I’ve been calling and emailing for weeks with zero response. Nobody there has any experience. Asking for a simple assumption of mortgage. I’ve been in the industry for 15 years and this is by far the worst experience ever. They were terrible when I purchased the property in 2013 as well. Don’t expect much from this company

This is, as others have mentioned, not a great mortgage company however they are in the process of making it more user responsive and responsible and they are becoming more responsive the the mortgagee.
Mr. Rich, unfortunately we are regulated in handling of escrow accounts. We have no control over frivolous increases put in place by taxing authorities or insurance companies. We will push it to limits of what we are able to do to help the consumer. Our woman owned company has been in business since 1986 and has been family owned and operated since that time. Our President still runs the company today and she prides herself on finding ways to be consumer friendly in this over regulated industry. Our website was redesigned just 6 months ago and escrow would have nothing to do with principal as you mention above. Due to my inability to fully understand the true basis of your complaint I'd love to speak with you directly. The worst customer service the worst mortgage company I’ve been with they have no patience they don’t care about their customers all they care about is get money get money get money and hang up on you if you’re not about give them money even when you explain it to them you got a proof that you made all payments that you have caught up all payments from emails and everything they still doesn’t care they still tell you you owe them money no matter how much money you give them you’re always in debt and I’m not sure about a mortgage payment I mean you no matter how much money I’ll pay them my mortgage every month they say are all something more than what my mortgage say

I have nothing but good things to say about Capital Mortgage. Their staff has been nothing but amazing to me. Support is great. I've never had any issues with my payments or being able to get in touch with someone to help me when I needed it. I prefer local companies and love the ladies over there. They really are amazing and I will keep my mortgages with them every time.

If I could give them zero stars I would. I have never dealt with a company that is so bad. They don't send you invoices then send you late charges. I have never been able to speak to a human being. They never call back. Nothing but frustration and miserable service. My mortgage was sold to these people. If you have a choice, never, never use them.

I would give it a big zero if that was a selection. It has been impossible to talk to anyone Capital Mortgage. Capital Mortgage will not return your phone call. I wired transferred the pay off my home loan on 11/17. Capital Mortgage still has my escrow money and I have not seen any paperwork that I paid off my loan. All I am asking for is to speak to someone about the escrow and the paperwork, a 5 minute conversation. I noticed the owner will use COVID as an excuse in other posts. There are no excuses to never calling anyone back and you know it. I am working in a busy factory with the same pandemic issues and we are still producing for our customers and we are short handed because of COVID. On my message to Capital Mortgage today I told them I would contact the comptroller of the currencies if you do not contact me and now I will. I received a text that Capital Mortgage would call me back right away it has been hours. Buyer beware stay away from Capital Mortgage. Read the reviews you will find many like mine and the response from the owner is the same.

Edit: Text services were more reliable. As at least I could pass and recieve information as the opportunity presented itself. Though, not very timely (if you are looking for quick), it still helped me for my situation. Took months to get my account and auto payments set up when my mortgage was sold to this company. When I finally thought I was done with the headache of tbe poor communication until I got a letter saying my insurance was not payed. I contacted them through their text system and I am currently expecting the same 2 months run around and zero money back/towards insurance. I've repeatedly told them I can not be contacted by phone due to my line of work and I still get voice-mail asking me to call them back. By the time I get off work their office is closed. I hope the best for this company but their delays are being treated as the fault of the borrowers.

Absolute terrible mortgage company. I feel bad for anyone who has their mortgage bought out by this company. When my mortgage was initially bought out, it took three weeks for my information to transfer. That same year, my city taxes were unpaid. I tried calling Capital Mortgage Services of Texas for a MONTH before I finally got through to someone. And at first, they gave me an attitude because of their technical issues (Keep in mind that was the manager). Finally, I thought my problems were behind me. I'm refinancing with a different company, but everything is on hold until Capital Mortgage Services are willing to release the payout. My new lender said it usually takes a few hours, but CPM might take up to 5-7 business days. So as I made all of my payments on time and I have been nothing but a safe borrower, they've let me down again. Don't work with this company if you can avoid it.

