This company doesn't deserve 1 star! They are absolutely awful! They should not be able to do business. Good luck trying to speak to a live human being. Everything must be done through email and there is no urgency for any matter. I have been trying to get a lien release recorded correctly with the county of which I reside and they are too stupid to understand what needs to be done. They refer to different departments no of which are any more competent then the next. Run and if you already have a mortgage with this company get out! If you have paid off your mortgage with PHH make sure they have properly filed the lien release properly with your county.

My mother has a reverse mortgage that was purchased by PHH. They are the absolute worse. She fell behind on her taxes. So they were paid by her previous mortgage company. When her mortgage was acquired by PHH, they agreed to give her a repayment agreement. She has never missed a payment since the agreement took effect, 8 months ago and pays her monthly payment 17 days before it’s due every month. Every ninety days, they place her house on the active foreclosure sale list. It is like pulling teeth to get it off because PHH never notified the attorney for the bank that she was in a repayment agreement. The attorney said every 90 days, we will face the same issue because PHH will not cancel the sale, they keep postponing it. The attorney also said that eventually the judge will not grant anymore postponements and my mom will lose her home although she has not missed a payment since signing a five year agreement. It makes no sense.

I am willingly paying a 1% interest increase and am currently refinancing to get away from this company that my loan was sold to. They have had 3 notices about a partial release from a lawyer's office (final was sent in November) and I can't even get anyone to give me a timeline, or any information if they will complete it. I was told that the partial release was a "backend" department and I was not allowed to speak with them. I have spent hours (at least 4) at this point and they finally said they mailed me something to sign (didn't tell me what) and said from there it would take 60 more days. When I was on the phone the lady told it should all be done within 30 days and when I explained to her we were over 30 days, she said well, it can be 45, when I told her it was over that, she said, well 60 days, and when I said we are over that, I was told "it just takes time and I'm not sure you are aware of what all a partial release includes". This was after I was interrupted multiple times by Deepa (in the escalation department) and talked to like I was ignorant. When I found out they mailed me documents, they wouldn't tell me what they were or what they said and I asked for them to be sent electronically and I couldn't even open the documents and when I asked him to resend, he did and I still couldn't view them. I've asked to speak with someone higher each time and I just keep getting "we understand" and "this just takes time". It's a joke. If your loan is sold to them, PLEASE run away quickly. It's awful. On top of all of this, mailed documents told me my mortgage payment was going up $31.50 due to escrow and online, it said it was going up $74. No one will tell me why the discrepancy and I cannot take my information off for autopay; it is locked in without me signing to keep my card on file.

DO NOT USE THEM AT ANY COST!!! well I am going with the pack on this. PMI is suppose to be removed when hit 80/20 loan to value is reached. Now with house market going through roof I am well above that. Requested they reappraise the property and payed the $150 fee for that. They cashed my check but wont do the Appraisal. Calming have not documented enough improvements to home to justify it. Even at Zillow's low range number I at 26% equity. I would refinance but interest rates have gone up so much that would be paying more monthly if I did. :(

Worst Mortgae company ever they are collecting more escrow amount than require even after my property value was reduced by county after appeal. It has been more than week I asked them for recalculate escrow still no update.

This company is despicable, the CEO belongs in jail, the staff follows the leader's directives which includes lying, deceiving and manipulating. They used to be RMS mortgage, between the two companies they hold world record for bad reviews.

Worst servicer in the whole universe!!! Can I give it -10 stars? Asking for an Escrow analysis since Sep 2021, and now it is Mid-Jan, the analysis is still not finished! Have called 30+ times and talked/emailed to the escalation managers as well. No one can make it done. Our escrow account already accumulated a large amount that can cover 2 years taxes, and they still require us to contribute $3k+ every month to the account. What is the point?? I provided them all the tax documents that show the actual annual taxes. They still didn't give any response on my escrow analysis request.

If I could hit no stars I would. This is the absolute worst mortgage company I have ever dealt with along with their customer service. They withdrew money from my account twice when they weren’t suppose to which caused me to go negative. They refused to make it right and when they say they will call you back, don’t hold your breath. If I don’t call to try and fix it they don’t call me. I keep hearing the same stuff from them with zero results. I ask to speak to a supervisor which they refuse to allow me to do so. I have been dealing with the same issue for well over a month and they continue to mess it up and not fix the problem. I could go on and on about how awful this company is. To keep your anger and blood pressure down, STAY AWAY from this company. They’re ridiculous!!!

