    The house we rented was HIGHLY misrepresented on their web page. It smelled like it had flooded and was closed up. The place was FILTHY. Not just counters needing cleaned. The walls, step banisters, carpets, light fixtures all were disgusting. The decks were black and moldy, the outdoor furniture was made of pvc pipe and torn cushions. The inside looked as if it was decorated with furniture that was picked up from someone's trash pile. When I contacted our Sun Realty office we were blown off and told that they would pass along the info to the home owner.

    Part 1 of 2: We rented Unit 621-A for a week in July. The reservation and deposit were made over the phone 12/20. I received a call 6 weeks later with a request for payment of travel insurance. When I called, I was told that there were no outstanding charges, and that the next payment would be the balance. A month later, I began receiving voicemails and emails about a past-due payment for insurance. After several communications, it seems that Sun Realty had changed their computer system. Our original invoice reflected the amount of the insurance having been paid. Sun stated that it had not been added into the final amount because of a system changeover. The bigger issue for us was that prior to booking, we had several specific conversations about insurance, and had opted not to pursue it through Sun. Neither of us has memory of requesting it on our original agreement, and while there is no current evidence to support this, I believe it was added after the agreement was signed, perhaps as a consequence of the system changeover. The timing of request and payments does not line up. Eventually, I paid the amount, as the cost to effort ratio wasn't appropriate. The remaining balance was paid as requested in May. From that initial check in, we encountered issue after issue, ultimately leading to our decision to leave a day early. I spent time every day of the first 3-4 days on the phone with Sun, and while many of the issues were addressed through the course of the week, the home was not as advertised. It was filthy. We initially thought it just might be dusty. As days passed though, we began to see how dirty it was. The shelves, sills, fans, baseboards, and vents were sticky and caked with dust. The carpet was visibly dirty, with dead bugs and crumbs and dirt collected along the edges. The master bathroom had mold on one wall, as did the ceiling in the kitchen. There was something splattered across the TV screen, and the mat in the kitchen was either not cleaned or so badly stained that it should be replaced. There were multiple areas of water damage to the paneling on the main floor. Two bags of the previous guests' dirty linens were also left for most of the week. I had called and/or emailed on the second, third, and fourth days to report these issues as we found them. There was confusion on Sun's part with regard to sending another cleaning crew out, and we were subsequently reimbursed our cleaning fee. Secondly, the home is tired, and in need of updating and repairs. The refrigerator was not cooling our food appropriately, in so much as we purchased a bag of ice to put in it to ensure our meat and dairy would be safe to consume. We alerted Sun of this on the second day. A repairman did come a couple of days after that, and subsequently replaced a fan motor and fan. Didn't make up for the inconvenience of it. The upper level deck was noted to be dangerously loose, to the extent that it could have detached and led to someone falling if it was leaned upon. They sent someone to fix it, who told us that what he did would be safe for the duration of our stay, but that the deck itself was at the end of its useful life. We noted one of the captain's beds to be broken, and multiple planks along the walkway to the beach that needed to be replaced. Each of these issues was addressed with time, but only compounded the stress of finding some new issue each day. Part 2/2 to follow.

    UPDATE: I tried to handle this matter privately but was unsuccessful. Sun Realty has since removed my negative feedback shared on their website listing and on Facebook. They should really be investigated by the Better Business Bureau for their blatant inaccuracies in their online listings and negligence on property maintenance. If you are looking for a trip to the Outer Banks...avoid 10-42 317-D. I can't speak for any other properties in Sun Realty's portfolio but book at your own risk. At first, everything appeared to be great, but COCKROACHES and other serious issues became apparent: - Ants were everywhere. On the counters, in the beds, on the floors. We were picking them off of us the entire week and we had to throw out much of our food despite how tightly we tied the bags. - COCKROACHES. And no...they weren't water bugs. We saw at least 1 cockroach on each floor. This is completely unacceptable. - Broken light on the 2nd level deck and there were other various lights that did not turn on. - Broken chairs were present on the deck, in the kitchen, and in the living room. - Disgusting mold on the curtain in the top floor shower. - The 1st floor toilet did not work at all. It flushed...but doesn't drained. We spent plenty of time trying to plunge it to no avail. - Kitchen corner cabinet hinge is broken. Other cabinets at paint chipping off. - Not sure what was going on with the "deck" around the pool. There was a layer of fabric over what appears to be green putting green material that a couple people almost tripped over. - Hammock chain was almost rusted through. For the money we paid for the house...we expected more. At the very least, we expected not to have to consistently kill ANTS AND COCKROACHES. Even worse...Sun Realty was dismissive after I called on our second day there and never sent anyone out to fix the situation. After emailing the owner and Sun Realty there was not even an apology offered.

