate was nice and the service was even better. They communicated often and kept me abreast of the status of my loan the whole way through. Towards the end there was a delay (that I caused) with needed documents, but they still managed to pull through, get it done, and close on time. Amazing! Thank you TexasLending!

Worst experience ever!! 77DAYS TO CLOSE.NO communication. Did the refinance to aquire another property which l lost as it took too long..3 more monthly bills that l thought would be paid off by closing...lost my home owners insurance for days as they assured me all is ok. Only credit goes to the receptionist that answered my calls and tried to get my rep and her manager to answer my calls ...not even emails worked...just when a third party company copied them on an email .with over $10K in fees you would at least expect some service.I DO NOT RECOMMEND!!

Totally dropped the ball with absolutely no communication. We were supposed to close in late December, got a call two days before saying they would have to reschedule because of an oversight on their part. After that, Paul Messer stopped returning my calls. After continued follow up on my part (had to go to a manager), I finally got a call back. Without any apology for not returning any of my calls, I was told we were back on track. Again, after continued follow up on my part, I was informed we were denied. My credit score is nearly 800, with very low DTI. Took almost 3 months to do absolutely nothing. Would highly recommend looking elsewhere.

Once we shared what we wanted to do with our refinancing the process was fluid and quick. Sarah, Billy and John were exceptional.

I went through Texas lending for a cash out refinance. This was my 2nd experience. My first was awful. The lady I worked with was an awful communicator, but really nice. The whole thing just didn't sit well or work out for me so I pulled out of the refi. I reached out again a few months later and explained my expectations. Shawn Kent was on top of it, he communicated beautifully and we closed out my refi in record time. I highly recommend him with Texas Lending.

This is a bad company to work with when it comes to a mortgage lender. Joseph Byers was the assigned loan officer to us. He did not listen to our situation and just went ahead and approved us right away. We told him that we might have some issues on closing on a house because of our specific situation. Not only this, we found out that we didn’t get to close on a house until our agent told us about it. They don’t have the guts to tell you in your face if there’s something wrong with your loan. Communication is very ineffective. They wasted our time and money. Don’t go with this company! I hope I’m helping people out there!

Overall a good experience but I was expecting a little more personal interaction. The process was quick and efficient. There were some communication issues at some points but they got the job done, we got a decent rate, and we got our loan.

I normally stay away from businesses that do commercials and radio adds...HOWEVER, these guys are the real deal. I could not ask for better service. They were prompt, thorough, and completely professional. They communicated well and stuck with me as we had delays and changes. I fully recommend Texas Lending...you won't find better service.

Terrible experience. Underwriting may be basing their decision on other factors prohibited by law. Loan was declined even though we met all of the requirements such as income, credit, LTV, assets, job history, etc. There was no reasonable explanation as to the denial. Unless you meet their client base criteria, whichever that may be, is the only way you'll get approved. Other lenders were at ready for our loan to be approved and funded but I had already spent too much time and funds trying to secure this loan. Texas Lending Underwriting is extremely questionable. Look up their reviews and filed complaints. Can't see them staying in business for too long.

Best Refi experience! Very easy and quick! None of the usual back and forth of the lender coming back several times needing one more document. Started out trying to do this refi with my current lender. Not a good experience. Cancelled my loan app and gave up. Then I saw an add for Tx Lending.Com. Decided to try one more time with low expectations. My Loan Officer was Tom Hall. My transaction was a bit complicated, not your everyday refi. Tom got it the first time! He understood and we went from there. The processor, Tracey was helpful, kept me informed along the way and responded to questions immediately. They made me feel like I was the only customer they were working with but I know that was not the case. They exceeded my expectations! You will have a great experience with Tx Lending.Com! When they say “We got it” they do and “They GET IT!”. Thank you TX Lending. Com.

