    We have used Resort Vacation Rentals for 20 plus years. In 2021 we were asked to go ahead and book our house for the upcoming year in advance because of availability. We planned our stay for June 2022 and paid for it. We received an “email” in May 2022 informing us that the home we rented would go under renovations in June and they would be canceling our stay but would offer us another rental. There are no decent rentals available one month in advance!!! Our entire family had that particular week off from our jobs! How can this even be legal ??? All they could say was that they were sorry. Needless to say, we asked for a FULL refund and chose another rental agency. It’s sad that you are allowed to do this to several families after they’ve paid in full for a rental over a year ago!!! Very disappointed ☹️

    Hi Patty, We are so sorry that you are not able to come stay for your vacation you've planned for and that we didn't have a home available to meet your needs. We never want to call a guest and let them know a home is not going to be available for them. We try our best to make sure that doesn't happen. Unfortunately the home is for sale and the home inspector turned up some safety issues that had to be addressed prior to allowing guests to stay. The house was blocked for the repairs at that time and if we could have gotten the materials in for the needed repairs it would have been available for your stay but unfortunately the materials are delayed and we can't get them. We had to move all summer guests. Again, we apologize and home in your many years of staying with us that you know this is not normal for us and we wish we could have found you suitable accommodations.     2017 was my first year using Resort Vacation Properties to rent a beach home. The process was smooth from start to finish. I searched available homes to rent with ease on their website. Once I made my decision on a home, paying the deposit & filling out the paperwork was a breeze. I received several emails between my initial booking & the date the remaining balance was due "checking in" & reminding me of the date approaching. We rented a pet friendly home & there was no hassle in regards to our dog. We arrived 45 mins before set check-in & the housekeepers weren't quite finished cleaning the home. They made sure to finish quickly so that we could get inside the house after our 8.5 hour drive. I even told them not to rush, I was aware of the check in time & was fine having to wait. They told me it was no problem & offered my girls & I drinks/snacks for our short wait. I will definitely use them again & recommend everyone check out their listings!

    We have rented from this company multiple times and this last time I was very disappointed in the upkeep of the property. The pool was not clean when we arrived and it was not cleaned once while we were there. There was large amounts of sand as well as floating debris. Also they Reached out implying there was a lot of dog hair at checkout even though we stated we had two dogs at arrival And chose a pet friendly home. Obviously if you’re bringing dogs there will be pet hair, They also implied that there was one spot that they felt like the dog had urinated and I did not appreciate that as my dogs have been trying for years. Before leaving we made sure all trash was disposed of and all beds were stripped to make it an easy clean for the housekeepers. There was also a storm The second day that we were on the island which blew down a lot of large palms and debris all over the driveway and yard. We informed them immediately and they did not move anything while we were there. We had to move a lot of debris to even get out of the driveway the second day. we assumed at some point that someone would show up to cart it off but no one arrived. Very disappointed and plan to rent from someone else next year.

    Have been coming here for 15 years...first time ever we got whacked for $150 for use of the elevator...really? 3 story house, lots of luggage, but if you want to use the elevator, you're gonna charge us? Wasn't on the website or contract, but now it magically appears... On a positive note, the house is very well maintained, view is great, but the elevator fee still sucks. What happens when a wheelchair bound person tries to get in? I see a big ADA suit in the making...

    I booked a reservation for a VRBO property in St. George Island months ago. Turns out, the property is managed by Resort Vacation Properties of St. George Island. In the weeks leading up to the start of the rental, this company contacted me saying there was an additional balance due because Franklin County raised the "Bed" Tax effective 2 days prior to the start of my rental. Now they are coming to me saying if I don't pay the additional amount of $27, I will not be allowed to rent the house. I think this is ridiculous. It's not the money that bothers me, it's the fact that they advertised a price, which I agreed to, only to have them come back and hold the property hostage for more money.

    Good Morning Jeff, we apologize for this inconvenience as we never wish to make our guests unhappy. Unfortunately, the increase was out of RVP's hands and the way all Vacation Rental companies work with escrow accounts the taxes are not paid until services are rendered. Taxes are subject to increase at any time and because your stay had not happened yet, your reservation saw the tax increase. Again, we are so sorry for this terrible inconvenience and we hope to see you and your family again soon!

