Seriously can't say enough good things abut Madden Real Estate. Brittany worked with us for nearly a year to help us find the perfect house and through it all she was amazing--responsive, honest, and super fun to work with. Because we were selling a house at the same time, it could have been incredibly stressful, but Brittany, Melissa, and Jessica made the process easy and enjoyable. Not that I ever plan on moving again, but if I do I hope I have these three on the case-excellent service and just really kind and professional people.

Ariel and Gary were absolutely amazing in assisting us with the search and purchase of our new home! Amazingly, we found our cabin and 40 acres during the peak of the housing market, finally closing in August 2021. We had been searching for well over a year, putting in several offers on homes only to lose in bidding wars, or be stalled by fishy realtors who we suspect were basically waiting for cash buyers (Plenty cash buyers around at the housing market peak!). We didn't exactly fit inside the box as far as the type of home we were seeking, so for us the market was very slim, and the area we were looking at was outside of our community. When we finally found the “One” it was 270 miles away. It was not an easy purchase. The seller did not want realtors involved at all due to their bad experiences in the past. This proved to create further headaches for us, in addition to the stress of buying a house, that only became more difficult as time and the process went on. However the sellers were motivated to sell and did not want to back out and start the process over again. They had no reason to pull out as they were benefiting from the free realtor advice, and we were buying “as is”. I would not go without a realtor after experiencing first-hand how difficult the process can be with a difficult seller who thinks they know everything. This is an honest, and straight-forward review of a difficult purchase. Ariel and Gary streamlined the process, minimized conflict from the difficult sellers, and were professional, friendly, and enjoyable to work with. I highly recommend them. They are motivated to make your home-buying experience a success and that is exactly what they did!

Madden had a piece of vacant land of mine for approximately 240 days, and then they put Ariel Gallemore on my account. We used Greg Merdes and his sales team to sell our home in North Pole this past summer. His team, especially Melissa Garwood (The Escrow Coordinator), were outstanding. Before choosing a real estate agent, we conducted research to see who would be the best choice based on the investment they make into selling the property (time and effort, not necessarily financially) and how they promote their listings. The Madden Real Estate Team stood out as the best the Fairbanks area has to offer. We spoke with Greg and then met with him at his office. He answered all of our questions, provided objective data regarding how many homes they sell, how long their listings typically stay on the market, and also provided info on comps in the area. Greg and his team made the process incredibly easy and took extra steps many other Realtors don't include with their general services, like having a professional come and give us staging tips, having professional photographs taken, and much more. When we saw our listing we were blown away. He and his teams hard work and knowledge of what it takes to sell a home paid off - our listing looked amazing. Our house went under contract 7 days after we put it on the market, above asking price. We accepted and Greg (and Melissa, who was also incredibly friendly, knowledgable and helpful) walked us through every step of the closing process. It couldn't have been a more pleasant experience. Madden real-estate acted professionally and promptly at every step of the house purchasing process. Ali Garrett was a pleasant personable agent who was always available to discuss any concern. The agency referred me to a broker that they didn’t ordinarily deal with but which gave me the best possible rate - this demonstrated commitment to the best interest of the customer. There were several major findings in the home inspection which were diplomatically negotiated to my overall advantage. I would refer my best friend to Madden because of Ali Garrett’s excellent service overall. She committed to ensuring value to her client and utmost satisfaction in the final closing.

This process was one of the most frustrating and costly that we have experienced. Here are the details in chronological order. First, I sold my home in NC and my realtor asked where I was moving as she could refer me to an agent in the KW community. When I told her we were going to Texas, and also needed to sell our home in AK, she said she would send over the bios of a few realtors. I received an email from a representative at Madden and called to follow up. He was about to board the plane to HI, but said someone from his team would reach out the following week. Brandon Phillips called me the next week, stopped over to discuss timelines and such, then sent over the contract to use him as our realtor. I will address this again later. Since homes were going quickly, we decided to wait a couple of months to list our home, maximizing the possibility of aligning closing with our PCS. Upon meeting with Brandon, he mentioned he sold a few homes in the neighborhood and also had been in the business for over a decade. We discussed fees and potential price point, which I assumed was based on his current knowledge of the market and neighborhood. This was my error because his "comfort" price, and mine were a bit different. We listed the price for less than my proposed price and immediately got an offer. Brandon suggested I take the offer, while I questioned the need to accept the first offer as the buyer was asking for closing costs and many covenants. I decided to counter the offer, which was not suggested by Brandon, and then received a second offer. I did not get the actual offer initially, instead received a call from Brandon, stating that the offer was not as good as the first. I told him to send it over (by law, this is a requirement and would not have been received when my counter expired, had I not asked). The next day, I called him to ask how he determined the first offer was better and he said he had not dug into the second offer when he called. Again, not a proactive approach for 5% of the selling price. Fast-forward a couple of weeks, and I received a call from the title company to confirm information. Additionally, I received a call from Brandon stating that the inspector conducted the walk-through and the initial feedback was minimal items that would need to be repaired/serviced. During the same call, Brandon mentioned that the NC office called about the referral fee, and he didn't sign it, so it was not valid, but also stated that if I got a call, he told them we were friends, so keep that story. He also said, "I can't give you this deal and then pay that fee, so you would have to pay it." That is correct, he said I would have to pay a referral fee that he was trying to get out of by having his coworker signing the document, then suggesting it was not valid. Now to the two weeks before closing, dead silent. I suddenly get a call from Brandon and he said that the appraisal was back and not only did it appraise for the price we asked, but in fact, $8K more. Therefore, that is a $16K error by a representative I trusted to provide accurate and current market data. Additionally, I had to call and confirm closing dates/times as the initial one passed. I showed up to sign at the title company and get a document stating I needed to wire funds. I asked why I didn't get this prior to showing up and one response was their system was down, while Brandon said it was his fault because he got them the day prior and didn't forward. So in a nutshell, I did the majority of the legwork and paid to sell my house, while the company collected the paycheck. Melissa Garwood came into the deal as the previous representative left, and she was responsive. Overall, this is the worst experience and I believe it is because of the location and knowing houses will sell. There are also not a ton of other options, meaning nothing will have to change. However, ensuring all experiences are captured will at least give others an idea of what to look for, questions to ask, and any additional information that will protect themselves.

I live in Montana and therefore I depend on a realtor to help me buy property in Alaska. Lucas has been above and beyond helpful. I would highly recommend him to anyone looking for a personable , dedicated and reliable realtor.
