    Rental properties are of a reasonable quality and price. It's clear that construction was rushed at times or contractor accountability was not there, as workmanship is sometimes poor or critical details missed that should have been discovered in routine inspections (for example, hot/cold being plumbed backward or fixtures missing). In terms of property management, Streamline is very poor. They are unresponsive to maintenance requests or they are canceled without any communication. They do not keep the properties clean and mine in particular has a lot of exterior garbage and defacement/damage that goes unaddressed, as well as the resident garbage receptacles being too small and usually overflowing. I would think that someone from the company would routinely visit each property to ensure a clean and professional appearance. I feel sorry for company or real estate agents who have to walk potential renters though garbage and human waste to show vacant units.

    awful workmanship roof has been leaking for over a month. This is the second time this has happened in the same location. Taking over a month to fix both times awful place.

    I can agree to all of the comments below. It took close to 2 years to move into my house, once we moved in we had to deal with a number of headaches, from basement flooding, outlets not working, I can go on for days. They claim nothing is covered in the "1 year warranty"... even though it took you 2 years to build my house, I step foot into it and everything broke its my fault. You can see in the photos I posted what poor work they do. This is just a list of small items that their "service" team will not fix, or answer.

    We purchased our Streamline home over 1 year ago and could not be happier. The closing process went off without a hitch and we felt very comfortable with the entire staff. We did have a few minor items come up during the 1-year warranty period (typical of any brand-new home) but Alex & the Warranty Team were always very responsive and courteous when working in our home. All issues were identified and corrected in a few days. Especially with the growing neighborhood, we're very happy with our decision to purchase this home.

    I have to say, my fiancé and I started our home buying process and we are glad we came across Streamline! We put in an offer and I had my guard up a little while reading the reviews. Something pushed me to take the leap of faith and I am very glad we did so. They have been AMAZING at communicating, the staff is extremely attentive and they obviously have an end goal of delivering you a great home. Michael, was at our close and he was fabulous! The girls on the sale and coordinating side are also wonderful. I even have nothing but nice things to say about the construction site manager who is working on the properties next door. You can tell they work as a team and do care. I know that the other reviews state timeline delays but that is to be expected with new construction. Yes, it makes it difficult but if there is a delay, but consider it’s not always on them it can be the city! Our property didn’t have a delay because we all communicated with Streamline so well. Patience comes along with a new home and we have Streamline to thank for being apart of our first home buying adventure! Thank you, Streamline!

    I am close friends with a couple who have recently moved in to their Streamline-built home. I have to say, I have heard nothing but complaining and disappointment from my friends and after stopping over for the first time to see for myself, I completely agree. Streamline is disappointing. For the price I expected better quality. My friends deserved better. Also- after taking a quick glance at some of these other remarks...I see comments about this company writing fake reviews or bribing customers/contractors with gift cards for 5 stars. That is quite unsettling. Yikes. And yes, this is a valid review.

    We wanted to write and send a huge thank you to Streamline. Although our home was not built by Streamline after dealing with a VERY frustrating leak for years and multiple contractors who just could not solve the issue we decided to reach out to Streamline. We were hopeful that Streamline, because of their experience as the largest residential builder in Philly, would provide us a solution. While pregnant and in the shut down they were able to send a service tech! He quickly identified the issue and walked us through the work needed to resolve it. They were right! They identified and fixed a nasty leak that had persisted for over 4 years! We are so grateful to Streamline for their expertise, efficiency and quick action. 5 Star service!!! So grateful!!!

    My experience with Streamline has been awesome! Brett is one of the most knowledgeable and professional leasing agents I have ever dealt with. He basically held my hand through the entire process. He was always available when I asked him to be, as my work schedule can be pretty erratic. The floor plans for their new rental properties look big enough to handle my many pieces of furniture and the finishes seem to be very high quality. Overall, I would say I look forward to my continued interactions with Brett and the Streamline team in the future.