NOT VA LOAN FRIENDLY!! Have had my VA mortgage for 6 years now and due to the raising of taxes and covid I got a little behind on my payments. The employees of this company will not only unapologetically refuse to honor their loans after hardship but they will belittle you by calling names and throwing insults over email. If you record your calls they will hang up. If you've been wronged by this company please contact the Texas Department of Mortgage and Lending AS WELL AS the Better Business Bureau They do not CARE if you're disabled They do not CARE if you're a veteran of war They do not CARE to throw you and your kids out on the street... pick another bank, you won't regret it.

I lost my job due to Covid and was marked late every month , I have since paid the mortgage on time for 12 months . Bill was going to help me by removing the damaging delinquent months back in February but that never happened. Not a customer friendly outfit. I would give them a score of ZERO

Sketchy folks! Beware! Our loan was sold to these folks. They offered a refi. Thank God for family in the escrow business!! It's been one excuse after the other for not closing on this "deal". I'm being told to shut the doors on this immediately. Miss the two first closing dates. Then, they tell me that they can do a power of attorney so my boys, the home owners, can make this work while they're on the road. Loan officer assistant guy sends me the closing disclosure to sign....the day before I sign the power of attorney. Ok. I sign it on their behalf, per his instructions, which now makes the closing disclosure illegal and no good. The next day, we get the power of attorney notarized and email it. I call later...nope...not closing. I ask why. He tells me that it's against policy to close with a power of attorney. The problem with that is that YOUR loan officer included me ALL of the conversations in relation to this power of attorney. Weird. Those conversations are pushing it to be done and repeatedly tell him that they are clear to close. He tells me that, now, they want us to take time out of our vacation to close....with one owner signing in California and the other signing in Alabama. Please tell me how that's legit on the deed?? With all of that aside, they offered to give us an extra half percent interest rate increase with a cash out on two borrowers that increased their credit scores, income and lower debt ratio than when originally financed....gee, thanks! Great deal (NOT!). We're going to refinance, with a different lender. Y'all looking like those Wells Fargo folks a few years back. We also filed a complaint with the CFPB.

Reading these terrible reviews confirms that I am not alone. They mishandled my escrow account multiple times, held my insurance claim check requesting a detailed invoice from my contractor (which I understand) but they wanted them to include the cost of the tape and every single nail and screw being used before releasing the funds to fix my floors/pipes/cabinets. Their office staff is so unprofessional from not returning emails to just being rude and defensive with out taking responsibility for their actions or mistakes. Frankly, I am surprised they are in business. Even my insurance company was surprised by the lack of professionalism. I received multiple letters from my homeowners insurance for lack of payment. When I contacted Capital Mortgage by email and copied in my insurance, Capital Mortgage stated it was ok as there is a grace period. First, why wait for the grace period when the funds are in the account? Second, I can only go with what my insurance company is mailing me in writing, which stated my policy would be cancelled if payment not received by a certain date. Lastly, I live in Florida and if my policy wasn't paid before that date, my hurricane insurance would be cancelled. When I asked Capital Mortgage to overnight them a check to avoid being late, they responded in writing by telling me that it would be too expensive to do that. At this point my insurance reminded them that my hurricane insurance would be cancelled and Capital Mortgage acted as though they were doing me a favor by sending payment. I recently requested a payoff letter as I refinanced with another lender. I was told it could take up to 90 days from payment. Well, it’s been over 90 days and my emails to this request have been ignored. I am so happy to be done with this Mickey Mouse organization.

Constantly calling even after several times requesting to be placed on their do not call list. If they are based out of Texas, as their profile says, then they are using robo-dialers which is against the FCC rules.

My husband and I used them to purchase our home in 2008. Horrible experience is an understatement. We had locked in our rate and the date hadn’t expired and they charged us a higher interest rate anyway even after the employee at the title company saw my paperwork and confirmed the locked lower rate. Capital Mortgage services refused to correct the issue and they knew we were in a timely sensitive situation and took advantage of us. Stay clear of these crooks.