    My family and I have been staying at St. George Island since 2009, sometimes multiple times per year. At this point, hundreds of thousands of dollars have been spent with RVP in renting vacation homes. We've always had great experiences until this summer. The property we stayed in was very obviously neglected by the owners, as many things in the house were in desperate need of repair or updating. The description of the home and pictures didn't even remotely come close to capturing the true condition of the home. When you book an oceanfront home with 5 bedrooms in a gated community that costs $10k for a week, you expect for things to be in nice condition and working properly. While we were there for a week, the air conditioning stopped working Tuesday night, but we didn't realize it until pretty late. We called first thing Wednesday AM to report the A/C issue. RVP sent a technician out but he didn't show up until mid-afternoon, and he was unable to fix the problem as he wasn't licensed to do so. We were told another tech would be coming to fix the air later that evening. The next tech that came around dinner time stated that there was a leak but he'd do his best to rig it up where it at least worked temporarily - stating that really the whole unit needed replacing. At some point I believe RVP was made aware that the entire A/C unit needed replacing and said they'd attempt to contact the owners for approval to move forward. We had working A/C after he came out for about 12 hours. Thursday morning, it was apparent that his fix wasn't holding up, as the A/C stopped working again. We called RVP again, let them know, and were told they were still trying to contact the owners. Around 7pm they sent another tech out but he was completely unsuccessful in doing anything that would remedy the situation, even if only temporarily. Friday was radio silence from RVP. We called, we tried to get clarity, we wanted to hear that SOMETHING was being done. In our house we had 3 small children as well as a 10 month old baby, not to mention the adults, however it's dangerous for infants to sleep at such high temperatures. The temperature inside the house reached between 78-80 degrees for THREE DAYS straight as highs outside were in the mid 90s (as this was the third week of July). On one particular phone call to RVP about this situation, Nancy with RVP had an extremely snarky response to our concerns over a baby sleeping in such high heat with no air flow. Ultimately, the family with the infant decided to leave Friday afternoon and drive to Tallahassee to get a hotel room so they could have a safe sleep environment for their child. As we were already checking out Saturday morning (and we all left before 6am as it was absolutely miserable), the rest of us stayed and just dealt with it. In the process of talking to RVP, they mentioned reimbursing us for our inconvenience. After we arrived back home, my mom (the one who's name the rental was under) pursued compensation for our extremely uncomfortable stay. After several times back and forth, RVP offered compensation of only about $800 (keep in mind we paid almost right at $10k for the week). Given that the A/C wasn't working for THREE FULL DAYS of our stay, we asked for more as it felt like it wasn't enough. RVP indicated that this was their FINAL OFFER (I have it in writing). When they said FINAL OFFER, my brother left several negative reviews across various platforms. He didn't provide false information, and he simply outlined our experience, as I've done here as well. RVP went radio silent when my mom let them know that their final offer was absolutely ridiculous. RVP then sent an extremely PETTY email letting us know that "they would have been willing to negotiate but now that we've left negative reviews, it's clear that our relationship with them is tarnished" - again, I have this in writing if anyone would like to see and processed the refund of a measly $828. Everyone knows you can go back and CHANGE or EDIT your reviews should the company rectify the situation.

    We have rented and also owned a vacation rental house on SGI. We rented lots of vacation homes via RVP and they managed the rental home we owned. They are AWESOME for both. Their team - whether it's maintenance, house cleaning, management, etc. are extremely efficient, nice, & caring. They kept us aprised of anything that needed repair when we had the vacation home (and immediately resolved it for us) and when we rented houses they did the same. Example: had a lightening strike near a house we were in that killed the main tv - they brought another one within 24 hours. I highly recommend Resort Vacation Properties.

