I have been a AIM loan customer for 10+ years. I recently sold my house (August 2021) and there was an escrow payment that was due to me. The escrow payment was in the 4 figures - so not a small amount. Its been over 5 months since closing and I have still not received my escrow check, even after making several calls. They keep saying we mailed the check - but obviously I did not get it. Hopefully someone in their team reads this review and gets back to me with a resolution. UPDATE: Diane from AIM Loan reached out to me. She took charge of my issue and within a week, I had my escrow check. This is what I had come to expect from AIM Loan over the past 15 years. Overall, their rates are the really good ( no way one would pick wells fargo, bank of america etc over AIM loan) and application process is streamlined online. Give them a try!

Their customer service isn't always great. That probably depends on the Loan Officer you get. So it's a crapshoot... Not sure if it is incompetence, but they had crazy requests for a simple refinance of a rental property. I have excellent credit and approval was never an issue. What made things worse is that they are sore losers.....Their crazy document requests pushed me away to another lender where things were much smoother and more straight forward. AIMLOAN did not play nice and they were hard to cooperate with for transferring the appraisal report and its associated documents. They did eventually provide what was needed. I just had to ask for the manager.....haha. The manager was great. But the MLO and the processor weren't as nice or as cooperative.

We purchase/re-finance/cash-out our current house for three times during the past 10 year; all very happy with the efficient processes. Next time will still be AimLoan.

Erica was the best! AIM offered me the best rates, costs and overall loan package. I was missing several months of income due to pandemic, but remained employed the whole time. The AIM underwriters went above & beyond looking at my entire financial picture for approval! So quick and efficient & Erica was there for me the entire time. Thank you!

They lure you in with a low upfront quote (with a hard pull mind you) and then switch you up to a different pricing model with an excuse that they can’t offer the original pricing due to market instability and they need to charge points. They complain that they do this due to low profit margins. They feel comfortable doing this because they get you on the hook for $500 for an appraisal and expect you to be desperate for a loan. You ask why you can’t be offered the original pricing per the original quote and they magically have the most unsatisfactory excuse “market”. Save your time and go somewhere else.

Aim Loan failed to pay my property taxes which resulted in my utility district almost turning off the water to my home. We had to pay this on our end as well as a $500 late fee to keep our water on. I have made multiple phone calls that resulted in being transferred around between different departments. I finely got assigned to Barbara in the Escrow department who simply mailed a letter that stated, “no updates were required based on my inquiry”. I have not had a good experience w/Aim and no one in the company will take ownership and attempt to help me. I would not recommend this company.

We had an unforseen family emergency during the loan processing timeframe and your associates were very understanding and patient with us.

Brianna Page answered all my questions quickly, and was a gentle guide through the entire process. Never pushy, always attentive. Her communication was clear and consistent.

I have used Aimloan.com on three separate occasions and have become more impressed with each experience I’ve had with this company. The customer service of this company has also improved greatly since my first mortgage with Aimloan more than ten years ago, which is a significant consideration for a major financial milestone such as obtaining a mortgage with an online mortgage lender. What initially drew me to Aimloan were the competitive rates, but later, it was a combination of excellent rates and Aimloan’s ability to reliably secure financing that brought me back. Aimloan is not a faceless, emotionless entity that leaves you on your own to navigate the challenging mortgage process. On the contrary, I have found their personnel to be extremely friendly, professional, diligent and willing to go above and beyond to assist the customer. I reside overseas with the military and have a complicated financial situation that made it difficult to secure financing in the small window I had while in the States. However, Tarra Stupke-Heath, my loan processor, was there every step of the way to ensure I completed my refinance in under 30 days. She was everything you would want in a competent professional and single-handedly made my refinance a reality. With personnel like Tarra, and competitive rates that have become Aimloan’s standard, I have no doubt I will be doing business with them again. I couldn’t recommend this company more.

My experience was great throughout the process and I cannot thank Krysta Peterson (loan officer), Cherelle Lewis (loan processor), and the AIMLoan team enough. I truly appreciate the flexibility in getting the closing date extended due to my personal and unique circumstances (honeymoon vacation), and still be able to close on time. The rates were the lowest around and overall it was a pristine and speedy process. I really appreciate the time and attention to make sure the refinance was approved.

The appraisal took 3 weeks, the agent for Aim, Sydney Hogan was to extend my lock. She let the lock expire and market worsened. I am taking my business elsewhere.

I am a normal person. I usually get enthusiastic about things like rock concerts. To me - writing a glowing review of a lender is like writing a glowing review of a laundromat. But... These folks really impressed me. The process was FAST, straight-forward, and pretty easy. I got a great rate - and it was a MUCH better rate than another well-known lender was offering me. In fact, my experience with another lender was so bad that I was willing to forego my $500 application fee to switch to working with AimLoan. I'm so glad I did it. They took something that is usually tedious and made it easy. I have a great loan, and I'm gonna save a ton of money over the next decade. I highly recommend.

