I know that there are many bad reviews for them but I would like to share my experience as well. I was very hesitant at first using this lender as a first-time home owner (due to all those bad google reviews actually) but I would like to say they really did a GREAT job!! Especially, I would like to thank Kim (loan officer) and Darcie (loan processor) for being so awesome!!! They were super helpful, patient and very careful at their work. They always listened to me and make sure my questions and issues got resolved. I was also very proactive and provided all the documents that they ask. So, if you do your part, everything will be super easy as well! I know that people generally share their bad experience online but I think this is creating misleading info to others. People who had a good experience generally skip giving them their credit. Because of that, I wanted to take my time and leave this review for them. Again, thanks a lot to Kim and Darcie for doing a great job and helping us to get our first home! Appreciated all the hard work! :)

Submitted a loan for a mortgage over a month ago, but never heard anything back. But the builder contacted us last week saying that they got our information from the mortgage company. So we called today to ask if this means that we’re approved. Had to call twice and leave 2 messages in order to get one to call back. And then we were informed that they haven’t done anything with our application yet - it’s just been sitting there for over a month, but they faxed the builder our information, and the builder wanted us to make an appointment to drive cross country in order to see the house, thinking that we had approval. We’ve decided to go with a different company with better ratings. I wish we’d seen them before we applied, but we dodged a bullet when we told them to cancel our application. What a joke of a company!

This has been the absolute worst experience I've ever had with any lender. I am beginning to believe there is some unscrupulous and discrimatory intent in this company's business practices. They have been stringing me along for months and now 2 weeks from closing they have requested every conceivable document one could think of - even a copy of my mother's will. I have put my current home up for sale, scheduled and paid movers for a long distance move, packed all my belongings in a home I have lived in for 25 years, made several airline reservations to fly to Florida and back to complete my move, scheduled cable/internet service to be set up, spent lots of money to get this move underway and still 3 days before final walk through, 1 week from closing I still have not received final approval of my loan. My fiance has even transferred his job to the new location. They keep asking for documents, I keep providing them but no one should be allowed to hold anyone's life in suspense like this. Why??? Never use this lender. I would gladly pay the entire closing costs to have avoided this traumatic experience. I am literally sick.

Loan officer, Spencer S., sent incorrect information to title company resulting in not being able to sign closing docs on originally scheduled date; and because we closed remotely, buyer (me) had to pay double the notary fees and for unnecessary recording fees related to the erroneous initial draft. We went with them only because it was a builder (Richmond American) incentive. Never received an apology. Stressful experience. Do not recommend. Avoid, avoid, avoid.

My husband and I decided to go with this lender because the incentives were too good to pass up. I did my research before hand and knew that we would have to stay on top of them to get things done. Let me just say they went above and BEYOND for us. Our loan officer and processor were amazing (Theresa and Rachel) and really helped us through the process. When the rates dropped again Theresa called us at 6pm MST to let us know and to do a 60 day lock. We were also able to use left over incentive money to buy down the rate so it was better than what we could have gotten anywhere else without coming out of pocket. The last 48 hours are the most stressful but Rachel was working hard. 2 days before we were supposed to close she was emailing us at 7pm PST asking for documents and working late. Yes you do have to turn in lots of paper work at the last minute. Keep updating paycheck stubs and bank statements constantly and it will make life easier. We also took off closing day to make sure we had time to do those last minute things. We saved thousands of dollars and closed on time 1 week ago and are thrilled with our experience. Thank you!

Awful company. Reported them to the BBB and didn’t do so lightly. They ran our credit 4 times in the span of two weeks-WITHOUT CONSENT. Read that again. They claimed they did it because we “expressed interest in a VA loan” yet we never submitted an application for a VA loan and they never confirmed if we actually wanted to move to that option. Because of them our credit dropped almost 40 points. I had so many fraud alerts because every legitimate institution couldn’t understand why my credit was hit again and again. Of course they stand behind their incompetent staff and we received one total apology- only after going three levels higher than our loan officer. Even then the company was unwilling to remove the hit for the application we never signed. Afterwards they sent us the application to sign retrospectively. Shady and disgusting, there are way too many good lenders out there to settle for anything related to Richmond.

The bad reviews are correct. Horrible communication all around. You barely get email responses or call backs. They don’t care to pick up the phone either. I still don’t know what is going on or if they have all the documents they need to ensure a smooth closing experience. Will not use this lender again.

