Guaranteed Rate were super informative and helpful to us as first time home buyers. We were able to find a rate that would fit into our budget and they were always patient with us in talking through all the pieces. Instead of just saying "Okay for this house, this is what you will pay," which is what a mortgage broker had said to me, they talked through all the ways we could lower our rate by adjusting the down payment, etc. Also, they got this done FAST, we were able to do a quick close which worked well for us and the seller. Amazing! The only reason this is 4 stars and not 5 is because sometimes things got lost in the communication. We had like 4 different people working on this loan, which I think allowed it to move faster than others, but it also meant we sometimes had to communicate or ask the same question multiple times, because information wasn't always given to the next person. My husband's name was misspelled over and over on the closing documents, despite us mentioning it several times. Again, for us as first time home buyers, that just wasn't acceptable. But overall yes, it was a good experience.

The initiation of the financing process was fast and to the point - all of our wishes could be addressed, including refinancing, cash out, and closing a HELOC all at once. Overall, the process was easy, including the electronic features to upload and sign documents which were easy to use and understand and worked mostly without glitches - the feature to directly access our bank accounts was not working, however, that could have been a problem with our bank. I was recommended to Shant by my financial advisor. Trouble started from the get go when transferring information through his secure website became problematic. Shant was nowhere to be heard of no matter how many times I reached out to him. When things were finally resolved, I was exhausted. I couldn't believe how poorly designed their site actually was. At the end of the day, that's the one thing that connects you the client and the job they have to fulfill. If that doesn't work, how can you get to the next step and get the mortgage done. When Shant finally did reach out, he mistook me for the wrong client. I don't care how many clients you have, before you send out an email, just check to make sure you know who you are addressing! I double check things before I address any patient...it's the least I can do out of respect for my patients. I expect him to do the same. No excuses! Though I completed the loan through guaranteed rate only because I was in too far, I would NEVER do business with Guaranteed Rate and definitely not with Shant Banosian! Beware... This company, their team and Shant Banosian takes forever and though Shant in the beginning will make you feel likes the loan or re-finance will run smoothly and quickly, it doesn't! It took me over 3 months to get the loan processed and Shant wouldn't respond to any messages or questions. He's great in the beginning - a "yes guy" and then... AWOL. Go to a bank that is reputable. I urge you to NOT do business with this company unless you don't mind a run-around. I couldn't get the complaint line to return calls either... Guaranteed Rate and Shant Banosian caused me so much undue stress and anxiety over the last few months and I have great credit, a great financial portfolio and had all my documents always ready for them. He may start the process but then you will not hear back from him except the end he will send automated videos. Ugh... So sad for this experience. Never again.

Like many things in life, your success depends on who you have on your team. I was buying a property out of state and tried to work with two different brokers that my local RE agent gave me... I was thinking that perhaps there might be an advantage because they have "local knowledge", right? Wrong! Luckily, I've been through a couple of closings so I know what good looks like and I know what bad looks like. The first local banker literally never returned my call or email. I think he was working on local time. The second local broker I called, tried to underwrite me fully before giving me a pre-approval. Meanwhile, houses are going under contract on the first day of showing. Luckily, I had met a guy while I was on vacation who told me he worked for Guaranteed Rate. I called him immediately and got first class, professional, responsive and knowledgeable assistance. When you're doing a real estate transaction, you have money on the line and time is of the essence. You really can't afford to putz around. Do yourself a favor and get the best team you can. I recommend Shant Banosian and the team at Guaranteed Rate. They took good care of me and they will be the first call I make the next time I need a mortgage.

Shant and his team are the best in the Greater Boston Area for a reason. If you're ever shopping for a home and pull up to an open house, all of the good agents know Shant's name (will sound like "Shawn" sometimes) off the top of their head. As far as I know, nobody takes commission and all referrals are purely out of their positive experiences. I was skeptical at first, but after going through the entire process of purchasing a home, I was completely bought in. There were zero hiccups and I was extremely informed throughout the process from start to finish. Shant was there to assist with making the offer and really having his name on it. His team was on top of their game and closed out the deal with no problems. I don't think I (personally) ever want to go through the home buying process again outside of Boston because I don't know if I'd get to work with a team of the same caliber as Shant's.

Everyone we worked with in each step of our Mortgage process has been great. At the start Shant took the time to go through the options and goals with us. GR got us a good and competitive rate for our mortgage, hence the 3 stars. Also the folks we worked with were generally quite friendly. However, we had a lot of issues with communication and receiving misinformation during the process of closing on a house. Documents had to be re-sent various times, new documents were urgently requested when we could have easily prepped them with notice, it was difficult to get clear answers about timeline or clear updates on our closing process. Though closing dates can often move/change, we were given inaccurate information about our final closing date just a couple days before. We worked with several different people at GR so toward the end we weren't sure who to go to with questions. We bought in New York and it seemed like maybe the regulations there were unfamiliar to our particular contacts at GR as our NY attorney often had to correct/clarify. Even at our actual closing meeting, the numbers listed on their final closing documents did not match the ones they had sent to us previously and we had approved by our attorney. Very confusing and frustrating process.
