My husband and I recently refinanced our rental properties all at the same time and we were so pleased at the service that Vivian Lawrence and Jenny Patricio provided. So hear our tale of woe and decide what to do yourself. We are first time home buyers. First of all, we called to request to talk to an loan officer and our request lands in some inbox. We wait almost 2 weeks before calling again like- We’d like to talk to someone about getting a loan. Finally, we are referred to Tom Wynne. My husband talks to him, explains I’m a teacher and last time we had attempted to get a home loan- our loan officer had miscalculated my income assuming it was for 12 months out of the year and not 9. Tom is like, “don’t worry! That definitely won’t happen.” After submitting a small amount of paperwork, we get a pre-approval letter. Great! We can go look at homes. We go to open houses, schedule tours, and find one we love. We are ready to put in an offer and when we ask for an approval letter with the specific amount we are offering - who wants to tell the buyer you’re approved for more but are offering less. He says he can’t do it. He claims that some new paperwork shows we might not be approved for that much and it’s our fault for giving him the wrong numbers and he’s got family stuff this weekend. Just COMPLETELY hung us out there to dry. Our real estate agent calls him- because we are thinking, “There must be something we aren’t saying correctly since we are new to this.” And he starts to tell her things that were exactly the opposite of what he told us and what he had sent in the paperwork. So we switch over to another loan agency who crammed like a weeks worth of work into a day trying to get us approved so we can put this offer in on this home. Well… just got a call and our new lender is like, “I don’t know where that other guy got your approval amount because the MOST I could do for you like $150,000 less!” Of course, we are heartbroken. We are first time home buyers, it’s a competitive market, and we wouldn’t have wasted our realtor’s time had Tom not led us on. It seemed like he did the bare minimum, let us plug some numbers in the computer, and didn’t do any calculations on his part. WOULD NOT RECOMMEND!

AP Mortgage is the best mortgage company that I have worked with. The go the extra mile and are very responsive! Michael Patterson is fantastic, quick, and very knowledgeable and goes above and beyond!! Will definitely keep using them in the future!

Sherri was completely incompetent. She had no idea what was going on with our file when I had done my part and sent over all my information as we had sold the house packed up and moved two states away I assumed they were on the ball so I gave her a call to follow up and she had no idea who I was and when she realized, her response was this is not my file when it in fact was her file. She showed no sympathy for our situation of us being stuck in a new state homeless until a higher up had to get it together for us to close a week later!! There was no education, no communication and no empathy throughout the process which is what makes a good loan officer . I would never work with sherri Lyn Meyer again. I would give 0 stars if I could horrible experience.

Shawn was fantastic during our remote escrow. I was working from out of state and he kept me updated with emails and through their mobile app. I would highly recommend them to anyone.

Connor has to be one of the worst loan officer that I have ever dealt with, he didn’t lock in our rate when we asked him. He played a financial advisor when he isn’t one. So our rate went up by almost a point. He forgot about our loan which delayed us in the closing process. The delayed cost us thousands of dollars which Connor refused to help with. I would never recommend uses him in the future or the company. His boss didn’t even reach out to us when we needed her. We had to call corporate to get things done.

The process was unclear and rushed when we neared closing. The underwriting was always behind in requesting documents. Coordination with Title Company was poor. Although we closed on time - I expected better response times on status andclear expectations. For the value I wouldn't recommend.

Tracy was amazing throughout the entire process and made it so easy. She helped make my dream a reality. THANK YOU SO MUCH!

Absolutely not. We were delayed closing on our house by 3 weeks because he didn’t have any sense of urgency. Instead of 6 weeks, we closed in 9 weeks and we were very close to losing our house because of it. Simple papers to sign that would have taken 2 seconds to email were sent weeks later and that contributed to the delays. He didn’t communicate throughout this process at all. We had no idea where we were and what needed to be done because he couldn’t send a quick email of “hey, I need these statements”. Statements that were sent instantly as soon as I knew he needed them. He didn’t do his due diligence when it came to verifying what type of property we were purchasing and therefor we lost a loan because they don’t loan to a rural property. This also contributed to the massive delay. I emailed him regarding a serious matter, and he never emailed me back because he had no idea that we were even going to go with the credit union that sent me information to sign! Spoiler alert- I didn’t mess up, but it would have been nice to get a response to know that I didn’t just financially ruin myself. I have a very long list of why you should never work with Shawn, those are just a few. If you want communication and you want to close on time, don’t work with him. On a positive note, we closed and received our keys on Christmas Eve.

The whole process was painless! The fact they have an app for signing documents was a huge win. We loved having the ability to take care of things quickly from our phones and not having to rely on finding emails. Overall, we had a fantastic experience.

