I had a Bad Experience with a Mortgage officer named Chinmay Deshpande (CD4 Mortgage), I will explain the entire story. Please read all the information before going to buy a House. I got selected for a House with an offer, and I really liked the House. So I contacted Mortgage officer Chinmay Deshpande. Explained all my financial status and shared all relevant documents. They agreed to close the deal in 14days. Initially he gave me the Quotation for 5% Down Payment, available for 30 years, 20 years Fixed Rate and 7years ARM options with $3000 Lender Credit and low Closing Expenses. Then within 2days he changed the Down Payment from 5% to 10%, only available 30yrs Fixed plan Option. Am agreed to this offer. So After 5days he again changed the Down Payment from 10% to 15%, with a high closing cost. All Quotations details are received in Excel Format only. Still they didn't lock my Interest Rate. I Don't understand why they delayed to fix my loan. Then finally got the PDF Format with Mortgage Bank Details. Literally am shocked after reviewing the loan information. Too Much Closing Expenses. Am Denied the Quotation. Then Chinmay moved to another Mortgage bank and shared another Quotation with the same 15% Down Payment with little less closing expenses. I took GIFT MONEY from my friends and applied for a 401K Loan. Planning to arrange all costs towards closing the Deal. Then Finally received Pre Closing Disclosure details after 10 Days. Pre CD document showed 16% Down Payment and 30years Fixed Plan. So immediately rethinking about this House and Loan. Why are they not updated initially? I realized everyone planned to screw close the deal towards buying the House. No one suggested includes Realtor Agent and Mortgage Loan officer. Next day Explained all the information to my Realtor Agent. Am Back OUT the House, Because of my Financial conditions. My Agent said, If you Back out the offer, you lose an EMD Check $5000. Informed the same to Chinmay. Both are pushed to sign the MUTUAL RELEASE. I have no time to discuss how to get back my money. I paid $500 for Appraisal order. Signed the document, Total Amount $5,500 lost in 12days with a lot of Pressure and Pain. So Please kindly look Forward, Beware of Realtor Agent and Mortgage Loan officer. As My Observations : 1. Make an Offer (Bid) with Inspection the House 2. Don't Agree to close the house in less than 15days (Minimum 30days Required) 3. Lock the Interest rates within 3days after winning the offer. Got my re-fi done with C4D for 30y conventional and had a satisfactory experience. Their rates are competitive so that's a plus. Had a smooth re-fi process and on time closing. However, they need to improve on their application processing speed (mine was sorta slow). They deal with huge volume of applications and may have limited workforce to handle it which leads to delays in processing. Overall, I'd highly recommend them... Got a second home mortgage through them and this time everything was on time, clean, easy, efficient, great response time and assistance and overall the best experience!! 5 stars all the way!!
