The good: We were able to close and lock in a great 2021 rate. On closing day, the title company came to my house to get all the paperwork signed, which was very convenient. The rest: Very unprofessional, I recommend not using them to close. I sent close to 70 documents to prove I was a good borrower. Twice as long/hard as the loan I closed with a different company in 2019 (even though I was making more money and my house had appreciated 20%). Left a VM to the loan officer complaining about the slow pace and the party line: "we just need one more document and then we'll be ready to close" (which we heard 3 different times) and didn't hear back for an entire week. When loan officer called, my VM concerns were not mentioned. I feel like the business practices were deceitful. A new month would roll over and then updated documentS were needed since the old ones were not current, when it was Nutter dragging the process out. Finally, when they asked for "one more piece of paper" I refused. Several days later they figured out how to close us without that document. Over 70 days start to finish. The comments from others about mail "regarding your mortgage with JB Nutter" and the mail not coming from Nutter have been true for us, too. Seems deceptive.

They are all about self. We need to help from them twice, and they turn on us down after 15 years we do have mortgage with them. People who works in Kansas City are without sense and it's impossible work with them.

Very Very Disappointed with the outcome of our refinance loan. We originally got our home loan through James B Nutter in 2015 and were pleasantly surprised with the outcome. With that spirit we wanted to take advantage of the lower rates and decided to start the process of refinancing. O boy!!! what a waste of time and money. I can't believe I'm say this but this was the worst experience I have ever had. Numerous errors by multiple employees and release of private information have us question the security of James B Nutter. Also lack of organization and communication are shocking. WOW! So here we are 3 month later and still with nothing. We will not be doing business with them in the future.

My neighbor said I should check with her mortgage company for my refinance, which was James B. Nutter & Co. I had never heard of them but decided to call. I was not looking forward to the whole, long process. I was connected with Rob Dickerson, and he made the application process really easy and fast. He was very professional and also very personable. The process from start to finish went fast and I was kept updated on a regular basis, which was extremely nice. I would highly recommend this company; it's evident that they have top notch employees.

From the very first phone call to this company I was treated like a family member. Compassionate, caring and going way above what I expected. It makes me wonder where these folks come from or what their hiring process is because every single person I kid you not was exceptional. James B. Nutter and Company was outstanding in getting my refinance done with my very unique situation and I LITERALLY felt as though they held my hand throughout the entire process. No words that I can put here in this review would describe the gratitude I feel in doing business with such a remarkable company who went out of their way to assist me.

I currently have my mortgage through James B. Nutter and am looking for anywhere else to refinance my loan. They will treat you very nice when they want to initially sign your business, but every other aspect of their customer service after you have signed on falls very short. I got a letter from my home owners insurance saying James B Nutter had not paid my premium yet and when I called to get it straightened out you would think I am the one that was putting them out. There have been 3 other instances where I needed to talk to someone at JB Nutter and every time it is the same old rudeness and bad attitude. It is to the point that I would rather accept a larger interest rate(since I refinanced at a very good time) than have to deal with anyone at that company.

Started out as a frustrating experience with an underwriter and spiraled downward into a full blown disaster. There was a problem with our title and Nutter refused to work with our title company except to pass blame back and forth. We received absolutely no communication from anyone at Nutter and had to reach out to them multiple times. This is a VA loan- they should NOT have the right to do business for the VA. If you're a veteran, stay away from Nutter!

Strongly recommend finding different lender. I have been a customer since about 2004. Six months after approval, they couldn’t get my refinance closed. The worst part was the problem was all me, at least in the loan officer’s simple mind. They asked for the same documents over and over. When I say the same documents, l don’t mean updated versions, the exact same paystub. I sent my HOA statement and they requested it again and again and again, saying it was “regulation”. Finally, I had to ask if the even looked at the attached document. Then it was my fault for not attaching it. Never mind I was forwarding the same email every time. The last email to them, I stated I would reach out to Management. After 6 months, I just stopped answering emails and calls. Some regulation for them, the 2% extra I was having to pay on my mortgage sure sounds like consumer harm under UDAAP. Well, if you never want to close your mortgage, this may be a good choice.

If I could give 0 stars I would. Don't ever get a mortgage with James B Nutter. They are impossible to work with, and have policies that make zero sense. They have terrible customer service. You get transferred around to too many departments and different people. They say they will have someone call you, and they never do. They don't explain things. Because of COVID, I had to go on forbearance in April 2020. No one effectively explained to me how the process worked and how the repayment would work until last week. Now that I'm finally able to start making payments again, they won't let me pay online. If I pay by phone, they charge me $7.50 to make a payment. How does that make any sense!?!?!?!?!?!?!!! I'm behind on my payments, I'm trying to make payments, there aren't supposed to be any fees for the forbearance because of the CARES Act, and you're charging me more to make my payment. Then they say, you can drop it by the office (sure because I have extra time to run all over KC to drop off my payment). When I was closing 5 years ago, they were terrible. The lady working on my loan would never call me back. She would only e-mail me. From beginning to end I had to work with five different people and explain my situation each time I advanced in the process of getting the loan. Again, too many people and departments. I almost decided to go somewhere else for the loan, but I wanted to close on my house. Now, I really wish I would have gone elsewhere.

This will be my third loan with James B. Nutter and I have never had a bad experience with them. Just recently I dealt with Matt Elder and he did me an excellent job. Guy is top notch and super easy to work with. With intrest rates dr1oping and the pandemic was just starting I know he was covered with work but was never to busy to answer questions or walk me through something. Thank you Matt!!!

