Southwest Funding - Ryan Speltz 1st Ave N, St. Petersburg

This is the second time I have used Ryan. 1st to buy our house and 2nd to refinance. I thought there was no way we would be able to refinance, after talking to Ryan and answering a few question, he said “we can do it”. Still had my doubts (simply because of my situation, had nothing to do with him). He assured me through the whole process that everything will work out as planned, he was VERY informative and communication was way above and beyond. And to my surprise, just like he said, everything worked out perfectly and Ryan has changed mine and my wife’s life for the 2nd time. It may have just been a refinance to some but it was ABSOLUTELY life changing to us. Thank you Ryan.

Ryan was really helpful with my refinance. I locked in at 2.25% and when the market rate went down, he adjusted me to 1.99% without charging me anything extra. I received gifts in the mail when I was pre-approved and after I closed. He was quick to respond to all of my questions every step of the way. I'm glad I went with Southwest Funding!

Ryan was able to set me up with a new mortgage. He was very helpful in explaining the process from start to finish. He was available most hours of the day to answer questions, and help in anyway. I have had other mortgages and he was my best experience by far.. He remains professional and polite throughout the process.

Ryan is an incredible lender to work with. He isn't afraid to pick up the phone after hours to keep a deal on track, and as a realtor, this is one of the most valuable traits I look for in a lender. Very organized and motivated!

I was interduced to Ryan by way of fb. And from that point on Ryan and I became friends on fb and helped me work on my credit and guided me through to the point of me buying my first home. We started and within a year I went from a low credit score to a great score and into a perfect home for myself because of Ryan and his kick butt mortgage team. And 5 stars isn't even the best because him and his team are top notch and are there to see you succeed and after the sale he and his team stayed in contact as friends and always there incase ever needed. I recommend them and Ryan to all my friends and any fb followers .

I am a real estate broker and have worked with literally hundreds of mortgage brokers over the past 33 years. Ryan's communication and service was as poor as any I have ever experienced. Ryan sent me a nice video up front, letting me know I could contact him at any time with questions or concerns. My agent shared that he assured her that we would get a clear to close by the end of the day 10/5 or no later than first thing 10/6. Did not hear anything by late morning on 10/6 so I emailed him, concerned that we hadn't heard anything and that we were scheduled to close by mail the next day. I asked him to call me. No call. He responded with an email to the agents with an excuse about why they "had lost several days" but that they were trying to keep it on track for the closing the next day. No word from him on 10/7 (closing day) Emailed him on 10/8 asking him for an update and to call me. No response. The closing was delayed multiple times with only poor excuses or more often than not, no communication at all. Ryan over promised and under delivered.

As a Realtor, Ryan is my "go-to" lender of choice and has been since I "found" him a few years ago. His work is meticulous and thorough. I primarily work with first time home buyers and it's important for a lender to be willing and able to work with their special needs.

Can’t say enough about the work Ryan does! Our situation buying a house was very tricky. Everyone kept telling us that we couldn’t get a loan or they were only able to give us enough to buy a house that was unlivable! I think Ryan took that challenge personal. He was able to set us up and find different programs that were available that we could use to buy our first house! He is not lazy that’s for sure!