Texas Lending and Aspire Financial perpetrated the corrupt practice of "featherbedding" by adding discount points at the last minute, even though they said 11 days before the expiry date that my rate lock would be extended, but a rate is not locked when discount points are added because the APR increases with discount points. Texas Lending said my closing would be done in February, and they told me to not worry about the March 11th lock expiration date. I asked them to put that in writing, and Bryan Benitez of Texas Lending did via email on March 1st. My pre-closing approvals occurred during the run-up to the war in Ukraine when interest rates started rising rapidly. Texas Lending saw an opportunity to suck more money out of me at the closing, then dragged its feet on my approvals (I believe intentionally), and then charged me an extra $432.50 for discount points at the closing. They tried to "sneak" in the extra discount points just prior to the closing. Texas Lending's employee Bryan Benitez and his boss Christopher Johnson are dirty dealers. Chris Johnson said I had two options: (1) Accept the discount points, or (2) Cancel the loan. Since rates had risen sharply, I had no choice but to pay the discount points and complain to the Dallas BBB and the Texas Attorney General's office. Texas Lending and Aspire Financial are crooked companies.

A root canal is better than these people. Nina has no clue what she is doing ever and acts surprised any time you call her. You will not close on time and these people have 0 cares. Check all the documents as she claims they will not use your contract date as they use their own date

Not happy with my experience with Texas Lending. It seemed to start out okay, but I believe the officer got frustrated when documents got a little complicated & he just gave up after 30 days of us doing & sending everything that was asked for.

Overall, very quick an efficient process. We were always kept well informed of all details regarding the refinance of our home. Thank you.

Our agent, MICHAEL JAMES BARLOW, was the worst agent I could imagine: hard to contact, does not reply email sometimes, did not remember our situation after discussing it previous day, got our data wrong and caused delays in signing documents that had to be corrected, ... you get the idea. But the worst part was that he wasted everyone's time and probably affected our credit rating (which is very high) by not doing his due diligence to apply the formulas and see this loan would not be granted. We asked him to do it multiple times. In the end he tells us "sorry, the formula doesn't grant the loan" - Does he not have the formula!? Our loan was not rocket sience to figure out, a simple refinancing of a home.

Our experience was all positive. Through the entire process there was always someone to answer questions, and problem solving. Great company.

Loan process was good. However after closing, they sell your information to fraudulent companies. Multiple requests to stop selling my information has gone ignored.

This was my 6th home I have purchased. This by far was the worst experience I have had. It was so bad I had to have one of the lenders taken off my loan. I am not sure what this company does with the items that I would send but it must have all gone into a black hole. I sent them documents up to 4x's. I was very frustrated using this company. Please save yourself some aggravation and move on. I am glad it all ended today just to be able to stop dealing with them.

This company relies too much on technology and computer programs to work with their clients. You receive a barrage of electronic notices even when you have completed requested tasks. Oftentimes after giving information needed to complete tasks or told the information is unnecessary or no longer needed, they fail to remove the task from the electronic portal, looking like they still need the information. I also had occurrences where my loan agent and loan processor were not communicating with one another and were overlapping on requests or status of loan. They also made changes to my loan that I did not approve. We were working on a tight timeline, trying to get the loan approved and closed before I was leaving town for an extended vacation. My loan agent was aware of the deadline, but when final papers were delivered to me via email late one afternoon, she failed to communicate with me the need to sign that day to meet a three day requirement prior to closing. When I looked at the email the following morning and signed them, I received notice that my scheduled closing was canceled because it was no longer 3 days prior to closing. It caused me to postpone my departure and buy airline tickets to leave on Monday instead of the planned Friday departure. One courtesy call from my agent would have given me notice of the urgency to sign the day they were emailed. The loan manager did intervene and was very kind, but was unable to change the closing date to accommodate my scheduled departure. A little more personal communication and assistance would have made the process less hectic and more satisfying. Their marketing strategy emphasizes they are a customer friendly company with the catch phrase “ we got ‘em”, however that was not my experience. I think this would have been very confusing and especially frustrating for a first time home buyer or refinancer. You don’t “got ‘em”.

