She gave us excellent advice on pricing and value, told us how much we should expect to pay for various repairs or renovations we might consider, was able to speak to the quality of the mechanicals (water heater/HVAC/septic/etc) and how long before we would have to make various replacements / what the service schedule would be, and pretty much anything else we could think of. And as first-time homebuyers, we especially appreciated all of the answers she provided to questions we would not have even known to ask.