They don’t support services like mint.com. Their account management system is licensed by a third party and it is compatible so they just need to turn it on. Tried reaching out but no one ever answers.

Can’t ever even get a mortgage statement out in a timely fashion. This company is awful. I ended up with them when my old company sold out to them.Steer clear is my advice, and I never write negative reviews!

My mortgage was sold to this company so I had no choice but to deal with them. Took my escrow but they didn't use it to pay my taxes or my home owners insurance. Lien on house and insurance coverage lapsed. When I said that I would pay my tax and insurance to avoid this mishap in the future they gave me a run-around story of how I couldn't do that. After much debate and legal they said that it would cost me $500 to allow me to pay my own tax and insurance. And then they couldn't do that because neither Owner nor Co-Owner weren't available to sign off on the documents. Why? Research reveals Husband/Wife operation so when they are out everything is on hold. I have received delinquent notices but when I check my account the mortgage had been paid in full and on time. I have to contact them to tell them that they made a mistake and they make me feel like I am the one that needs to figure the problem out. Just got another delinquent notice this month. I checked my account and the check was delivered with a confirmation number on 3/12. Payment not due till the 16th. They say they didn't get till 17th but cause I never had a late payment they will wave the late fee. I argued the fact that they had the check for 5 days! Its not my fault that they did not apply/cash it till the 17th. Capital Mortgage. If you are reading this. PLEASE SELL MY MORTGAGE TO ANYONE ELSE. YOU ARE A DISGRACE. BBB will be hearing from me if you continue to run the way you do.
Mr. Livingstone, Thank you for taking the time to alert us of the recent experience you’ve had with Capital Mortgage Services. We take every issue/review seriously and will look to provide you an appropriate resolution to this issue. As I look at your review, I see that you are addressing multiple issues. Please allow me to address them individually that we may be certain that nothing is missed. It would appear as if your first concern was elated to you desire to pay your own taxes & insurance (also known as being “Non-Escrow”). You initially made request in the latter part of 2018 to become Non-Escrow. This request was completed and you were refunded the proceeds of your escrow account in accordance with your request. While I see no glaring issues of maleficence; you did bring up your disdain for the fee you were charged in order to become Non-Escrow. Respectfully, a fee for the purposes of waiving escrows is an industry standard whether it is done at the time of closing or somewhere further down the road, as you did it. Looking through that period of time in 2018, other than the successful completion of your Non-Escrow request, I see no other issue associated with this evolution. You second concern expressed centered around a late fee accrual due to your payment being received after the 15 day grace period had expired. Research into this issue told us that for your monthly payment, you utilize a BillPay service provided by your bank. In short, these BillPay services, on a specific date per your direction; cut an actual hard check. Furthermore, this check is mailed to us using standard USPS delivery. While you may see that your financial account is debited on the day that your BillPay is scheduled, I can assure you that we have not received those funds simultaneously. In more than one instance, not just involving you, these BillPay functions give our borrowers a false sense of completion as we are yet to receive those funds. Specifically in your case, a late fee was waived as a result of this issue. Which, other than advising you to schedule your BillPay taking in consideration the time in transit; is all that we truly can do for you. Regarding this late payment issue, you further mention that your payment was delivered to Capital Mortgage and held for a period of time (5 days) after confirmation of delivery was given to you that this payment was received. If possible, could you forward to me any delivery confirmation of your payment that I may fully investigate this claim. Thank you. Took over our loan 8/5 and never paid the property taxes for Nov. Spent hours chasing them with no luck. Finally got them said they would take care of it, again nothing was done. Now for a second time I have my town calling saying I owe property taxes. Now back in the cycle of nothing getting done, not response, no talking to a human. This place is a nightmare.

Would give zero stars if available. At this point, the only way we are able to get this business to manage our mortgage is to complain to the Attorney General's office and BBB. We have filed complaints every year as they do not pay our homeowner's insurance (terms of our loan they bought) until we contact them via phone, email and file a complaint. We are trying to leave them, and they refuse to provide our loan payoff information. Have spent over 2 hours a day on hold to be told they can't handle providing that information and they're not able to handle these kind of requests.