    We rented a house that this company manages. It was really bad, I contacted them and sent them pictures. Their response to me was they contacted the owner and the owner will call me. I wrote an honest review and submitted it. It was never published. It is obvious they only post "good" reviews. I asked them why it was not posted and they said it was in the review stage prior to posting. They are protecting their property owners by not posting poor reviews. This beach house was expensive and the pictures on the listing looks perfect. Sea Song, very disappointed in this property management company. Black mold, bulbs burnt out or missing, cheap patch jobs, no weather striping on the entry doors, sand spurs all over the yard and path to the beach etc. I would not recommend this company. I will use a different rental business on my next trip. Thank you

    I was concerned using the company because not all rentals had reviews even though they were not listed as new listings. I rented a condo at the last minute however, so I couldn’t be too picky. By the photos and description , I was expecting a 4 star property. It was 3 star at best. I wrote a fair, polite review that was never published. I waited a couple months and contacted Resort Vacation Properties and was told that reviews had to be “reviewed” by the marketing department. Checked again a couple months later and it wasn’t published. During that time, I actually wrote a review again (in case it was ‘lost’).

    We had MANY questions, prior to arrival and afterwards. The staff attended to us as if we were their first and only clients The house will get a separate and less glowing review, but when we encountered an issue, the maintenance crew responded within MINUTES! Issues were addressed and we never felt as if our trip were interrupted! Go through this company any time I come to St. George Island! Very good service and patient with our health related and other questions

    It is truly disappointing to be writing this review after 15 years of my family renting with them, but the quality of their service has only decreased with the quality of their properties under management - though only one of those can they address directly. We try to be a pretty low maintenance family, but after waking up early to temperatures in the upper 70s in the house on Wednesday morning of a Saturday-to-Saturday rental, we put in a call first thing upon their opening. To their credit, they had an AC man out that afternoon, but his communication to us was it was a light patch job on a bigger issue for work he wasn’t authorized to do. It held until for a day, but by noon Thursday, it was obvious the issue was unresolved, and another call was put in, to a snarky Nancy who didn’t seem to think having an infant sleep in an 80° house was an issue. After 10 hours with no callbacks, we made a third return call and had a manager send someone out after 8pm. Again, a limited patch that didn’t hold until even morning - as “the unit clearly needs to be replaced,” according to the tech (funny - they have no issue renting at above market rates for a very poorly furnished and maintained unit). Friday turned into a series of calls with promised callbacks occurring once on four promised and a tech NEVER being sent out to even attempt to patch, no communication, a vague hint of compensation for the inconvenience, and progressively less helpful behavior. Our family wound up having to cut vacation a full day short for the infant, rent hotels, and have a sleepless night due to the high temperatures (79° in the picture was taken in the cool of the night) for those that couldn’t travel until the next day. The insulting offer of compensation finally made 3 days later was for less than 8% of the total cost - despite a full day ruined, three nights of uncomfortable sleep, and over 10 hours of what was supposed to be leisure family time pumped into communicating with unhelpful, unprofessional reps of RVP. There are finally other management agencies to work with on SGI - run to one of them. Their relatively high ratings are a product of bygone service and some nice properties that have little to do with their product.

    We just completed our second stay on the island in a beachfront home, two years in a row, two different homes. The covid cleaning in advance was incredible. The home was spotless and included newly laundered comforters, triple sheeted beds and final disinfectant spray after the cleaning team was finished. Both homes were in great shape. For those complaining about the condition of the homes they rented, all I can say is that you should be prepared to ask all of your questions in advance before renting. I let them know what I was looking for. If I inquired about a home they thought I wouldn't be happy with, they told me up front. The ladies in the office are the nicest and most professional I've ever dealt with. I wouldn't rent from any other company.

    Khakis cottage was a huge disappointment. It was overpriced and has plumbing problems that we had to deal with all week. The windows fell out of their sashes simply from the wind in a storm, the showers had rust, the water supply in half of the house has minimal water pressure due to corroding pipes, and the drains made gurgling noises all week. It has been poorly renovated with many construction shortcuts taken. We feel like we significantly overpaid for a property that should not even be on the rental market in my opinion.

    This is our 14th year on St George Island. We have stayed with Resort Vacation Properties 10 of those years. Over the last few years, the quality of vacation homes being offered has went down. The last three years the homes we stayed in were in poor condition and and needed repair for a lack of basic maintenance. The photos online are VERY old and do not match the current conditions of the homes. This year (2020) the rental was being cleaned at 7 pm but despite that was nasty with dirty bathrooms, floors, and kitchens. Customer service is nonexistent. Basically: your here, we have your money, and we are not giving it back so deal with it or leave. I highly do NOT recommend this company.