    I have experienced working with streamline in two different fashions, first as a realtor and secondly as homeowner. Both have been fantastic. As one of the largest new construction builders in the city they seem to always deliver a super solid product for a fantastic price. Chris Ambrogi has also been super helpful with assisting my buyers in choosing the correct locations/units and making the deal happen for them. Kelley Hoy and the Warranty team have been nothing short of helpful as well. Overall my experience has been a positive one and will be purchasing another unit in the near future.

    This review is ONLY for the warranty team. I moved in recently and there were a couple of issues that needed to be addressed. Alex and Rob could not have been easier to work with on the warranty side. This entire process was a whirlwind of frustration but after we finally moved in, the “back end” of the streamline team could not have been nicer or more accommodating. While I have many opinions about the process leading up to settlement I can affirmatively state that since moving in it has been a breeze. If you can hang on through the headaches and get to the point where you’re only dealing with the warranty team I promise it’s totally worth it!

    I love this company and know they are only getting better day by day. Streamline offers a great warranty and service portal that you find with a smaller contractor. They also do the hard work prior to building to ensure their buyers are gaining often instant equity in their new home or investment dwelling. How many other contractors can say the same? I've witnessed a buyer go under contract during the prelisting phase and by time they settled on the complete home, their property was worth thousands more than what they went under contract for. It's easy for a neighbor to not want new construction to interfere with their personal space, it's another to try to argue the numbers and positive experience of these neighborhoods after they've been injected with beautiful state of the art homes and fantastic new home buyers. Streamline also has a non-profit, Helping Hands, that gives back to the places they work in. This is a great company to work with!

    Fairly decent apartments but property management and front offices are non-responsive. The online system for paying rent is never accurate, showing incorrect over due balances, which is stressful. I've had several issues with my apartment and it takes management forever to address.

    I want to write a better review but it is not possible. From the Lack of professionalism to responsiveness to quality of the construction. I cannot believe I wasted my money on their property. Brand new construction so issues may arise, but from the lack of responsiveness to issues, to now having mold and flooding with no rush by the warranty group nor any of the people at the company, it has been an absolute disaster of 11 months. I have been personally more than understanding in most situations, there were some that were so unprofessional and unacceptable i did not know how to react. A contractor took my hose in my backyard to wash down the front of the condo building without my permission, workers used my outdoor furniture to have a smoke break and rest siding of the building on which did lead to damages, to now a unresponsive team during a flood. Do not listen to their lead times as you may have to add 2-3 weeks to 2 months on top of their expected timing. If you want to know anything else in detail i am happy to continue to describe my experience.

    Streamline had very poor communication. My home ended up being delayed for one year and I had to reach out to them to get updates on my home. Multiple times, I would think I was moving in in 2 months and would reach out for an update, just to find out it was delayed another 4 months. It was like pulling teeth getting updates on when my home would be complete, and my neighbors had the same experience. Streamline was not compassionate. This made for a very frustrating first homebuyers experience. Also, there were minor defects in the home when I did my initial walkthrough (paint chips, issues with flooring, dented doors, etc.). They fixed them eventually but I was surprised they did not fix these things before I moved in. If you are buying a home through Streamline then you should expect major delays and lack of communication. If you see 5 star reviews then check if they actually bought a home through Streamline or if they are just a company who dealt with them.

    I have purchased 4 homes with streamline over the last 2 years & they have been excellent to work with pre and post construction. They deliver an excellent product and stand by their work - any minor issues that came up after closing they handled immediately which is a huge deal for us since we are investors. The warranty department service levels have been excellent as they are quick to respond to even the smallest issues. i highly recommend the streamline team and product for anyone looking to purchase in Philly as they will take care of you with a personal touch and always be there to help before and after closing - that is why we have purchased so many homes from them.

