SMS Title Evergreen Ln, Annandale

I purchased a condo during the summer and SMS Title handled the settlement. Lorena was super nice and helpful whenever I called the main desk. When we got the first copy of the settlement papers, Francis carefully and patiently explained any items we weren't sure about. I didn't see or hear much from Karla but she was able to do a quick turn around of the settlement papers when my agent and I said we were heading over to the office. Tony, the owner of SMS took care of the signing personally - he was sharp and knowledgeable and got us through the paperwork in a snap. Everything went off without a hitch. Much appreciation to SMS title!

This is the problem with the new Virginia law. The buyer gets to pick the settlement agent and the seller is stuck dealing with incompetent companies owned and operated by non lawyers! Under the Virginia Wetland settlement act, the buyers settlement agent pays the proceeds. This firm is the worst! This Karla chick is non responsive and refuses to answer emails and telephone calls. I would never hire them! You need to write your Virginia delegates and senators and complain about this new law. Sellers must be allowed to pick the closing company! Under the new Virginia law, the seller has to subject themselves to dealing with non lawyers and incompetent closing companies! I hired my own lawyer to do a split settlement in my transaction with SMS. Now, I am forced to deal with this terrible company to get my sale proceeds! In other words, my home equity! You can always file a complaint with the Virginia State Bar over a settlement company because they are licensed through the Bar. I just finished writing my Virginia State senator about the change in the new law. Hopefully, the law will be changed that the seller picks the settlement company or there is to be an agreement between the buyer and the seller as to which company will be the closing company. Had that been the law, I would not have been forced to deal with these idiots!

Ms Han call off the closing day 1 h ahead of time Do not use this company for your tittle company the one you trust if you do not have time for playing To who people busy Working unprofessional and all she saids sorry Not our fault You need to pull out people s resident from the County and contact them ahead of time for their residential informations before the closing day and time at least 1 week head of time Today im the seller me and my mom we work for other company w sent the notice off from work 2 weeks ahead of time I am on my half way to closing docs location at time She called to canceled 1 h before the closing time was set Your company need to respect to your customer time and do not wasted their time for your lacking of an experience

They clearly didn't understand who the customer was in the transaction and they completely dropped the ball on my closing date; therefore, it was delayed a week. Additionally, the owner berated my team and took zero ownership for his errors. I had to contact my attorney to communicate with them because they were so unprofessional and unethical. Do not ever use them.

This is the worst Title Company I have ever dealt with.

I worked with Francella at SMS Title and had a truly fantastic experience!!! I highly recommend her and her team. She was kind, very intelligent, responsive, hard working, and excellent to work with! She made this an easy and stress-free process and we are SO thankful! I will definitely use SMS Title for any of my future needs. 10/10!!!!

Very attentive and polite, but also great customer service. Overall they are very professional and has a lot of experience in the industry. This can be a very complicated process but they made it really easy for us. Thanks a lot. Highly recommended