At first I was approved, a couple of days later I wasn't. I decided to go with Guaranteed Rate they offered me a better rate and they work fast. I have another property with Aimloan and decided to refinance again this time I will take Guaranteed Rate so can have both properties wit h them. I do not recommend Aimloan, very unprofessional and very expensive.

We are having to lock in a new loan rate because of our loan processors incompetence. We had to sign the same initial loan 4 times because she was not able to set up the papers correctly. Other papers have been requested with minimal instructions on what they were and how specific they required the format and information to be sent. it has been a horrible experience and they refuse to admit fault and offer an extension for their mistakes. I have tried to ask about an appeal process however that apparently does not exist even though emails have been archived and I can provide such evidence. Please fix this!

Arianna was my loan processor and was very accessible and was great to work with. My loan officer that I've worked with several times left the company in the middle of the process, but Susie Gates took over and was excellent and took care of me. I will be back for my next new mortgage or refi. I've always been a happy customer and AIM always has the best rates.

We had an excellent experience with our mortgage refinance with Aimloan.com. We had a credit issue that other banks/lenders would not work with, but Aimloan.com did. And they did at a lower interest rate and cost than other banks/lenders. They were very responsive to any questions we had.

Best part is that you can customize each part about your loan (length, points, escrow account, etc.) and it's fast. Highly recommend.

Did not have to talk to a loan agent until I was able to confirm my rates after uploading some information online. She was helpful throughout the process, helping answer all my questions (and trust me, I had many). She was patient and walked me through all changes on rates leading up to the lock and final close. Probably the best and easiest refinance I've done. Website is the most forthright in fees and rates are better than most. Extremely efficient in getting loans done quickly. I think mine was about 2 weeks and I was signing papers. Very quick to answer questions as well.

Horrible company to deal with. Every time I call, I spend an hour on hold. My loan should have been out of deferment in February and they still can't get the paperwork correct. Everyone who works there including supervisors are utterly incompetent and only make false promises. Stay away from them.

We had a great experience with AimLoan. They walked us through the process, and when we had a couple of difficulties along the way they were on top of them and helped resolve them quickly. We also liked being able to electronically sign almost all of the documents, it made the whole process simpler than going through a traditional offline lender.

From beginning to end AIM loans is fast, courteous, responsive and professional. I have used them numerous times and this last time was no different. Took a little longer than usual because of the huge amount of refi's going on presently, but faster than most. Very simple process really. Upload all the docs they need. Once everything is approved they send a notary to your house or where ever you need to meet to sign. I highly recommend AIM.

The folks at AimLoan.com are true professionals. We strongly recommend them. This is our second refinance with them. They are efficient and competent and very friendly and helpful. If you have a question, just ask. They always responded to our emails promptly. Get ready for plenty of requests for yet another information document. Of course, that is not their fault. We recently refinanced our home with AIM loan and we were very pleased with the entire process. From beginning to end, it was straightforward and simple. We’ve dealt with many other banks and AIM Loan far surpasses them all in every aspect. Our loan officer was very knowledgeable, efficient and friendly. We’ve recommended AIM Loan to all of our family and friends.

Low cost, but you get what pay in terms of customer service. On closing day they said they were having difficulty verifying my employment. Really, you had to wait until the last day to tell me when you had weeks to perform this task? The closing was delayed for 5 days. I’ve done several re-fi’s, but this time I had to do way more coordination with the title, loan, and appraisal companies. What a pain! Not confidence inspiring, and would not recommend.

Trying to steal out house multiple deadlines with mixed costs and nothing mailed. Just email threats. You think u complied but new documents and new agreements 1 day apart. Rebecca kendrick

This was our third time using AimLoan.com. We first went with AimLoan.com back in 2004 when we purchased our home. Great service and overall a great experience. In 2013 when the rates were really good we decided to refinance to get a lower rate. This year we wanted to pull out some equity/cash from the house. Again back to AimLoan.com, this was our third time and I must say they have been fantastic each and every time. I highly recommend them for ANY of your home loan needs.

This is my 7th Finance/Refinance and AIM was the best experience so far. They also have competitive rates and will show you the prices of all of your points options up front. There is no bait and switch. Their website is great. Its lists everything they need and you can upload all of your documents right away. I did that the 1st day or two and my refi was completed in just over 3 weeks. They are also extremely responsive when you have questions. Before AIM I tried my current lender to refi and their fees were more than double that of AIM and both reps i talked to tried to sell me 3-4 point loans which would have taken over 10 years (of a 15 year loan) to start benefiting me.