    Wish I could give them zero stars. Delivered more than 6 months after initially promised. Cancelled our first closing 2 days beforehand. Uses poor quality products so you need to redo many things yourself. For example- the paint leaves a mark whenever you walk by. They told me that there was nothing wrong with the grout in our shower and that even if there was it was not covered under warranty. I had a grout specialist come in and they notified me it was never even sealed. Not detail oriented at all and seemed to throw things up in a rush. Expect to send approximately 3 emails every time you want a response. Would not recommend them to anyone.

    One of the worst home buying experiences imaginable. I am going through the process now. It is not worth the pain and suffering. I would suggest buying from any other developer in the city. The communication is absolutely horrible. Home building is a commodity business but it is also a customer service business. I have had months of delays and zero visibility into why or what is going on. They also told me about the initial delay about 6 weeks before scheduled closing. I am now 5 months behind...which is fine, things happen. But they don't communicate and treat their buyers like trash. Be prepared you will not receive real floor plans for the house, the 'buyer portal' they give you is a complete joke and makes no sense, and the only person you are allowed to speak with is functionally a robot that repeats information. Be prepared to be completely in the dark and likely not get any of the selections you pick out. The place is a complete joke.

    Do not buy from Streamline if you want a home and value your sanity. Water leaks, water leaks, water leaks. Our brand new home had several leaks during the 1-year warranty period. Streamline fixed some and claimed others were not covered under the warranty. A few months outside the warranty, a massive crack in the foundation is allowing a torrent of water into the basement every time it rains. Thousands and thousands of dollars in damage. Signing the 1-year warranty waives your claim to habitability. Don't sign it. If they won't live up to the PA state law, which provides over a decade of habitability expectation, they don't deserve your time or money.

    Frustration is the single word I would use to describe the experience I have had with Streamline. The process is simple, buy a lot in prime location, create a shell company and dissolve it once construction is done to make it difficult for the unfortunate buyer to sue, use shoddy workmanship, provide fake warranty (use caulk to fix major roof leaks, collapsed ceiling and foundation problems), and hope that by the time the naive buyers figure out that they bought a lemon, the warranty period (two years by law and not one year like they state) expires and proceed to the next scamming project. I didn't post this earlier because I wanted to forget the experience I've had and never deal with them again, however, when they decided to put so much effort in creating FAKE 5-star reviews, I thought it is important to post REAL reviews from ACTUAL buyers who had to deal with them. It's a shame I can't give 0 stars.

    New construction with Streamline has been an absolutely nightmare. While delays are expected, their's have been exceptionally bad. We were delayed two months from expected delivery which created issues with our timing to move out of our current lease. They were not able to provide an accurate 30 day settlement date. ALL of their staff have horrible communications, stating "they are working to resolve issues" with no real actions or results. They finally provided a settlement date only to contact us two days later to say there was vandalism but clearly it was just because they were behind. When we completed a walk through two weeks after the "supposed vandalism" major work still needed to be done to the home. A week before our actual second scheduled settlement, their representative failed to send the proper paperwork to our mortgage company resulting in MAJOR delays. Having to reschedule movers twice now due to everyone dropping the ball on their part. This also cost us even more money because we had to pay to reschedule movers, extend our lease, and pay a fee for our rate lock. This whole experience really makes me wish we never purchased a home from them and really deters me from purchasing new construction in the future. They need to commit to their promised settlement dates and be competent enough to submit the proper paper work to the mortgage companies so there are no further delays rather than coming up with excuses. People have to take off work and schedule movers, it is not an easy thing to reschedule FOUR days before they promised settlement. We are living out of boxes at the moment because we were prepared to move in early next week.

    Despite some of the reviews & things I've been told.. my clients and I had a good experience w/Streamline. My clients purchased a condo in Point Breeze that was already completed so it was a pretty quick process. Streamline was very responsive throughout the process & took care of everything at the inspection/walk-through. (The only thing my client's weren't thrilled about was Streamline's Sales Contract - the contract doesn't really protect buyers)