Even the "discount" they gave us on closing wasn't enough to make me want to use them again. We never knew what was going on. The only way I knew what time and where to go for my closing was because I just started emailing and calling the title company instead. And the title company knews why I was reaching out to them. I was scolded by my Richmond agent for not "using the appropriate communication chain." But didn't have an answer for "how can I get the answers I need when no one replies?" You know it's bad when our title lady sat and complained about them for the first 10 minutes of our closing and stated that dealing with their company is an absolute joke and frequently made them question their profession. They will use "we are just really busy" excuse constantly. In order to navigate the unprofessionalism at every turn to you have to be on top of your game, if they ask for a document, send it ASAP. Be proactive about your questions, and be responsive about everything, you'll have to hound them. And even then it won't help. And they won't email you, because they don't want a paper trail, so they'll call, and if you don't answer, they'll claim they have been trying to get ahold of you. But won't return your return call quickly while using their one call as a "well I've been trying to get ahold of them" when you express frustration. They told me "once we are 60 days away from closing you can't switch lenders." But didn't get my initial quote until after that 60 day period had lapsed and told me I'd be at risk of funding in time in order to pressure me to choose them. Then once we closed the actual estimate they had instructed me to come with was about $8k off. But since the process was so awful, they ate the $8k. Overall, it was just an awful experience that added unneeded stress to an already stressful process of building a home. And due to the market, they don't have to care. The mortgages are needed and they can provide terrible customer service at minimal staffing for maximum profits. It's not an accident, it's a business decision.

I wish zero stars was an option. They moved my closing twice without providing any notification, then promised to have a notary conduct the closing off site, only to let me know that they failed to secure a notary less than two hours prior to closing. Don't walk, run away. If you are buying a Richmond home just know it is well worth paying extra money to deal with anyone but this company.

Was a nightmare from start to finish. Poor communication, rude customer service, incompetent staff. I could go on and on. Every complaint listed here, I experienced. They ran our credit 3 times without consent, didn't lock in our interest rate towards the begining of the process (after we specifically requested they do), moved our closing date (and location), made obsurd requests for documents throughout the process. Please save yourself the trouble, go with a different lender.

Woah. Worst company I’ve ever worked with. Only went with them because of the incentives through Richmond American. If you get Lois as your processor- pray. Pray hard. Like really hard. I’m not even religious and I was praying.

We had a good experience with this mortgage company. Everyone was kind, and during an emergency when we needed quick responses they helped us out quickly and compassionately. I think they are a little understaffed which made it harder for non-emergencies to get information but we had an overall good experience.

Take my advice and stay away from them. The entire process has been a nightmare. Whatever incentive they are offering, it’s not worth your trouble. This is probably the first review of any kind I’ve ever posted but really felt the need to put this out there for people who are considering going with them as a lender. They guidance received through our process was misleading, fraudulent, frustrating, and borderline unfair lending practices! Not to mention the lack of communication and urgency in an industry where timing is everything! First, they failed to disclose required documents during the start of the process. Btw, required document had nothing to do with financials but our ability to work from home. We were only made aware of this from another home buyer that had the rug pulled from under them when HMC requested this document for the first time on the day they were suppose to close. Finding out that this had happened and about 30 days from when we were supposed to close, WE reached out to HMC and informed them that we could not furnish such a letter either and if this was going to be an issue to go ahead a release so we could go with outside lender. There advice was to right an explanation letter and give them time to work it out. Sent the letter and heard nothing back besides additional request from underwriting to send updated docs because our initial documentation had become detail due to their dragged out process. Fast forward +30 days later, we finally sign off on the house, which by the way was 2 months delayed, an excited to close. Reach out out to our loan officer and they notify us a WFH letter is required and they won’t be able to approve the loan with out it! To be honest, with the way the entire process was going we weren’t surprised. Disappoint and frustrated yes, but surprised, not in the least! Fortunately for us knowing that this could happen we had a backup plan and able to secure a loan form and outside lender! End of the day we’ll get our dream house but no thanks to HMC! But think about to think about home much time, effort, and money lost (interest rate increase) because of HMCs inadequacy makes my blood boil and wouldn’t wish this on anyone. Crazy thing is this wasn’t the only issue we ran into. In attempt to shorten my way too long of a post I’ve omitted a few other issues! Our two cents! Best of luck with whatever you decided but know that the incentive they are offering is not anymore different then what a good outside lender can do for you!
