I have found that Lima One is amazing and seamless to work with for this experienced flipper! The draw process (one of the keys to the lifeblood of our business) is extremely stress free, as they don't require you getting bogged down with a lot of paperwork! That's amazing by itself, as we already deal with over worked contractors, and scarcity of materials. Makes our project management a little easier to handle! Nate Morse, my sales consultant, is just a decent, kind person, and is so very patient with my questions! Nate goes over and beyond with customer service! I have also found the construction/draws teams (shout-out to Jake Pettit, as well as D Gibson, and G Boyd) to be a great support team for me personally! Thanks to Lima One for helping make my dreams come true!

I have called the first time to inquire about the fix and flip loan from the internal sales Andrew with Lima one, I have filled up the application to get the loan process. Unfortunately, after filling up the application, I found out by myself there were two inspections for the loan process, I ended up cancelling the loan process immediately, and I did the new loan process with another lender. I almost lost the deal cause they never fully disclosure two inspections in the beginning and the seller did not agree with two inspections. My compliant is he never fully disclosure that there were two inspections to process the loan in the beginning, he pulled a hard credit report, it really hurt my credit score to drop !!! If I knew there were two inspections for the loan process in the beginning, I never want to do it because there are many lenders friendly and professional to work without doing two inspections. I do not experience professional service and careless about your decision during the loan process with the internal sales with Lima one.

The post closing follow up is horrible. Issues do not get resolved, at all. I have two unresolved issues that I'm still going back and with them about. I closed a 30yr Rental Loan with these guys and it's like once the deal is closed you do not get any more consideration or service. I have an escrow on my mortgage but the insurance bill did not get paid up to the point of cancelation. So, I paid the premium out of pocket, to avoid cancelation, and figured I would get reimbursed. I have been calling and emailing my servicing rep, Jasmine Johnson, for over a month and a half, since 12/1/21, with no response. I am getting read receipts but no response. They only get 3 stars from me because up to the point of closing you get good services and timely response. So, If I patronize going forward I will stick with their in and out loans (less than a yr).

I've been working with LimaOne Capital on over 10 deals and I've had a great experience with them. The rehab management team is easy to work with, Jake Pettit and Graecyn Boyd have been great.

The company is always on top of things and the people do not hesitate to contact you directly to keep things moving. I had already posted a good review, but yesterday, Corey Byrd, with whom I am working for the 1st time, took great initiative to unlock a situation that was holding the funds. He went above and beyond his responsibilities, took the issue with management and got it fixed. Thank you for that! Keep up the good work.

Lima on is a great company to do with business. The construction department is amazing with turning around draws. Stephanie Dentino in the construction department always return my calls and answer my question if I have a draw concern. If I need help with servicing Andrew Hendricks is the MAN!!! He will get me in contact with the right person to assist me. I am a level four borrower and Nathan Patrick processed my loans. He is a kind man but make sure your ducks are in a row. Overall my experience with Lima One is amazing.

As a broker, I have been working with Lima One for a little over 2 years now and have William Hays assigned as my rep. So far I have had a great experience working with them and look forward to continue doing more business with them in the future. William has been a great resource and has provided exception service.

One of the worst lenders I have ever had a client use over the 100+ transactions I’ve done. Constant delays, horrible communication with Sam Hughes and Pete Cote. Almost completely sabotaged a deal with 3 different extensions to the close date and no real updates on where they were in the process. Constantly having to babysit and ask for things to push them along 2-3 times a day. Would ask if they need anything else and they’d go completely silent, then days later ask for a new set of items after we got them everything they previously asked for. I will never let a client work with Lima ever. This was a plain embarrassing transaction experience that made us look bad to the listing side and the title company. Almost cost our client their $10k earnest money.

I can't speak highly enough of Trent, Jake and the support crew at Lima One. For a non-techie like myself, the learning curve was steep but now eight loans in (with multiple construction draws) the system is working as smooth as silk. They've got the app dialed in for all the needed info or draw requests. Of course, nothing is ever perfect, but the two times I had problems, the team jumped on it and created solutions immediately. Trent and his crew have customer service nailed down tight. Thanks to them, my transactions close on time every time.

Best Hard Money Lenders ! I’ve closed multiple deals and have had a seamless closing. The draw process is easy and quick ( Jake Pettit) in the construction managment side is quick and responsive during the draw process. Using Lima One as my lender has helped my business tremendously.

Waste of time! When we finally got an offer accepted to buy a property Lima dropped the ball when it came time to close the deal. The 3rd party company they use to appraise the properties is a complete joke! The comps they chose had nothing to do with the subject property. They chose smaller comps sold more than 8 months back and the adjustments made for choosing terrible comps were minimal. One of the comps wasn't even in the same zip code! When I tried to show them true comps that made more sense they just declined and provided zero feedback. Stay away from this lender ... you'll just waste time and your money.

Corey has been amazing to work with in the construction segment! Zac has been my loan guy, and the two of them together have helped me work through some issues/concerns that could have stalled my project. I would highly recommend them to anyone!!!