Beware!! They advertise that they can refinance quickly but that is just to get you onboard. Once you've signed the disclosures they immediately send you a link for a company review...with NO WORK DONE- this should have told me something. We had $500K in equity and had owned for 11 years and they still couldn't get the deal done after 10 weeks? Are you kidding? Then the underwriter is asking for more and more documents and the guy you spoke with at the start isn't even aware which documents you've submitted, so you're getting prompts daily to submit documents that are already completed. I called to terminate the refinance, and 2 days later got a notice that they were "denying credit" so they were terminating the deal from their end. I'm sure this tactic keeps up their ratings and doesn't show how many times they have been dropped by clients. You can find better run companies than this in today's market.

I recently worked with TX Lending to purchase my first home and overall had a great experience. The reps were responsive, professional, and we closed on the home in less than a month. The only hiccup was the original rep I was working with left the company mid-transaction but management and a new rep quickly stepped in to ensure a smooth transition. The representative (Ted Gutierrez) responded quickly, listened to my needs and went the extra mile to help me find what I was looking for. I was impressed by his superior customer service. The fact that Texas Lending didn't have the right product for me - and I'm still writing a glowing review - is one reason you should give them an opportunity to earn your business.

As I watch commercial after commercial of supposedly satisfied customers of Texas Lending.com, I do not know whether to laugh or throw something at the TV. I will tell you that I will share my experience to people and platforms where I am able as I have had a horrible and costly experience. They have horrible internal and external communication and I sit here on funding day (9/9) with no funding having changed a vacation trip already once for $1,200 to change the ticket. I sent my inquiry on a refinance on 7/14/21 and closing did not occur until 9/3/21 and that was not due to me! They could not manage a close in 30 days nor did they communicate that they had changed the closing date of 8/25 to 9/8. Do not buy into the commercials.

We went with Texas Lending (Aspire Financial) having seen lots of their commercials and seemingly positive reviews. We got all the info they requested, which is standard practice. They kept delaying and asking for info that I shouldn't have to provide, like my employers tax returns which I would have no access to and shouldn't be needed for a refi. We were all clear and out of underwriting then out of the blue we just got a notice from the underwriter "Shakeitha" (who was very unprofessional) stating that our refi, has been cancelled and gave no reason as to why. Even our rep said the underwriter seemed to have something "personal" against us and had no idea why she denied the loan as we qualified and got everything they needed. They even said they would try the same loan info with another underwriter and try again. We started to look at the negative reviews, which if you search there are many scary ones in here... and decided to take our business elsewhere. We went to Guild Mortgage and our rep Mark Furgeson was amazing. Understood our frustration with the first experience and worked to earn our business. Months with Texas Lending compared to about 3 weeks with Guild. I am happy to say we closed today on our refi with Guild Mortgage, they had a mobile notary come to our home to sign the papers which was a very convenient service. I can't tell you the night and day difference in our experience. If you are considering Texas Lending please read all the reviews (especially the bad ones) consider how recent these reviews are and move on to another company.

Quick and easy process, was clear to close 2 weeks prior to my actual closing. I plan on purchasing a few more homes in the next few years and definitely will be using Texas Lending again!

I did not close with Texas Lending. The original closing date was extended as Texas Lending was not finished with their paperwork. Two days prior (the day before Good Friday), to our 2nd closing, which was to occur on a Monday, I was notified that I needed flood insurance. Trying to arrange flood insurance on Good Friday was not an easy task. Never have had flood insurance in 11 years of owning the property. Spent over two months trying to close a simple loan and was never notified I needed flood insurance. I decided against the flood insurance and closing.

Contacted this firm about a refi on my current mortgage of 4.5 years with all of my payments made on time and a 730 credit rating was abruptly informed there was nothing they could do for me no explanation nothing very unprofessional

I went through a refinance last year with a big mortgage company and it took them over 4 months!! Needless to say I will never use anyone but Texas Lending for my mortgage needs!