What I am going to share with you about him, also extends to his team and his company, but I am going to focus on him here. He does not speculate when there are unknowns, but he and his team investigate on your behalf, and provide you with the facts. This quickly translated into trust between us when we began working together which allowed me to follow his guidelines efficiently. Honest: Kevin does not exaggerate or downplay, but he informs you. That for me is always a sign of the respect that a person extends to you. Tell me the truth, and let me decide what it means, right? He gets it naturally. Kevin is punctual for the things that he can control, and is great in communicating what to expect for the things that he cannot control (oh those meticulous underwriters!) Also, Kevin takes responsibility when there are any mistakes on his side. Our first interaction that won me over was how he handled my complaint about a misunderstanding involving people who worked under him. He listened patiently, explained his opinions and addressed the issue to my satisfaction. I felt zero defensive tone in his words and action. I was truly impressed. Caring: Kevin is a caring man. He is personable. He is interested in you and your stories. He remembers what you care for and what you are concerned about even if you lose touch with him for months. I enjoy my calls with him and probably take too much of his time with my stories but he is kind of a man who is genuinely interested in you and your dreams. When you cross the finish line, you feel that he is genuinely cheering for your success, and if there is a stressful moment in the process you feel he is beside you and not on the other side of the table shrugging his shoulders.

Although we got the loan closed, I felt there wasn't any urgency until the final days. Not sure how many times we were told the bank had all the paperwork needed only to find out 3-4 days later we needed to send the bank something else. Loan officer did not do a good job staying on top of the loan status and communicating with us. Felt I had to contact the loan officer to get an update instead of vice versa. Only in the final week did I feel the loan officer was staying on top of things to get the loan across the finish line. Took almost 7 weeks from the start of the loan to until we were able to close on home. Would not recommend.

Justin did a fantastic job walking us through the lending process for purchasing our first home. I highly recommend. He responded to emails and phone calls very quickly. Just was very helpful and we’re very glad with the service.

She was patient, calm, and took the time to explain even the smallest details so I could feel confident in my decisions. Buying your first home should be one of the most memorable experiences; however, ours was one of the WORST experiences I have ever experienced. The lender, Kristy Ruklaha, who works with American Pacific Mortgage Company has been the worst customer service experience of my life and is completely inept. To begin with her communication skills are atrocious. She would ignore phone calls and respond via text message or email usually after a few days of us calling and repeatedly messaging her. Certain days she would message us around 2:00pm with a task and if we called to ask for questions, she would claim that she was not near her computer. Having a phone conversation was like pulling teeth and she was very abrasive via text. Secondly, she never explained anything to us, we were googling or reaching out to friends, our realtor, and everyone else to get answers. She herself on several occasions told us to look things up on google. She gave us a pre-approval for a set amount in which we paid the home appraisal fees and additional fees with it all our efforts being futile. She additionally requested tedious tasks from us which we completed within an hour of her asking for them, and they were time consuming paperwork tasks. In return we just wanted open and honest communication; however, she failed to do so, and would go days without returning our emails. She blocked our phone numbers but when we called from a different number the calls were going through. She claims her phone could not receive phone calls, but she could text and still email from the phone. Specifically, it was 10:00 AM, and we called her and finally got a hold of her, and we expressed our frustration and our concerns, in return she told us "She spent enough time on us" and " She is completely insensitive and inconsiderate of her client's time and money. Also, we found out that she gave us an incorrect debt-to-income ratio thus misguiding us to even start the initial loan process, causing us to make payments for an unnecessary appraisal.

Thomas did an outstanding job through the whole loan process. He was always there to answer any questions that I may have had. I would definitely reach out to him if I needed another home loan.

Tracy and her team were very helpful throughout the process. They provided us both professional and courteous responses, kept us informed and answered all our questions. They took an arduous and at times, complicated process, and made it easy for us to navigate the mortgage process. I definitely recommend to anyone buying a home for the first time that is self-employed to request clear and specific guidelines BEFORE you enter into a purchase contract. We were delayed by a few weeks on the closing because we didn't know what all the underwriters would be requesting and had to sort out some items in order to proceed. I highly recommend Preferred Rate. I was in the middle of refinancing my mortgage with my lender when I had a question. They came highly recommended by not one, but two of my friends - and I see why. Richard Hanover and his team were able to get me a much lower rate than I was being offered by other lenders. He also explained to me how I could drop my PMI if I brought a little extra money to closing - which is going to allow me to save quite a bit of money over the next few years. My previous lender didn’t even mention this option during the process. I’ve bought a few homes before and I’ve refinanced once before, but the process was easier and quicker than any of the other times. And they went out of their way to make sure I had a really good experience. I can’t recommend Richard and his team enough. I really appreciate all the work they put in on my behalf.