HORRIBLE!!! My mother had her mortgage transferred to this company after my dad died. THEY ARE THE WORSE!!!! She has tried to get modifications, etc. and they always claim they didn't receive the necessary documents and have her send them repeatedly. She is on a fixed income and doing the best she can to keep up the mortgage payments. They have denied her any type of assistances. The company is horrible and they need to be shut down!!! All the customer service agents are in some foreign country who could care less about helping people.

I was unfortunate to have my FHA taken over by this company about a year into my repayments. I own a mixed-use property which was difficult to get a loan for in the first place, but had found a different company that would do it. They sold it off as soon as they had the opportunity. Fast forward, PHH has been begging me to streamline refinance every month via mail and sometimes phone calls for years. I finally hopped on it due to the low rates. Get this, they told me they don't provide FHA loans for commercial/mixed use property. Obviously you do!!! You have been servicing mine for 2 years!!! If you see this company: run. They are obviously completely incompetent. They tell you to to your due diligence when home buying... I never agreed to give my money to these clowns in the first place. This team obviously never reviewed my lot number and commercial title before taking on the loan from my previous provider. Which makes me very concerned. Now I am going to have to refinance my loan with someone else just to get away from them.

This company is the absolute worst to work with. Our original lending company sold us out and we got stuck with them. We’ve had to pay the notary seven different times trying to get the modification approved for our mortgage because the company continues to reject it for asinine reasons. For example, my signature is different every time I sign it, and they rejected one of the mods because of this. So the next time, I carefully signed exactly the same way, and they rejected it again because it differed from my original signature. You absolutely cannot get anywhere with this company, and they do not care to assist you either. We’re to the point we’re listing our house to sell because we’re beyond done dealing with this ignorance. Also, they call you every other day for the same thing as the person the day before because no one communicates with anyone else. It’s so frustrating.

If I could give a zero I would. My husband died unexpected. This company asked for the documentation. They have had it for two months and still won't talk to me. And on top of it they are refusing to accept the mortgage payments! Run from this company as fast as you can!

I have my current mortgage through this company. I went to refinance in June and everything was fine and I was told it would happen in July and I submitted the needed docs. Then they tell me they need more docs, so I submitted more. Then they needed even more - so I sent those. Then, they give me a clear to close and sent disclosure docs to sign. Then, they tell me 2 days before the closing that it's not happening. I am buying in a couple years and I will make sure to stay clear of this company!

unfortunately my mortgage was transferred to PHH so I don't have a choice. why make it difficult for people to pay online? I just want to pay with a debit card online but that is not an option.. oh, you can pay with debit over the phone but they charge a fee.

Okay I have read some of the abysmal reviews and it saddens me because of my recent experience with PHH Mortgage. First during this pandemic it was horrible as I was trying to stave off losing my property, but my mortgage consultant, Mr Wazit Islam was a very nice and thorough professional throughout the whole process, the company worked with me a workable solution to keep my home and I am forever grateful to them! Hopefully things stay the way they are for me and gets better for all! Truly you have to really be your own advocate and be realistic about what you can expect, these people worked with me together and created a solution! God Bless you and anyone and everyone!

Soooo... I’ve had two mortgages that were bought by PHH and they are HORRIBLE. Most recently I asked for a payoff for my mortgage in order to sell my home. I have spoke with 4 different people who informed me on how long it would take to process a payoff amount. I called a week in advance to ensure I had it in time. The First Lady told me 3-4 business days which was fine.... she never submitted the request. After 4 days I called back a second time and asked to have it faxed, which would take 2-3 business days.... it never came through. I called back a third time and it was “expedited” was they said it was faxed earlier that day... I called the attorney and they did not receive it. The fourth person said it would take 3-4 days and I would have to wait. So I’m here today on the phone with them waiting to close on my house and they still can’t figure it out.... I think it would be beneficial to make this process available on their website which is was other lenders do. So interaction with there phone customer service people who I can barely hear over the roosters crowing in the background... yes, I said roosters crowing in the background.

They charge $7.50 to make a payment on their website or $17.50 to make one over the phone. “But your first 60 days are free” IT SHOULD ALWAYS BE FREE! What a joke. I will be moving my mortgage to another company as soon as possible.

