Changed interest rate at last minute, did not disclose all the fees. Later found high cost to pull funds from my own repair escrow account, large fee for payoff amount request. Prepayment penalty was supposed to go away after a few years....not true! By the time prepayment penalty dropped, loan was over with and then interest jumped about 3 percent while I looked for new lender. Would never do another deal with these folks! Choose another option!

B2R has a real estate loan for us and it could not be worse, we have tried for a year to change the due date from the beginning of the month to the 10th or 15th so we could avoid late charges but they refuse. The interest rate they charge is above market and I would do everything you can to avoid doing business with this bank.

This company is absolute waste of time. They have nothing like courtesy calling culture in their office. What and how they claim of financing is not true and there are a lot of things they dont tell you in the flyer.They want to give you about 50% LTV and even that is based on THEIR calculation of the cash flow your property generates not on the appraised or current market value of the property.PLEASE DO NOT WASTE YOUR TIME....

at 90 days, no closing date has been set, appraisal was done 1 week after application with no delays, con't to ask for the same documents, again and again, respond to emails several days later, very frustrating if you are trying to grow your business. Check out Lima One Capital, or your local small banks. Never again.

Horrible & unprofessional customer service with extremely low appraisals. DON'T WASTE YOUR TIME!

The company is terrible. It took 10 months to complete my deal. They kept asking me for the same paperwork over and over even after I had uploaded it to their computer system. They don't tell you all of the cost up front. I wanted to cancel my deal when they lied to me about the interest rate but after 10 months into the deal, and the fact that I had spent over $6,000.00 in up front cost I went through with it. If you have to do a deal with them make sure you chose the shortest loan term possible. Use them to get the cash out of your rental properties and then go to a quality mortgage company to do a rate and term deal after you have the cash.

worst customer service, they think they are being nice but they are not helpful at all. they don't know what they are doing, they run things ass backwards, they more or less tell you what do you want to hear. I am in the mortgage business for over 25 years and no matter how good or bad the industry, these people are by far the worst of the worst in customer service. stay away, try using Angel Oaks, same product but much better service and they will get your deals done.

I called every day for a week to discuss interest rates and refinancing 15 rentals properties in the $1.3-million-dollar range. Every day, they would take my information and say no one was available, but that someone would call back. I never got a call back. Every day when I would call again, I would do everything I could to just speak to someone right then, and every time they would insist no one was available and that there was nothing they could do other than pass on the message and hope someone would call me back, which no one ever did.

Hard to get a hold of anybody. 30 days to get an appraisal done.
