My wife and I were looking to refinance our home, with a simple google search and little information filled out, we had a phone call that night!! Kevin Hall, Sr Loan Officer with Ladera Lending, And let me tell you I was happy I answered that call! Kevin is, and was very personable. He made things for my wife and I very easy. He treated us like we’re best friends or even family. He was most outstanding and extremely helpful, staying late, and making sure all our needs were met, and questions answered. Tanya Barbosa was trying to sell me on a refinance, I asked for just some estimates and told her I was unsure if I even wanted the product I was just shopping around. She asked to run my credit, I told her I don't want to run a hard inquiry. She assured me it would not affect my credit she just wanted to pull some numbers, indicating it was a soft pull. Then 2 days later I see a hard inquiry from Premium Credit Bereau. I called them, they confirmed someone from Ladera pulled my credit. I talked to Tanya today, explained my frustration. She said "Sorry most people had already started the process of going through with a product, I misunderstood. I did get your consent, I meant you have 15 days after a hard inquiry to shop around." And kept trying to blame me when she coerced me into it, when I specifically told her I don't want a hard inquiry. I didn't even know if I wanted to refi or anything, I just wanted a rough idea of my options and she coerced me and then tried gaslighting me. Shady business practices, I won't remove this comment unless the inquiry is removed.

I couldn’t thank him enough for helping me to close the escrow, my first lender backed out after 2 weeks of opening escrow and then we were worried of losing the house but then Jason came in and helped us through to close the escrow in 2 weeks always had a backup plan. Don't get fooled by the good reviews like we did. They are by far the worst mortgage company I know if you want to refinance your house. You are never dealing with the same agent and they are never available, they make us pay an appraisal for no reason, they gave us three different interest rates in 2 week. Very shady company it's a fake 4 and plus stars and if I could give zero star I would do it.

Alex Shah is the best. He walked us through every step of the refinancing process. Previous discussions with other lenders always made me feel like i was wasting their time, like they were doing me a favor. The day I received a phone call from Alex Shah from Ladera Lending when I was going with a mortgage lender which is nationwide company to refinance my current conventional mortgage that has twice higher interest rate, it was a lucky day for me. I worked with Jeff Cunningham to secure a cash out loan on my property in order to construct an apartment above my garage. He guided me through my options, explained every detail and helped me choose the best terms for my needs. The entire process took less than 30 days. Jeff also told me that he will review the interest rate of my loan in 6 months to see if I could get an even lower interest rate on my 30 year fixed rate loan. A big THANK YOU to Scott Jablonski, Hali Hurlbut and Van Nguyen at Ladera Lending! I applied on 9/14/21 and had loan payoff and cash-out funds by 10/1/21. In my case the priority was to get a maximum cash-out and property inspection waiver, and Scott was the only one among several lenders who could make it happen, coming in 35% higher than the others. The entire process was “smooth as silk”, including the expected selling of the loan to a new service provider. I was really disappoint to find that the loan was sold to a loan servicer that gets absolutely abysmal reviews, but I’ve made my first payment already, and all of the information for escrow and insurance was properly transferred from Scott and the team at Ladera.

From start to finish....It was a wonderful experience. Edgar made the whole process of refinancing our home seamless. He is very knowledgeable, and answered any questions we had. We were using a different Lending company and they took 3 months to do the closing of our refinance. Then, my wife found Peyton by pure luck. He had it done in about 2 1/2 wks. And he was able to get us a loan for our pool. This is a guy that you can trust.

They immediately sold our loan after it was processed to another company- Amerihome. We made one payment to Ladera, the received a letter in the mail telling us the loan was sold to Amerihome. So I’m not getting to do business with the company I chose, Ladera, and now I’m having to provide additional paperwork on top of the 4 separate requests for documents Ladera made from me. Amerihome reps, have already been difficult to deal with, so thanks Ladera. Then on top of that I now have a new pull on my credit which dropped my score because this new company is checking my credit even though Ladera just checked it when they processed my loan. I was also told sign today and lock in your interest rate before it drops tomorrow. It was a decent rate with closing costs etc. explained to me at the time I “locked it in”, so I signed. When we went to review the numbers, I found that the “lock in rate” and costs weren’t locked in. And in fact, I ended up paying quite a bit more than what I was assured my lock in rate would be that day. The explanation was the rates change constantly. If that’s the case, before they locked it in, they should have called me back to let me know the costs changed. I wasn’t going to bother writing a review, but now that I’m being forced to do more work for a loan I had already put in work to secure, and my credit score is being impacted because of Ladera forcing me to do business with a company I didn’t sign up to do business with, I’m writing a review. I was unfortunately mislead by the 5 star rating on most of the review sites.

This is my second time getting a loan with Andy Espineira from Ladera Lending. The personal touch and open communication is one of Andy's strongest traits. And its definitely the most important in making me feel confident that we can make this happen. Andy and his team works with you through every detail and helps maneuver through even the most difficult parts of the loan. I'll forever be going back to Andy for all my real estate lending needs. I have just completed my refi with Ladera Lending, and it was simple, professional, and handled with sensibility for clients like me who have anxiety making important decisions like a refi. The total process was guided by our Ladera Rep Sarah Mitchell who was fantastic every step of the way.

I just refinanced my house and I was happy with the rate and how quickly the process was completed. I had started the refinance process with my [now] previous mortgage company and I was not pleased with the rate 3.375%, but continued with them thinking it would be simple. After a month and a half and a few mistakes on their end, a friend said to call Josh Stewart with Ladera Lending. I called Josh on July 22 and I signed my final loan documents on August 7. I got a 30 year loan at 2.875%. Josh made the process much simpler than my previous mortgage company, and they already had all my information on file. If you are looking to refinance because of the low rates, I recommend you contact Josh to see what he can do.