Their business model is designed to maintain control while making sure the customer stays clueless, uninformed and captive to their demands and totally ridiculous practices. Not a good mortgage company. My loan was transferred to them. They keep on billing after the loan was paid off and said it would take 15 business days for a refund. Still haven’t received it

If I could leave zero or negative stars I would. This company has the worst customer service ever. The only people I can speak to are through their call center in India. The reps are rude and when they get tired of talking to you, they either hang up or put you on hold forever. I even had someone that supposedly was an escalation manager named Ross treat me horribly. I have made my payment the exact same way every month for 6 years and now when I am trying to refinance with another company, they haven't been able to locate my payment for 3 weeks preventing me from getting an accurate payoff and adding more interest to my account. Is this how they try to keep their customers???? Beware. If this is your mortgage company, get away as soon as possible. If they are not your mortgage company, go with anyone besides them. You will be glad you did.

Same as most here, they flat out lied to me when on a support call. Manager told me they'd open a ticket and get back to me in a few days. A couple months later and they have no record of a ticket open or any notes on my file.

It's really too much to relate at this point. But one of the biggest negative factors is their website. Online payment to be specific. For a couple of years now I've called and documented when I was unable to pay my mortgage online because there was no payment window to do so. Or as it happened the other night. The message just said online payment was "unavailable". My question to them was why does this always seem to happen and coincide with being able to post a payment after the due date, thereby technically making it late? Several times I've tried to pay between the 1st and the 5th, the website wouldn't allow it, then all of a sudden between the 6th and the 10th, the payment window appears. I call to say post my payment to my account on the date I initially tried to do it...not when it's convenient to post. They always apologize for the website's technical issues.

This is the worst not just mortgage company but company in general that I have ever had to deal with. All of their "so called" Customer Service Representatives are based in India and have very little command of the English language. They will promise you anything but never follow through. My mother passed away and I am the executor of her home. Unfortunately, the mortgage is with PHH Mortgage. The home was hit by Hurricane Michael and had a great deal of damage. I had to mail the insurance check to PHH to hold in escrow to pay for repairs. Even though I have emailed, faxed, and used FedEx to overnight the required and requested paper work in, they will seldom recognize me as an authorized person to speak with them which has caused a delay in receiving funds for repairs. ***** If possible, avoid this company at all costs!!!******

It’s unfortunate I can’t give them 0 or Negative stars. Quite honestly THE WORST MORTGAGE company I have had to deal with. First off, all of my calls, whether daytime or evenings are routed to India, where I have to deal with a spotty connection or poor English. They say they will call back within 1 business day and I’m still waiting a week to 2 weeks later. Secondly, I instructed them to address certain activities on my account and they continue to misapply the funds. I had to escalate to an “Escalation Relationship Manager” to address my issues. I didn’t have a choice in mortgage companies because my previous company Ocwen joined with PHH Mortgage. However, if you are actively shopping for a rate be careful of this company as you will be unhappy with service response. It’s why they are rated only 1.3 stars.

Do not use PHH for a refinance. I've wasted 6 months working with them only to have them drop the ball at the finish line. They won't return phone calls or emails. Zero interest in the customer. Save yourself the headache, find a different company to work with.

**DO NOT USE THIS COMPANY** My mortgage was sold to this company and I had no choice in the matter. PHH has not sent me a single piece of notification informing me of this transfer and have not introduced themselves. They charge you $7.50 to make a one time online payment. I have NEVER had to pay to make an electronic payment. When you send them an online message their response time says 5-7 business days. I have never had to wait more than 48 business hours for a response. Their call center service is unsatisfactory and it takes a half hour to get a hold of someone.

Absolutely horrible responsiveness. My mortgage was sold to PHH on Nov 15 2018. I asked them in writing and via phone to notify my city that they hold my escrow and will be paying my property taxes. Now taxes are due on Feb 1, 2019, they told me they are scheduled to pay my taxes but it is the wrong amount. My case was escalated a couple days and 3 of 4 reps and supervisors promised to call back but none did. The case is still open and my taxes are due tomorrow. I also contacted PHH via their portal' email but I received no response from either of my messages. This is unprofessional and I forewarned the company that no late fees, penalties, or accrued interest on outstanding taxes will come from my escrow since PHH did not contact the city as they have not shown me any proof. I am also concerned about intangible damages from possible negative public records such as lower credit score due to penalties or insufficient payment to the city. There is a reason why PHH has not asked me to complete a survey. I am appalled by this company especially because I had no choice in choosing who my mortgage is sold to. I would have given less than one star if that was possible. I must find a way to get my mortgage away from PHH!