    We recently rented a property, A Peace of Paradise, and have for 8 consecutive years that is until we rented from Sun Realty this past month. The home was as expected but the wait to get in was absurd and then we I realized I might have left my keys in the property after I left the management I spoke with said they charge a $40 fee to see “IF” my keys were left. They wouldn’t tell me if they were reported as found or turned in but I would have to pay another fee on top of the way over priced rent they are now charging just to check!!!! I’ve rented this home through 3 different owners and rental companies before and I promise you, I will NEVER rent from Sun Realty again. Just bad business and ridiculous fees.

I also see that our cleaner looked and could not find any keys at first, but once found, we called to ask if they were the keys you had lost. I don't see any record of an additional fee being charged. I'm sorry your experience did not meet your expectations, but hope that you will come back and stay with us again.

    Sun Realty was easy to book with for our weeklong vacation home rental. We paid to have the pool heated and the heater didn’t work. I made a phone call and they had a technician out the same day to fix the issue. I’d book a vacation with them again.

    Sun Realty of KDH was nothing but an absolute pleasure to work with this past vacation. To start, the online reservation that we made months ago was easy and seamless. The day of arrival, they had both of our condo units ready hours before the check in time and kept us updated the entire day. Additionally, the previous renter of our condo noted that the refrigerator was freezing food and Sun Realty took the initiative to call and check in to see if it was still occurring while we were there. Their communications with us throughout the entire week was fantastic! Not to mention, both units were clean, mostly up to date, and well stocked. Only one of the two condos had keyless entry, but that’s a minor complaint. Hands down one of the best realtors to work with in the OBX. I’ve had negative experiences with Midgett and Surf or Sound in the past, so this was a breath of fresh air! Thank you, Sun Realty!

    Sun Realty has been managing our house #541 Lucky me for a few years now. Every experience we have had with them has been good. I personally check in with my renters each week to make sure the house was cleaned properly, fresh linens were provided and any maintenance requests were completed. I have yet to hear a complaint. I think that Sun is a good company and I think some of the other owners don't spend money to upkeep their houses like we do. If your looking for a great 8 bedroom on the beach in South Nags Head try house #541 Lucky me

    OCS 18-Lee. It is a smaller house that is within 100 feet or so of the beach. The owner takes extreme pride in its upkeep. Considering the staggering number of people that occupy it during the year, the blowing sand, and the sea salt air -- it is always in great condition.

    I have been renting in Duck/OBX for 25 years and have never had a negative experience before. Tuck 25 Shore Thing is the worst property I have ever rented. This place is pretty shabby and run down. Posted pictures are deceiving. Lawn was uncut (two feet high/gone to seed), stained walls, master bed shower was broken. Maintenance came and fixed it, but we were told the owner was previously advised to replace the shower fixture and they never followed through. We had over 500+ giant carpenter ants come pouring through the light fixtures and ceiling into the dining room and kitchen. Owner posted a phone number in case of problems on the fridge, but trust me, they don't want to hear from you so don't bother unless you want to hear a screeching Karen in the background telling her husband to hang up and "tell them just to call Sun." The owner told us earlier that day when this happens they just go to the hardware store and get ant traps and spray (for which we did but had to pay for). They called an exterminator who came the next day. The owner needs to get regular pest control service rather than just wait until renters to complain. Sun Reality staff was pretty unresponsive and condescending. The only resolution they offered was for us to leave. We asked to be moved somewhere else because of the ant infestation and they lied and said there were no other properties available. (There were in fact multiple properties vacant on their website). They later changed their story and said they were just not willing to cover the cost for another place. Steer clear of this place and Sun Reality. I only wish we had checked the ratings before doing business with Sun. 2.8 out of 5 is a big red flag. Do yourselves a favor and read the reviews.

    We had a very pleasant experience with Sun Realty, we were able to get into the home a little early, it was clean and very welcoming! We did not get linens on accident but were able to pick some up along with free goodies from the office nearby within 5 minutes, the blender was broken but they were very responsive and had a brand new one out within a few hours. Everyone we dealt with was pleasant and it was a carefree vacation for all 13 of us, ages 2 - 42. Would definitely stay in Hallelujah #490 again.

    We vacation with them every year! This year was no different, and the houses are always so nice! We did have a bit of an ant issue when we first arrived, but they were quick to send someone out! Will continue to book with them in the future.