Good rates and fees, but horrible communication and planning. Refinance took 4 months, they asked for unnecessary docs, asked for same docs twice, and waited until the last minute to ask for more docs again. The time it took to refinance and the needed locking and re-locking of the rate fees are conveniently added to your refinance, so I had to complain (it is a money making tactic, they charge almost $1000 for each re-locking extension and consumers are not told about it unless they ask) Process is like an assembling line to make money and charge fees, they don't care about you, you have to fight to remove and/or lower fees. Communication is almost non-existent, if you have questions, you have to pursue them to communicate with them.

I got a loan, it wasnt terrible, but I wouldn't use them again. I didnt feel like a valued customer, I felt like a commission. As a first time home buyer I had a lot of questions about the process that weren't explained in detail. I had to figure things out on my own. It all worked out in the end but I felt uneasy along the way. Ken Knight is good at processing loan applications, but he is not a good teacher. I definitely got the feeling he was just in it for the money. For instance when I had a question about closing I didnt get a response from him, instead I got a call from the title company. Like he was too busy to deal with me.

Applied for refinance with two online company's and two local. Texas Lending was the least responsive and the broker was condescending and questioned the value I put down for my residence. Turned out I actually low-balled and the appraisal came in $29K more. I went with Texas Truste Home Loan and am quite satisfied, even closed a week earlier than anticipated at the same interest rate but more credits than Texas Lending had offered.

As a devoted P1, I have the Texas Lending jingle drilled into my melon 30x per day. That is a good thing though, because they hooked me up. I did a cash-out refi with them in the winter of 2020. Issues were steamrolled through cooperation. Communication was excellent throughout. The numbers were exactly what they said they would be. Closing was fast, friendly, and on time. 10/10, will use again!

They ran my credit without my approval and before completing my application process where it was determined that I wasn't ready for a loan and not about to move forward with the loan. By doing this, they dropped my credit score. I asked them to remove the inquiry when it was determined that I was not going to fully complete the application process. Horrible customer service and they don't care because it isn't their credit score. Mr. Morgan the manager doesn't return my calls and has blown me off. Adrienne Johnson is the most unprofessional and I wouldn't ever work with her ever again. So sad and disappointed. I will be going to another company because they will never earn my business again.

Here are the words that come to mind: unorganized, incompetent, deceptive. Scott Lowe seriously dropped the ball with our loan. It took over 5 months, they repeatedly asked us to re-submit the same paperwork over and over and over and over again. It was delayed and delayed and delayed. We had to have the rate lock extended multiple times because of these delays. We did everything they asked for within a day. These delays were entirely the fault of Texas lending. Then as a kick in the stomach they attempted to charge us a $600+ additional charge because the loan payoff increased because of the aforementioned delays! In the end the loan manager stepped in and made it right. But today we get an email from them asking us to submit our updated insurance. It turns out it was sent to the wrong person but it also shows you how incompetent and unorganized these people really are. Find a better company, do not use these people you will regret it if you do.

Too bad that you cannot give a negative star rating. If you want to throw away 6 months of your life trying to get a refinance completed on your property just throw your money and time to Texas Lending. They screwed up the process from day 1. They asked multiple times for the same documents that I sent them, they rarely if ever returned emails and messages and only called when they needed the same documents that I sent to them already. It dragged out so long that the company on their own dime was forced to extend our lock so we would not lose our rate. When we received our closing documents, they raised their fees on us twice and I was forced to fight them to get them reduced to the original rates. They were nothing but a nightmare to work with. Do not waste your time with this company.

