I would give Philip and Iris at Sea View Mortgage 10 stars! Because I live and work overseas, it was extremely difficult to get a cash out refinancing on my home in the US. While a few mortgage companies gave up on my case along the way, Philip and Iris handled endless bumps in the process and pulled me through to my closing at the overseas US Embassy.