At first we were told it would be 2 weeks then after asking to speak to a supervisor it could potentially be the next day...wth? Do not voluntarily get a loan with this company.

Our mortgage was sold to PHH Mortgage over 1 year ago. I had given approval for automatic draft to the prior lender so apparently it transferred to PHH Mortgage. A couple months in I was told that I didn't have sufficient escrow allocated so set up a higher automatic payment per month with them. For several months my savings account was drafted twice -once for the prior and once for the new amount. I called several times to sort this out and each time they gave me a different explanation. Finally I put a 'stop payment' for one of the payments through my bank. Now they are charging me $50 service fee for this, even though they acknowledge that my account is in good standing. They say there is no record of me calling to cancel one of the two payments!?!? Months of frustration with this company. I refinanced for the same rate just to get away from this company. I cannot prove it because I'm not an expert but this company seems to have fraudulent practices. I will never deal with them again.

*BEWARE* DO NOT CONTACT THIS COMPANY - As a finance and real estate investor, I strongly caution people to fully understand the potential consequences of a reverse mortgage. Contrary to what you hear on tv, I personally, believe there are very few situations where a reverse mortgage is the optimal long-term solution. Our Experience with PHH - my grandmother took out a reverse mortgage through PHH roughly 5 years ago. They sold her on the idea of having easy access to equity in her paid off home (these companies target marketing towards older generations). My grandmother, a retired business owner and realtor, was never clearly informed of the fees and penalties. Once she found out the payoff amount of her mortgage was DOUBLE the amount she expected, she learned that many fees she thought were one-time fees were actually compounded monthly. After 5 years, almost all of the equity in her house was gone and her buyout price was rising by thousands of dollars monthly. As I quickly worked to purchase the property and pay off her reverse mortgage (so she could remain in the home she built), PHH put up road blocks every step of the way. They would even send letters stating, "We are pleased to inform you your new buyout price is...." as they were pleased to know they were taking more of our equity. Once I had financing secured for the purchase of the property, PHH refused to send my lawyers the payoff documents. They even delayed our closing. My lawyer informed me that in her 20 year career, she had never worked with a more difficult company. Very long story short, please learn from our mistakes and never contact these people. In fact, do everything you can to find other options outside of a reverse mortgage. PHH made it very clear, that they wanted the full value of our home, and they did everything they legally could to get it. I pray for the day companies like PHH are shut down and justice is served to their executives for the countless lives I am sure they have damaged.

I’m sorry this is savage - I’ve asked for a payoff twice. They won’t email it to you. They will either fax it (which let’s be honest, what millennials actually buy/use a fax machines) or mail it. They won’t just email it. 24 hrs later they finally send a fax for what I thought would be the payoff, it was a “pay off procedure” no payoff on it which just waisted more of my time. Their call center is overseas in India. No wonder PHH buys mortgages... no one would actually seek them out and use them.

ATTENTION! This company doesn't care about reviews, submit your complaints to the consumer protection financial bureau. Easy to google and find. They can help get resolution. They let my insurance property lapse, because they didn't pay it. Then sent me threatening letters/calls saying I had to provide new insurance. They handle the escrow. This is silly. File your complaints with the CFPB, they can do something about it, where as this venue does nothing.

Extremely extremely unhappy with this mortgage services. We refinanced in 2019 and our mortgage was sold to PHH in 2021. First of all, to make payment directly in their website you have to pay a $7.50 fee. Not a huge fee, but in a world where online payments are so common and other companies don’t require fees this is ridiculous. In addition to this I just received mail today claiming that I never sent my January Payment. I call, wait on hold for over an hour. Finally get someone who tells me first that I didn’t send a payment. When I again tell them yes I did it cleared From my account in December she puts me on hold. Comes back and tells me oh they did get it but it was short so they held it in a suspense account. No notification of short payment. I had received no notification that my monthly payment changed yet they’re claiming it did. After reading the terrible reviews and tons of lawsuits against this company I am so upset and angry that my mortgage was sold to them. It seems like these tactics are well known with this company.

Incompetence doesn't begin to describe this company. They received my appraisal check, which was WRAPPED in my appraisal application, but claim they never received my appraisal application. Additionally, they only allow official correspondence through mail.....so any issue you have with them will take a month at best, and trust me, it won't just be one back-and-forth.

