    Martha was such a pleasure to work with. I had to switch lenders at the very last minute and only had days to close on the new investment property.     Buyer Client of mine was working with a Roberto Anaya from Park Place. Appraisal came back short on the day of closing, but after consulting with Mr. Anaya and the buyer, I renegotiated the sales price for the deal to move forward. An hour later the buyer calls me shocked that they did not have enough funds to cover cash to close, reserves required, and insurance. While it's never a lenders fault a buyer can't perform, I can't help wondering why proper expectations on total amount required to complete purchase weren't established early on. 12 days passed and we reached closing day before the client truly understood what the financing requirements would look like. I'm not sure how long the buyer had been working with Mr. Anaya, as he had the prequal letter before I met him. Ultimately, this first time investor lost about $2500, and as a professional in the industry I know this could've been avoided had there been better communication with the client from Park Place's lender.

    AVOID LIKE THE PLAGUE!!! USE ANYBODY ELSE! LITERALLY ANYBODY ELSE! To whoever is reading this, I am a licensed real estate agent, an investor, and an attorney. I am very experienced in this area and I have NEVER, EVER, experienced anything like this. I had a closing at a property in Houston. Park Place Financial and Roberto Anaya had this file for roughly 40 days, so they had plenty of time to vet the property. I was initially told I should be getting 15% down with 100% of my rehab covered. The appraisal came back and I was told 16% down with me now funding the repairs, which was fine with me. I was then told, a day AFTER my original closing date, after the lender had assured me and the seller's agent that we were good to go, that I needed to put 20% down, claiming the appraisal was the issue. When I pressed them because no new appraisal had been done since yesterday, they claimed that looking at the loan as a whole they just wanted the 20% down rather than 15-16%. This was an extra $20K to me. I told them at that point I would've just used a traditional lender and avoided the origination costs to refinance again. They said to call some other lenders but reiterated they would still close if needed on Friday with the 20% down. I then received a term sheet, that I signed, with the 20% down. I checked in on Tuesday with Roberto who assured me they would be able to close with the 20% down on Friday. I told them to do that. Now, I am supposed to close tomorrow. Roughly 30 minutes ago, I got an email saying they are unable to lend on the property because of the appraisal (which they have had for weeks and hasn't changed since I have repeatedly, unequivocally been told we were good with that, which also appraised on as-is and ARV. Because they claim I don't have the cash to close when I have the cash to close and the reserve requirement stated on their signed term sheet in my checking and trading accounts, and because they simply don't believe the home is worth the amount paid. Again, they have had this file for 40 days. FORTY. I get passing on a loan as a lender. I very much do. But to sit there and repeatedly, unequivocally, tell me and the seller's agent that we were good to go, to send me term sheets stating you plan to honor those terms, and then to back out less than 24 hours before closing while refusing to honor those terms, is something I have NEVER seen before. I am very likely going to have to consider a lawsuit. This is an absolute nightmare.