AWFUL service - don't use if you can avoid. They drug things out for over 90 days and then denied us. Yes, I am bitter about being denied, but there was no new information, they just took forever to turnaround on our paperwork. Kept being assured it would go though, they are just being thorough. We paid on time to this company for 20 years and this is how they treated us.

I refinanced a home with James B Nutter back in 2012 and a good experience. It was easy, fast and only cost me $200 to refinance. I then decided to purchase another home with James B Nutter and it was a horrible experience. They lost documents, I received misinformation, they were rude to my realtor, we both felt like we were getting the run around on multiple occasions. Then, once I closed on my new home (note, this is my primary residence and I got a loan specifically for a primary residence), they would not change my address to my new home without an additional signed letter from me. All the documentation to purchase a primary residence wasn't enough? Also, while I was in the process of purchasing a new house, my mom was in the process of refinancing her house with James B Nutter. She went with James B Nutter based on my recommendation when I refinanced the first time. She ended up having a horrible experience as well. James B Nutter lost her documents, she were given misinformation, the interest rate lock was lost due to James B Nutter losing her loan paper work (which will cost her thousands over the life of the loan) and James B Nutter lost her money! My mom refinanced to pull money out and it took 4 months for her to get paid even though James B Nutter told her it would take 1 month. I don't think I'll ever do business with this company again. Out of 3 transactions my family and I have made with James B Nutter, only 1 was good. It makes me think the 1 good transaction was an accident. Last, you will not receive monthly statements and there is no way to look at your loan details online. The only way to find out information about your loan is to call. Update 6/27/2017: I originally rated the company as 1 star. Shortly after my review, they sent me a certified letter in the mail to my new home address (the one I was trying to get them to use in the first place!). They are willing to mail me something to my new primary home address but won't allow me to change it via phone and wouldn't change it based on the fact I purchased a primary residence with James B Nutter. Really? Smh! However, I'm raising my review to 3 stars for two reasons. First, they sent me the certified letter asking me to call in to discuss. While the address situation frustrated me, I appreciate the intention. They also invited me to participate in a trial version of their customer online access portal. In this trial version, I was able to update my address on my own and view my account information. Thanks for helping to repair the relationship, James B Nutter ;-)

I have had zero problems withthisservicer until this month. I have been trying to get them to process januarys payment since christmas eve. All i hear is covid usps and other crutches. I sent an online payment yesterday and it hasnt been touched where before it was completed within 24 hours. Dont know if these issues are with all servicers but if they dont get it done soon, februarys payment will be due. Through no fault of my own i was charged a fee online for paying that way. This is utter BS. If im gonna have to fight every month going forward i will sell and send a big FU to the whole industry. Get it together!

My Daughter was trying to buy a home and used JBN as a mortage company because I had used them in the past and had good luck. There was the perfect home my daughter wanted that needed some work and was close to her Office. I have a mecanical background a have alot of experience in flipping homes. The folks we were buying the home from had in there contract that they wanted the closing to take place within 30 days which seemed reasonable. After 2 1/ 2 weeks JBN called my daughter and told her that there appraisal company that they forced us to use had given the home a poor rating and they were not going to give us the loan. We requested the appraisal so we could see what the problem was. After reading the Appraisal we found many mistakes and incorrect assumptions that were the cause of the problem which we had proof and evidence to prove yhat that appraisal company had nade many mistakes. We had requested a new appraisal which went to deaf ears. After writting a letter with pictures and sending it to the loan officer to show the errors and mistakes they finally told my daughter that they would send another appraisal 2 more weeks later, which now are going on 4 weeks which is unacceptable. So we got another mortage company involved which had a much lower interest rate and is almost completed there closing with the same home without any appraisal pronlems at no cost to us. JBN charged us 525.00 for an appraisal that was very poorly done and could have caused us to lose the house. I will never use James B Nutter ever again. Most agents when you talk to them will tell you not to use James B Nutter because of the length of time it takes to close and it may not close at all. I don't know what hapoened to this company but there customer service is terrible.

We appreciate both of you and we're sorry that for reasons completely beyond our control it didn't work out While we can't comment on the specific details of your daughter's application, we'd like to respond generally to the main objection you raised in your review regarding the appraisal process and what happens if your appraisal comes in short or if there are extensive repairs required by the appraiser. It's a common cause for complaints because lenders are severely restricted as to what we can do to help remedy this situation. Many of today's appraisal requirements were created in the wake of the 2008 real estate bubble. Like many mortgage lenders, we now utilize the services of a third party appraisal management company to select the appraisers we use. Appraisal regulations dictate that we can't select the appraisers we use nor are we allowed to interfere or otherwise influence the appraiser in how they value a given property, and for good reason. However, we are able to point out material mistakes in an appraisal or provide alternative comparable properties which may or may not assist the appraiser in their evaluation of the property. You're obviously quite knowledgeable and you pointed out what you believed to be mistakes in the original appraisal and even provided alternative comps which were promptly relayed to the appraisal management company for their review. They responded by ordering another appraisal at their own expense. Typically, these types of appraisals are put on a rush although delays can happen. We regret that the appraisal process took longer than you wanted but please know that James B. Nutter & Company complied with all federal and state regulations governing appraisals in this case. Our high lending standards are why we've been in business since 1951. We hope you understand. We also appreciate your feedback very much.