Poor details and communication, in regards to pmi removal. Be aware, you MUST make 'major improvements' to be eligible for PMI cancelation, regardless of ltv. Also, be sure to email receipts to the bank before the appraisal. Poor communication and user interfaces in general. The website is not very intuitive. However, your marketing team is spot on! Definitely not lacking communication from them.

This company is an absolute disgrace how can America let this happen. Didn’t we learn our lesson in the early 2000s when the bubble burst. They do not care, the hold times on the phone are very long, and you never get anything resolved! They don't care if you like them or not, they make their money either way, unlike most small businesses who are concerned about their customers. Maybe they are understaffed, I don't know, but it's frustrating.

My fiancee unfortunately had her mortgage sold out from under her from a very respectable company, whom we now consider abhorrent . Her credit rating on all polls are at the highest levels. She has worked extremely hard and is trying to pay off this house . She has her own business and also works 2 other jobs to get this done as soon as possible. For the 7 -8 months she has had this company , the number of phone calls (over 100) the number of emails(over 50) to get paperwork and payments right is abysmal. The customer service double-talks, the managers(so called) have absolutely no clue what they are doing. I have been in a business over 43 years and by god we can not get away from this company quick enough. Do not by any means get involved with this company, you will regret it .This score should be an absolute zero , not a 1

I would give zero stars if possible. This company purchased my loan. Once they purchased my loan, they started flooding my mailbox with paper for various issues. They opened an escrow account when no escrow account existed. they then paid my insurance without having an escrow account opened. When I tried to resolve the issue, they asked me to go onto their website and make a payment and select that the payment was for escrow. We did that and received an email confirmation. Since then, they have taken the payment and applied it to principle. Trying to get this resolved has been a nightmare. If you need a loan, DO NOT use PHH. If PHH purchases your loan, refinance.

Horrible customer service. My loan was transferred to them from Highlands Mortgage. All calls are transferred overseas. The automated caller answers letting you know they are a "debt collector," not a mortgage company. Ominous to say the least. Took me over an hour to get any useful information. I then had to wait several days as the loan transfer was still in process they said. Was told fees would be charged to make an automated payment.

They are a terrible company. They will do everything possible in an attempt to take your home from you all while acting like they are trying to help you. You will never get calls or emails back and when you finally do they will put you off onto another person who will be "scheduled" to call you back weeks or months later. Then you will randomly receive a letter in the mail that you didnt do what was asked so they are taking your home even though you made every attempt to do so. Beware this company!

Too bad you can't rate this place in the negative. If the servicing of your mortgage has been taken over by this place, do yourself a favor and run. Refinance and get away from them, ASAP! In March 2020, this place bought the servicing of my mortgage. I immediately went to Google and saw their horrible ratings. I decided, then and there, to refinance with another bank. Thank God, I only had to make two payments to them until the new loan went through. In the past, I've refinanced other homes and never got screwed out of my escrow money with other banks. When the new lender contacted PHH Mortgage for the payoff amount, they gave a payoff amount that was good through a certain day of the month. Only problem, they didn't include the interest and they took it from my escrow account. What if I wouldn't have had an escrow account? The interest should've been included in the payoff amount. Just a horrible and dirty way to do business. This amount of money might have really hurt some people that were relying on getting it back, especially during a Pandemic. I tried calling them twice, only to talk to people with a foreign accent who will not let you talk to anyone else. They'll tell you anything to get you off the phone. I was told that their Escrow department wasn't taking phone calls, really? Who does business like this? A week later, I receive a "sorry about your luck" letter from them. Stay clear of this place.

It's so unfortunate that my loan servicer is PHH. I recently refinanced and PHH was assigned to the mortgage. After receiving the account number I registered an account online and they will not let me schedule payments through the online portal. The IVR system is the worst thing I've ever experienced and the offshore servicing in the Philippines is just not the way to support clientele here in the states. I've called multiple times and even though a payment is due within 30 days... they can't schedule it until the day of. Some people are like me and their mortgage gets sold to a company not of your choosing... Pray you don't get PHH. IVR is terrible, Online portal is ultra limited, Although the Pilipino reps are friendly and apologetic, they also seem handcuffed in their role.