I usually don’t write negative reviews without giving the business a chance to make it right, but in this case they leave me no choice. I had a very simple VA refi loan that I started in October and was still not done in Dec. They ran my credit twice, they ordered a payoff from my mortgage company which cost me even more money. I have called, left messages, sent emails and not one response. Needless to say, a friend of mine referred me to someone who was able to close my loan in 2 weeks. I thought going with a big company that they would have their processes down and would be efficient. That is 100% not the case and are the worst company I have ever worked with. Stay away, there are others that can do the same thing cheaper, better and faster.

Working with Texas Lending on our refinance was great! They were way faster than rocket mortgage (who we were originally trying to close with) wanted less cash to close, and provided a better process - keeping me more informed and always with an eye on ACTUALLY CLOSING as opposed to just doing the “next step” in their process. Closed two separate loans with Freddie in one month. Both worked out exactly as planned and on time. The rates we received were better than expected. Everyone was professional and responsive. I have already recommended TexasLending to friends.

I reached out to Texas Lending to re-finance an investment property. At first, the rep was very responsive and of course sent super cheap loan estimates. But then as I completed the application process and would send follow-up questions over email to my rep, he simply stopped responding to me. Nearly two weeks would elapse before I would hear from him, and then he would claim he never got my emails. I think he was so busy enlisting other new customers, that he didn't have time for me. Thankfully, I was working with a competing lender too who was very responsive, so the delay only confirmed to me who would be getting my business. My take is this business lures people in with amazingly low costs but then often the follow-through isn't very professional or thorough. I recommend using this company to get low rate quotes that you can then use to negotiate with other companies.

With this company it really depends on which mortgage consultant you’re paired with. Mine was worse than terrible. There is nobody you can contact except this person. Also, their fees are very high and they like to add fees they promise won’t be added. When I called I got a good rate of 2.25% on a 15 year refi. I was promised 2 fees: Both approximately $800 each. At first closing attempt there were hundreds of dollars in extra fees. Missed that closing. On second closing they were still there. Missed that closing. On third attempt they were mostly still there but with some of them applied to a principal payment after closing. So I went forward. They never applied that payment to principal, so I ended up paying it. Repeated calls to manager unanswered. My poor title company almost walked away twice from the deal because they couldn’t work with them. I will never use them again.

I worked with TexasLending on refinancing my home. I had previously attempted to refinance with another company and had such a bad experience I was willing to give up. I am so glad I didn't. Everybody that I worked with at TexasLending, esepcially Chris Johnson, was so knowledgeable and on top of the process. They always kept me informed on where we were and what was left to do. I would highly recommend working with TexasLending.

My last re-fi took nearly 2 months with a different company. On a friends recommendation I contacted Texas Lending for this re-fi and completed it in just over 2 weeks. Everything about the process went very smooth and trouble free. They provided all information requested and answered all questions very quickly. I will definitely use them again in the future if the need arises.

My husband and I recently utilized Texas Lending for our new home mortgage. We had a great experience and received a lot of support from our mortgage consultant, William Cobb. He worked hard to have all of documents completed in time for closing, got us a great interest rate and took the time to call us anytime I had question or needed clarification. He is very knowledgeable and helped to educate us along the way. I recommend working with them in the future!

DO NOT USE THIS COMPANY - it is like a bad relationship that we should have broken up with months ago. We kept hanging on thinking it would get better, believing the excuses, the poor treatment of us as clients, and it never got better. The quality is awful and there is no integrity. We have still not closed though we have signed papers to close multiple times. I'm baffled by this company and the lack of respect, honesty and follow through. I would give zero stars if I could. I am always very complimentary and give great reviews, I am frustrated beyond belief.

Be very careful of the predatory processes with Texas lending, they will promise low rates only to switch what they can offer. Although I can only speak to my experience with my loan officer (Jason Hicks), the issues I had with Jason indicates that this is more of a pervasive problem. Issues included: lack of communication, very slow progress on processing information and moving the application to close, trying to get borrowers to falsify information and commit mortgage fraud, loan officer had little to no knowledge about the actual loan requirements and consistently would lie about the progress of the loan and what he was doing to help resolve issues. As stated above, I can only speak to my interaction with Jason Hicks and the people on my loan but other reviews indicate this is not an isolated incident. Save yourself the headache and potential legal issues and avoid this company.

