Ahmed Mahmoud was helpful from the start of the process of my home buying, until closing and after closing. Ahmed made sure I got prequalified and my letter within hours of pre approval, and helped me find a realtor (Zil) who also was amazing, and Ahmed ensured sellers and realtors were kept happy and informed of my progress, all the way until closing, to make sure closing took place on time. Ahmed even followed up after closing. Guidance and Ahmed were very helpful and made the home buying experience fast and easy.

Our house was bought in a challenging time with a closing that was done in a very short period. Brother Mohd worked tirelessly to get the closing complete on time despite the rush and helped calm our nerves as we got closer to the closing date. We ended up having to extend the closing date but still ended completing the close in a short period of time. We are now enjoying our new Halal home thanks partly to Guidance's efforts.

We put our trust into Guidance; however, we couldn’t have imagined how horrible the experience would be. No one offered us any guidance during the lending process. There were serious, avoidable issues that we encountered, and we witnessed a complete lack of interest in taking accountability. ______ No Communication: We did not receive a proper explanation at any stage of the process. It was up to us to reach out and ask for clarification at every step. At one point, we were told that our process was on hold because an underwriter was missing information, despite us taking time away from work to promptly and in detail answer the question. We actually had to read our email aloud to a Guidance employee to demonstrate how we had clearly already answered the underwriter’s question. This level of incompetence was shocking. We had to constantly follow-up to ensure we were receiving answers to our questions, and this is unacceptable. ______ Severe Shortcomings: We submitted all documents and answered all questions immediately. Yet, Guidance staff did not read our emails or follow up with us, despite making numerous mistakes. One of the worst experiences was when Guidance employees did not order the condo questionnaire, a time-sensitive item, despite our asking repeatedly. We were eventually told that it had been ordered. Later on, our realtor told us that Guidance staff asked her team for the HOA’s contact information 4 separate times, despite already having received it and again at each request. Through this, we found out that the condo questionnaire had never been ordered. It was only ordered when we escalated the situation to a manager. Our entire process had been delayed for 2 weeks, through no fault of ours. We would never have known what was going on if our realtor had not informed us, and it was only corrected because we followed up. This is outrageous. At every step, we worked to make sure deadlines were met; Guidance did not. We did not receive expertise or care. ______ No Accountability: Despite the multiple, serious issues with Guidance’s process, not one person apologized or expressed a renewed commitment to do better from that point forward. There was no effort to correct mistakes. This was not simply about one issue, hiccup, or bump. This was an entire process that was terrible. When our realtor contacted us with her concerns with Guidance’s follow-through, she told us that Guidance staff said the process was delayed because we were at fault. Again, this was completely untrue. We witnessed Guidance staff several times deflect blame in this manner onto us and each other. Also, we were told a disaster inspection was needed just days before our closing date, meaning we could miss our deadline, yet no one stepped up to address this or had any sense of urgency. We asked for an alternative (Guidance did not offer one) because it seemed we were the only ones taking this seriously. After all the back and forth and heightened stress, a Guidance employee ultimately told us that the real estate listing photos could be used in place of a disaster inspection. This was both a relief and a huge disappointment, because this option only came up after we pushed staff to think of a solution. What is also disappointing is our realtor was looking forward to having this option for her other Muslim clients. However, she witnessed how we were treated and said this is not the type of conduct she accepts for her clients and could not in good faith recommend Guidance’s inexcusable business practices. It must be said that if we had not caught the errors Guidance made, it is likely we would not have been able to close on our home. Furthermore, after sharing this feedback directly with a vice president at the company, we were told our situation did not merit corrective action. All we received was a “sincere apology” and a Ramadan Mubarak. Ultimately, we cannot recommend Guidance to anyone else based on our experience.

Mohammad Adi was very helpful from the preapproval until the closing day and after. Everything was transparent and went smoothly. I highly recommend Guidance Residential for islamic mortgage financing.

When searching for an Islamic lender I spoke to many people about their experiences and I got mixed reviews for every option. And all of their experiences came down to one thing - the mortgage officer they worked with. When I tell everyone how great my experience was they’re usually shocked and that is when I tell everyone to go to Faizan Jaliawala. He explained every part of the process so clearly and was available to talk any time of the day if I had questions or concerns and got us to closing faster than we expected.