Consumers beware!. They have someone who is very personable (Lucas) who I give credit for being smart and a great sales person. His job is to get you to commit to their amazing low rates compared to market values. He’ll create a profile for you so that you can consent to everything they want and after they run your credit. His job is done. He’ll give you acces to an portal for you to submit all your documents and you’ll never hear from him again. Then, here comes Thania, another loan officer who will review the documents. They ask you for a million documents but will never respond to your emails or questions. Then, you get computer generated emails about how good you are doing and guiding you through the process and how everything is moving along. Then you get your conditionally approved computer generated email until everything is still under review. They only reach out to you when they want more and more documents and then you’ll get your denial letter again system generated email and letter telling you why you are being denied. Then here comes Kashey to defend her team for their lack of communication skills and throws a bunch of laws and regulations for the way they conduct business. This is the most unprofessional group of people I have ever dealt with in my life. I am glad I was denied. If you are looking forward to a 30 year mortgage, go with a real bank!

PHH is the worst company. I've worked in MTG for over 10 years and leadership in those organizations would be furious treating customers this way. 1st of all the letters keep coming, I haven't paid my mortgage, a payment has been returned etc. I call the customer service # and get cut off when I ask for a supervisor. If I could refi I would but I'm afraid the loan will be bought by PHH. Reading all these comments I'm stunned nothing has been done by the leadership to improve their business operations.

Total scammer, will rip you off. My mortgage was sold to them 6 months ago. Fees have magically appeared on my statement. Cant even make a mortgage payment without paying a $7.50 ach fee. Customer service must be off shore cause the reps barely speak English and the connection goes in and out. Tried to make a payment online and couldn't, called them and I was magically able to make an online payment. Nice try trying to get late fees. Avoid at all cost. Wish I could sue my original loan provider for selling my mortgage to these thieves.

We had the absolute misfortune of having our mortgage sold to this company. I don't even know how they are in business. They are so disorganized, they only conduct correspondence by fax, which they usually lose so you have to send at least twice. We submitted authorization for me to speak to them about the loan and every time I call I am told I'm not authorized. Setting up automatic drafts was terrible. They "lost" that document too. Its almost as if they want you to miss payments so that they can collect fees. WE'VE NEVER MISSED A PAYMENT. EVER. Fortunately, we were able to refinance away from them immediately. This company should be heavily scrutinized by regulators and authorities. There is something very scammy about them.

This place is by far the worst company ever!!!! So my parents bought this house together, PHH Mortgage, bought out the other company and dropped my dad from the paperwork. My mom recently passed away and I sent all documents to these people 3 TIMES! As on March I still HAVEN'T heard ANYTHING! I called today and they told me the DEED I sent in was OLD!!!!!!!!!! My poor dad is going through alot with PHH Mortgage, My ADVISE IS TO STAY FARRRRR AWAY

This is the absolute worst mortgage servicing company that I have ever had the displeasure of interacting with. If I could rate them with negative stars I would! Their costumer service agents are rude and do not have answers for even the simplest questions you could raise. Their website is constantly down so you are forced to call and talk to a representative. Even the upper level managers have no power or just flat out lie. The payment processing is a joke, the website does not work and checks that you send to their mailing address shown on the statement get "lost" and returned months later. Meanwhile you are racking up late fees due to their errors. I have had multiple agents promise to remove late fees (yes several) that they acknowledge were incurred due to error on their part, yet after the conversation ends you get a letter in the mail stating the fee was assessed correctly and will not be removed. The latest stunt they pulled was having an independent broker come out to do an appraisal and not stating that 1. There was a fee for this and 2. That that fee would be passed on to you at 4x the actual cost (since when does a BPO cost almost $500?!?). When PHH was called Ocwen they were bad enough, but at least their website worked. If you have a mortgage with them RUN! and if you are considering signing a loan that will be managed by them, save yourself time and money and don't.

Unfortunately my mortgage was sold to this pathetic excuse for a company. My mortgage had a $14.50 service charge added, months of trying to get answers as to why. Worst customer service I’ve ever experienced. This company is awful. Don’t ever try to call, all you will do is waste your time. NOTHING ever gets resolved, transfer from person to person. If there was a way to give PHH negative stars. TERRIBLE COMPANY! If the choice is your to pic your mortgage company, DO NOT choose PHH!

This mortgage company is unorganized and slow. My loan was transferred to them from Highlands Mortgage as well. I made a last payment to Highlands Mortgage that PHH was supposed to be investigating and it has taken 2+ months.