We had a great experience with Texas Lending. Stephanie Mishou was amazing! She kept us well informed, answered all of our questions promptly, and helped the whole process go very smoothly. We were able to close in 30 days. We only had to meet in person at the title company at the very end, meaning we were able to submit all necessary documents via secure email, which was great. We highly recommend these guys!

I did complete a cash our refinance with them. Never really felt the person I dealt with was very knowledgeable had trouble with him from the start. He never really kept me informed of what was going on, for any information I had to call him. Before I could make the first payment they sold our mortgage to someone else. And today just went to check on my old mortgage account and found out they paid off the first mortgage but not the second. I called the processor that I dealt with she was very nice and gave me the number to the title company. I contacted the title company and not verbatim but basically they said the wrote the check to the old mortgage company so it was my problem. At least the title company provided me with the proof of payment so I could continue to deal with it.

I had a bad experience with another lender and reached out to Texas Lending. I was connected with John Giles and he took the time to explain the refinance process. Once the initial process began the online portals were good to upload and track documents made it easy. I know I was not John Giles only client but I felt like I was. He made sure to follow up with my questions with. A phone call or email , I was always updated . Another shout out goes to Janie Gallegos in the processing department, this woman works crazy hours to get your loan through and successfully into Underwriting. These two people got me done and closed . They will always get my referrals. Thank you guys

DO NOT use Texas Lending unless for some reason your transaction is not affected by closing late. It is NOT worth any amount of savings to go through the stress I just went through. I used Texas Lending after comparing rates and fees and seeing lots of 5-star Google reviews. Maybe they’ve had a tough time keeping up with demand given the historically low interest rates this year, but my experience these past 6 weeks was horrifying. The pre-approval process was fairly easy, and my loan consultant, Ken Knight, called me frequently to see if I needed anything. Once I was under contract, it was virtually impossible to get real information from anyone. I get the impression once you’re in the system and your loan is in the pipeline, there’s little your loan officer can do to push it along. I constantly asked for specific updates and would get answers like “it’s moving along,” “you’re in the next stage” or “we should see the next level of approval shortly.” I could not get specific dates or what exactly was happening with my file. I started to get really concerned when it was a week before closing and my appraisal had not been completed yet. They had a due date on my appraisal that was three business days before my closing. I was told by my loan officer that they couldn’t control that date, but other lenders I’ve worked with in the past select the date when they submit the order with the third party appraisal management company. As I got more concerned that we wouldn’t be hitting key deadlines, I tried calling other individuals working on my file to see if they could give me better information. When I did that, my loan officer pretty much accosted me for talking to anyone but him and told me I was not allowed to speak to his manager. I’m sorry, but when you aren’t getting what you need, what else are you supposed to do? He clearly confused giving frequent, useless general “updates” with giving clear information on the position and timelines of my loan that I was looking for. He was incredibly condescending, even laughing at me and calling me silly. It wasn’t until after this experience that I dig deeper into reviews and found that others had had the same issue with him. At one point, he even lied about what was happening with my loan, telling me that attorneys were drafting the final loan documents for the title company. He couldn’t give me an ETA though, so I reached out to the closing team who informed me I didn’t even have clear to close yet and I was nowhere near the step in the process he said I was. This was the day before I was supposed to close. Long story short, I was delayed a week in closing. My contract had a cash back up offer and my seller was closing on her own purchase that same week. Details I reminded my loan officer several times. I was LUCKY that my seller was a good person and was flexible with me. Her contract also affected her seller’s closing, so these delays set off a chain reaction of stress that multiple people had to deal with. She could have easily walked away, taken my earnest money, and picked up the cash back up offer. I feel extremely fortunate that I ended up closing, but I also felt I should warn others. Do not be deceived, this company is borderline incompetent!