    I'm disappointed. Not in the beach, but with the property. 1. 4-Wheel drive was required for the property, great. What they don't tell you is that the neighbors know when someone rents the property I did to grab their tow straps because you're not making it to the property. 2. 3 minutes into our vacation, we're attempting to get our car unstuck. 3. We entered the property, we were greeted by pests, the air conditioning unit to the downstairs not working, food from prior occupants left in the drain of the sink, brown recluse spiders running when we opened closets, cleaning "looked over" that really turned us away from going through this realty again. For the $3800+ I spent to stay a week, it should have been perfect. We ended up leaving the night before actual checkout because we just couldn't take the heeby-jeeby's anymore. Again, I'm disappointed. I could have stayed in a hotel for $2500 less and likely wouldn't have had near the cleanliness issues.

    I learned from this experience to never rent from such a large company again. I'll stick with the one's who manage fewer properties. Sun Realty has too many to manage and thus cannot give the homes proper attention. We rented unit SS-12 - Rx OBX address 12 Thirteenth Ave Southern Shores, NC 27949 April 9-16, 2022. We paid $375 EXTRA to have the pool open and heated! I even emailed and called 3 days BEFORE arrival and reminded them to have it ready as I didn't want to disappoint my 2 young granddaughters. According to their posted schedule it was empty the week before our arrival. The lady assured me it would be in an email and that she had made sure the pool company was aware. When we got there the pool was still in the winterized condition!! The cover was on, the filter was off, and of course no heat! Anyone who knows pools knows from that condition it takes a good 3 days to get it running, clean, chemicals, and fully heated! Also, the hot tub was broken by the pool and the jacuzzi tub in the master bedroom was not working. And the advertised movie room was not hooked up properly and when the Dish people got there on our 3rd day, they had to add an HDMI cable to make it work. Then to top it off the AC went out and we were miserable one day and night. I understand things happen, and short staffed, etc. but when a house is empty before you come and you remind them to have the pool ready and they lie saying they double checked and they didn't , that is very subpar and hence the low rating. Then after all that, for all our trouble they only refunded $200, only half the POOL HEAT FEE! I had only asked for a later checkout since we had missed so much of our time we paid for which they refused. If it was the summer I could understand that but with over half the Outer Banks not rented the next week they can't use the excuse of short staffed. Hate to have to leave a bad review but feel the need to warn people, find a smaller company that can give better attention to their homes!

    The location of the house can't be beat, layout of house is great too, everyone had privacy when they needed it. Hot tub was a cool extra. Nearest public beach access point is several blocks away, so you usually have your slice of the beach to yourself!

    Currently waiting for our vacation rental that we paid $4500 for and it is now 7:15pm and they are still cleaning it. Super aggravating that we lost an entire day and then are expected to check out before 10am. If you are willing to lose an entire day of your check in day rent from them!

    Awful company to deal with. Manager hung up on us. Drove all day to get here the time they emailed us about and They lie about check in times and offer no type of accommodations for the inconvenience.

I see according to the notes on your reservation that our cleaners were still preparing this home just after 5, which is not out of the ordinary. We do our best to have homes cleaned and ready as quickly as possible. It is not our nature to hang up on guests (or anyone) unless we are being yelled at. Looks like our manager offered accommodations for your group to use our restroom at the office and then bid you a great day before saying goodbye. I hope your week here on the OBX is a pleasant one.

    Beware of Whispering Meadows unit 2 it's by far the worse place we have ever stayed. AC wasn't working upon our arrival (87 deg. inside), mold in the bathrooms, ceiling peeling, nail heads in the carpet, smoke detector not working (yes, we found this out trying to boil water because the stove top. Yes Water! Also 12/15 is a little old for a battery and no detector on the same floor as the bedrooms. I did find one though in a nightstand in the packaging.), screws popping out of deck, mold in the grill, horrible musty smell through whole house overall disgusting, the tub has chipping that are sharp and would hurt my toddler (the tub is why we got this place. have you ever tried to take a shower with a screaming toddler?), and the deck gave way when we first arrived the screws holding it together rusted off. Regardless we didn't let it ruin our vacation we made the best of it and soaked up all OBX has to offer. We even plan on renting in the same complex with another rental company. I don't recommend using Sun Realty the pictures looked amazing if a company thinks renting a property like this is acceptable then they will not get our business.

    Our house was very dirty. There was food all over the floor from the previous people. We found a pizza crust in the sofa cushions. The dining room table was sticky. When we opened up our bag of linens to make the beds we found that the bag is actually full of the dirty laundry from the last tenants. I'll use a different rental company next time. Update: Sun realty called me about my complaint and refunded me the cleaning fee for our rental. That sort of makes up for having to clean when we first got there. At least they made it right.