When my wife and I bought our new home, we were financed through Guaranteed Rate. Approximately 1 year later we got a call from our Mortgage agent, who advised us we could refinance for a lower rate and save a considerable sum of money. Prior to that call, our mortgage was recently sold to PHH. They had our mortgage for 1 month and made it the worst possible experience. Their customer service personnel are wildly unprofessional and condescending. We were notified by our previous mortgage company of the change but received no paperwork from PHH. My wife had to call to get payment information in order to avoid a late payment. The woman she spoke to called her "Honey" and seemed unconcerned about the lack of communication from PHH. Additionally, we had to make several phone calls to ensure that our county taxes would be paid on time. No one was able to give us firm information on what date they would be paid. Their finance department is obviously incompetent, evident by the $2400 check I had to submit (Which, thankfully, Dan from Guaranteed Rate told us about, or PHH would have sent us to collections with no idea anything was wrong). They noted they collected almost $4000 from us that they had not, causing us to have to pay the title company additional money following our refinance. Alicia, a PHH payment specialist, is most likely the least helpful customer service agent on the planet. She expected the folks from Guaranteed Rate to fix the problem created by PHH. She only contacted us directly to take ownership and explain the problem after Guaranteed Rate included us in an email to her telling her that her handling of the situation was unacceptable. The gist of her call when she finally did contact us was to apologize and say "I'm glad you are back at Guaranteed Rate where you will get better customer service." In the end, we were notified on 9/20 that they wanted the money to resolve the issue by 9/23. Their inattention to detail cost us a lot of money out of pocket. Most people would be blindsided by having to come up with that amount on such short notice. In summary, there are plenty of places to use for your mortgage needs. PHH has earned the 1 star reviews. I had no choice being bought by PHH, but if you do, please take 5 mins to read the reviews from the BBB and use PHH with caution.

One word - Horrible!! I have no choice but to deal with this company as my mortgage was transferred to them. Called two weeks back to inform them that I made a property tax prepayment and requested my overpayment be refunded. They asked that I fax details of my payment to the tax department directly. I did the needful, call again today only to find out they are unsure where the fax went. I worry that they may not even recognize the tax payment that I made in advance and issue a refund accordingly. In a separate instance, I called last year to have my escrow removed from the account so that I can be responsible for the tax payment. They denied last year saying that I must be on their account for 12 months before considering. I waited for more that 12 months and made a second request. They took a long to respond and promptly denied my request again, saying that I don’t qualify, and my mortgage rules require that I be escrow. If this was the case, then what was promised to me beginning last year, is a lie. Karthik

This is the worse lending company and the worse costumer service. Stay away even if they are changing their official name. My closing was done 2 wks ago and I'm transferring my loan to another lender, however PHH still keeps my account and the pay off money are still not transact. There is only 1 800 number to call and there is costumer rep who you hardly understand, sometimes, and thwy are useless to help you to reach the right person who you want to discuss your issues or if the rep supposedly transfers your call , iyoy will be on hold forever....RUN AWAY from any services by PHH

No payment button, no refinancing because missed 2 payments , no modification because loan now in good standing regardless of maturity on 01/01/21, relationships manager Carry Ann Camarce does not respond, always switched to India , can not solve any problems with Indians. Terrible CS, Indians do not listen details, do whatever they want. There is no Excellent in Service. In fact , there is no service at all. One star is too much for PHH. Run from this mortgage, run !

If i could give this company 0 stars i would. They are the absolute worst mortgage company to deal with and essentially are just a debt collector and have no morales or care what so ever about their customers or consumers. They have screwed us in more ways than one and have made our first home owning experience terrible!! We originally got switched to Ocwen mortgage within our first 3 months of owning our house, Ocwen essentially screwed our escrow and ended up putting us into an escrow shortage, within our first year in our house. So Ocwen sent us to PHH which is their sister company and they are equally as terrible as Ocwen. Trying to get ahold of someone who knows what they are talking about in this company is IMPOSSIBLE. Every single employee gives you the run around or says they don’t know and have to transfer you. They are extremely difficult to deal with and will send you letters stating one thing and then when you talk to them on the phone they tell you a completely different thing. During this pandemic it has been equally terrifying to have them as a mortgage company bc they aren’t very willing to work with you as the consumer and also are not following HUD or FHA guidelines pertaining to this pandemic even though it’s government mandated. They like to make up their own rules when it comes to things and give you multiple answers and make you guess if you’ll get to keep your house or not. TERRIBLE TERRIBLE company. Would not recommend them to ANYONE. If they buy out your loan, RUN and refinance to get away from them as fast as you can before they screw up your loan.