I stumbled upon Ladera Lending when looking to refinance my home, and after shopping a bit, found that not only did they offer a great rate, Garrett Bradshaw, who I worked with, was such a refreshing change from others who had reached out to contact me. He wasn't pushy, and he was incredibly helpful, taking time to answer any questions I had while moving things along very quickly once I elected to proceed. I happened to luck out with an appraiser who had a free afternoon when we were put in contact (a wait of only 1-day isn't normal, but I was thrilled to be so fortunate), and that, combined with Garrett’s attentive thoroughness, allowed us to move from application to funding in about two weeks. I was floored, and couldn't be happier.

I’m not sure why there are so many good reviews here—-not my experience at all. All of the names in other reviews are foreign to me based on my interactions with this company. First off, I went to lending tree to get a quote—-big mistake. I got hounded by rocket mortgage and Ladera…and Ladera was as aggressive as a car warranty company l, if you can believe that. Desperation for business is a red flag. I talked to Alan at first. Good guy. Told him my situation and I agreed to call him if my other plans fell through. Well, then I got bombarded with calls on a daily basis. I talked to Deano, a lady whose name I forgot, and Jeff. So, I finally gave in and asked Jeff to give ma an idea about what type of loan terms I could get. After waiting two hours, I got an email to complete an application. Really?? I already discussed my situation with two people in detail…. I told him just give me some info so I could compare apples and apples. Well, then, he said I had to go through Alan since I talked to him before. So, Alan was my first contact and then I received dozens of calls from this company over a 10 day period—-sometimes they hung up and didn’t talk to me—-just like car warranty companies do. Ugh. And once I did give someone a chance to give me some info—-he couldn’t because he wasn’t “Alan”. Just say no to this shitshow….unless you just like repeating your situation to multiple people over and over again.

Therefore, we were excited to have an opportunity to do 2nd refinance with Jonathan Berry & Lorena Vizarraga provided excellent services. Whatever you do don’t apply to this company for a mortgage if you have any unemployment from 2020 and 2021 as they won’t approve a mortgage for you. They kept me waiting around for almost 2 weeks. There was hardly any communication and it was a terrible company to deal with. Don’t waste your time with this company.

I have nothing but praise for the way Ladera Lending handled our refinance. From the day I first spoke to them to the date my refinance was funded and my original mortgage was paid off was 12 days. They had the lowest rates without having to pay points which resulted in the lowest overall closing cost price. You can tell quite a bit about a company by the letters they send out. No self-esteem to place your company name in the return address window. Instead, you need to lie about the content of the letter. It has "RE:" before our lender's name, claiming that the letter is about our loan. It is not. Lying is not a great way to start off a letter. Next up is the two tone big block numbers '2021' that the IRS and other revenue agencies use. Like I don't know what year it is. They also make it feel like my VA benefits are expiring if I do not contact them in the next 10 business days. Also standard is the really annoying control number they print out that you need to reference to. Speaking of the VA, their guidelines state that your 'fine print' containing any license numbers cannot be smaller than the smallest used font on the front, which it is. Might wanna get those 'VA Specialists' to read the guidelines.

Ross was amazing, and amazingly fast!!!! And, I got a great rate! He took the time to understand my needs and delivered on every promise he made. He is so knowledgeable and kept me aware of what was going on every step of the way. This is the second time I have worked with Landera Lending and with Hiro Watari as my loan officer. I highly recommend Hiro. DON'T DO IT I haven't even got started with the process completely and Jeff Cunningham, pulled my credit without my consent. I have a two credit monitoring services that notified me immediately. I asked Jeff did you pull my credit and he didn't respond. I reviewed the pulls in my monitoring service and I reached out to Premium Credit Bureau and they said they were authorized by Ladera Funding. Reached back out after my credit had been ran three times and he said yea we pulled it once for underwriting. Buyer Beware

When deciding to refinance my home to a lower rate, I decided to go with Ladera Lending, which was referred by Lending Tree. They responded quickly and offered a great rate. The only concern for me was that this was the first time I had done a transaction of this size without a face to face meeting with the people I would be working with, and that made me a little nervous. Turning over all my personal and credit information including SSN and bank account numbers was unnerving. The slightest delay in reaching the team at Ladera (led in my case by Sebastian Stalker) brought concerns that I had walked into a scam. My worry was misplaced and that was reinforced every time I reached out to them. Sebastian or an appropriate team member would quickly reply with the requested information and a few words to sooth my nerves. I was also impressed by the professional companies that were employed by Ladera to complete the on site requirements for the transaction. In the end, I got a fantastic rate, a quick and fair process, and easy to follow steps to that got me across the finish line. At the beginning Sebastian laid out a plan and time line and Ladera held to it, mark me as impressed. I would NOT hesitate to use them again, except that my rate is so low it has nowhere to go but up.

Jim Henderson recently helped me with a refinance. He explained the entire process in detail and continued to provide updates. He left me with the impression that he did have my best interest in mind. He also provided his cell number in case I needed to reach him at anytime. Also know that I shopped 3 other companies. Jim was the most professional and Ladera Lending had the best pricing. In addition, Ladera Lending is a direct lender and not a broker. I was also able to complete most of the process using my phone, with the rest on my laptop. Application to funding was 30 days. If you are considering a mortgage you must contact Jim at Ladera and see for yourself.

What a fantastic experience refinancing our home to a great rate. Garrett Bradshaw was all about my convenience, contacting me through my preferred method, calling me on a Saturday to ease my concerns (which turned out to be unfounded.) He approached me with the best case scenario and kept his word. Ladera was great to work with. They are very first time buyer and Veteran friendly . As a veteran access to a VA loan is great to have but it also comes with it's own set of specific circumstances that can at times be more of a hassle than obtaining a regular loan.
