I have never gone out of my way to right a review for a company but I really owe it to loan guys! I have had multiple successful experiences with loan guys and have felt nothing but professionalism and genuine desire to close quickly and efficiently. I dealt with very little time stalls that were well within reason since their team was very communicative about it all and reassured me about any questions or worries I dealt with throughout the whole process. Loan guys made their best efforts to provide an affordable and manageable service for me and I would without a doubt work with them again.

I would not recommend doing business with this company. Everybody is really friendly and speedy in the beginning, but thats where the nightmare begins. They advertise 14 days, and they need to add another digit. Maybe 114 days. The communication gets worse and worse, and everybody is clueless. Once you hear them say, "we are having an issue with Title", then you know you are in trouble. Much better and easier companies to refinance with. If you are depending on them to actually buy a home. Good luck, you will need it.

This is my second loan with LoanGuys. The first one took 2.5 months to final close but I needed to cash out of a flip house to purchase a really good deal offered to me. I started this loan on November 29, 2021. We have still not closed as of February 11, 2022. I have good credit, the house appraised for more than what I asked for and I have furnished them all the paperwork. And was giving a closing date. I didn’t want to use a regular bank because I cannot prove my income but they said that was ok because the house was paid for. If you need your money fast like all flippers do, I do not recommend them. I will need a loan again on a third project I am working on but I will not be using this company!!

it was hard to find a traditional bank lender to RE-FI my mix use property with, i contacted loan guys to see if they had any options , I was contacted back by Shervin Modir, he was great to work with. The appraisal did take longer than we both exspected but he stuck in there and kept me informed on everything and was able to close the deal as he said he could! I am now working with him again due to his great customer service. Thanks Loan Guys !

Possibly the worst mortgage experience I’ve ever had. Dragged out the loan for over 3 months and then in the end couldn’t complete the deal due to their own useless incompetence. Made me pay $800 for a special appraisal so they could include the value of the extension I was putting on the house. After 3 months of messing me around with lies they finally told me they couldn’t complete the loan until I completed the extension. When they realized I was no longer going to comply with their ridiculous demands, when they knew they couldn’t make any money off me then stopped responding entirely. Please avoid dealing with these deceptive liars at all costs.

Beware. They are liars. Nobody in the company tells the truth. Edan Eckstein has repeatedly lied to me about my loan process. After 3 months in, $2000 in appraisal fees later (I was attempting to refinance multiple properties), he comes back and tells me underwriting stated my credit scores weren't high enough. Mind you they pulled my credit back in December. Conveniently the only reason I received any info about the underwriting process was after I asked to speak with a manager. Oh and by the way, I had to attempt to figure that out by myself, because no one will ever give you any info on who's actually in charge. The only thing this company did was rush to add themselves to my insurance policy. RUN, RUN, RUN!!!!!!!

Loanguys? More like LoanANGELS! I’ve been investing in real estate for several years and attribute my success to access to cheap capital. But not every deal goes according to plan and sometimes as investors we need more than best rate. I recently had a deal where a contractor pulled the rug from under me and left me holding the bag with tens of thousands of dollars in cost overruns. Left panicking and in despair I searched Google frantically until I came across Loanguys.com and gave them a call. I was greeted by Daniel who reassured me that he would be able to refinance this disaster of a fix n’ flip and get the funds to me in less than 14 days. Lo and behold, 13 days later Daniel processed my application and funded the deal. The rate was great, the communication was responsive, and the closing was quick. But more importantly, he saved my deal and helped me retain a decent ROI.

I have closed several deals with LoanGuys at this time and I couldn't be more satisficed since I have doubled the amount of my portfolio since I started working with LoanGuys. Throughout my deals I have always worked with the same reps and they have made sure my deals go as smooth as possible. I basically have the A team that will go the extra mile to help me go through a deal whether is a new acquisition or a refi. Thank you for all your help and dedication LoanGuys!!!

I am glad I didn’t go through traditional banks for my loan. Nate was my case handler and was extremely professional and helpful, I can’t thank him enough. He replied and answered all my questions right away, even went extra mile to assist me while he was away from office. Extraordinary customer service! I will be using Loanguys again on my upcoming projects!

Great experience with Loan Guys! This was my first time using this company and I could not be more impressed by their level of professionalism. Benjamin and Aaron helped me through the whole process by keeping me updated along the way and answering any questions I had. Once I find more properties I will be bringing them to Loan Guys.

These people are the worst. I originally called to see if they could help me refinance my house. The guy I spoke with told me that my credit score was to low, and that if I could get a co-signer above 640 they could help me. I added my partner who is a 720 on her lowest score. Over the next 4 months, I was told they were having an issue with the title process and they had to switch companies. That was the reason they gave, for the process taking so long. But they contacted my insurance within 2 weeks and added themselves and also had an $800 appraisal done (which I never received a copy of). After 4 months they come back and tell me, they can't help me because my partner isn't on the title. That's definitely something they could have told me 4 months ago, before I paid for appraisals. I wouldn't recommend this company to anyone.

STAY AWAY FROM LOAN GUYS - STAY AWAY. Without questions the absolute worst lender to deal with. They deserve a minus 4 billion stars! Total liars dishonest with zero knowledge about loan. These guys promise interest rates on a loan, then when it comes time to sign loan docs the rate has been hiked up over a point! THIS IS THE WORST AND MOST ABUSIVE NON QM LENDER I HAVE EVER SEEN.

I will write a full review soon. But first I will post here to see if I can finally reach someone. As I see that others who left comments have been responded to. The communication is absolutely ridiculous. Closing has been delayed twice (More than 14 days/ Mar 28) and now I potentially may lose out on a property as the lender is not communicating any reason to why there is a delay. My Agent, The Sellers agent, The title company, the Seller, and even Myself have all reached out to the processor and every individual listed on the emails that have been sent out and still have yet to get a response from anyone by phone or email. But I continuously receive these generic emails asking for information that I already uploaded.

I highly recommend Loanguys for your refinance or fix and flip needs . I worked with Shervin Modir and he was very professional in all communications and extremely reliable to quickly respond all my questions and provided me timely updates about status of loan . I could not thank him enough as well as the rest of the team including Heather which was involved with loan processing . I would give them 10 stars if I could

I had lot of rE experiences. Loanguys and their officer Nate could give as difficult financing for a non-warrantable condo DSCR loan based in Hawaii. The closing only took 5-6 days from appraisal to the finish line. They work pretty fast. Appreciate it !

Don't walk. RUN away from this company! They have lost earnest money for TWO of my clients in a row, in the past month. Their competency level is so poor, that I'm left wondering if they are actually a lending company or if it's some kind of scam. The first client who I referred to them is still waiting on funding nearly 60 days after the supposed closing date. And they are still dragging their feet. I'm honestly not sure how they get any loans closed... are sellers really extending this long for buyers to wait on this incompetent lender? Their excuses always involve "high loan volume" as if that's some sort of consolation. Loan mill at very best. My two experiences with them involved two different loan officers so this is not an isolated event. Run away from this JOKE of a lender. Unless you have 90+ days to close this is not the lender for you. The two loan officers we had were Mickael Herszkowicz (the worst) who was extremely rude through the process of dropping the ball adding insult to injury... and Morci Dakhli who was no better but at least not rude.