I worked with Chelsea and before that with Kendall and very satisfied with the team. I dont like phone conversation and the team worked all communication through the email which was perfect. The fact that pricing is competitive and given upfront on the website, with various choices and time to think them through without having to register and provide all my personal info is a significant advantage over every other mortgage broker. I was able to work at my own peace at the time which was most convenient to me (mostly past midnight) do my research and choose best option without the need to place many phone calls or any time limits. The pricing was transparent and actually came down at the end by saving some money an appraisal fee. The timing was good (33 days from initiation to closing) and I felt comfortable all the way through. There was no bad surprises through the process either. I found AimLoan via some random website and now recommending it to all my friends looking to refinance. Two of them have now completed process and quite satisfied as well.

AimLoan is the best mortgage company I have ever worked with hands down. I was even in mortgage business for many years and would use over any "friends" in the business. Their online rate quote tool is the best. Lists everything you need to know in regards to points, fees etc. Back end credits, front end costs included. As well their entire team is super responsive and polite. Their process is easily outlined and updated through out. Have now done 3 loans with them. I refer to all my family and friends and won't go anywhere else myself! Thank you.

I decided to refinance our mortgage with AIMLoan based on their very competitive interest rates and fees and a promise to close within 30 days. I was impressed with the quality of customer service and rapid responses throughout the refinance loan process. I worked primarily with Emily Tract and she was excellent. We closed our AIMLoan refinance in 26 days and received our cash-out funds a few days later. Other financial institutions had quoted 45-75 days from application to closing. I highly recommend AIMLoan for mortgages but caution anyone applying anywhere for a mortgage to be prepared to provide a lot of documentation quickly.

AimLoan far exceeded my expectations every step along the way. They were extremely efficient and prompt. And they gave us a much better loan than any of their competitors. Will definitely recommend them to others.

I had zero problems with the loan process. I appreciated the upfront fee structure and the loan processor was great. As a mortgage servicer, AimLoan has been horrible. My property taxes and homeowner's insurance were both paid late. I paid my own hazard insurance when I realized they did not pay it yet, even though I notified AimLoan before the due date. Customer service often does not know the answer and incorrectly transfers you to a different department. This is the worst mortgage service I have had with four home loans.

I initially went with AIMLOAN because their website was one of the only sites I could find accurate rates and an accurate refinance calculator without having to enter all of my personal info. What I found on the calculator was accurate for my refinance. I was extremely pleased with the service from everyone especially Baylee. Baylee was communicating with me daily or if not daily, she would inform me prior by telling me an ETA of the next communication. When I would email Baylee with any questions, she was quick to respond and gave me a lot of great information. The process was fast even with the increase in lending because of the low rates. I highly recommend.

Over 15 years ago, I had refinanced my primary residence with Aimloan and that was a positive and satisfactory experience due to their low rate, fees and efficiency. In November 2017, I decided to use them to refinance two of my rental properties because of their competitive rates and guaranteed fees. They even gave me credits on my two loans to save on the closing costs; and everything was transparent and without any hidden charge. The notary public came near my work place for me to sign the final documents. He was prompt and experience, I will ask for him again. I was very fortunate to have worked with Linda Jensen, the loan officer and Sandy Tecson, the loan processor, both of them were awesome, responsive, professional, courteous, efficient and knowledgeable. They never kept me waiting and answered my email inquiries not only timely, but promptly and often instantly. Many times, Sandy would leave me voice mail messages to remind me that she had just emailed me some urgent requests from underwriting that needed my immediate action. Whenever I called, both Linda and Sandy always picked up the phone unless it was outside of business hours. When I told Sandy that it would not be convenient to upload so many documents via my computer and that I preferred to send her all the needed documents via email attachments; she kindly agreed to accept all my documents via emails. Doing that, I was able to save a lot of time because believe me I had to send her a lot of documents regarding all my rental properties and other assets, even though I only refinanced two of the rental properties. Throughout the process, I received updated status on my two refinance applications. If you work diligently and promptly with the team at Aimloan and furnish whatever needed documents underwriting asks for, I guarantee you that you will have a smooth and stress free process like me. I am actually an underwriter and I understand why sometimes certain documents are needed. Trust me, if an underwriter does not need the documents to approve the loan, he/she would not unnecessarily ask for them because it is really not fun to go through a lot of documents to make sure everything is in order; and that the application meets guidelines and company policies. I will be purchasing a new townhome next month and will definitely use Aimloan to finance this new purchase. Initially, I ran into a problem because I thought that Aimloan was not able to finance this soon-to-be constructed new home due to certain guidelines on new construction homes. Sandy Tecson came to my rescue and did her due diligent to find out from her supervisor and other people that they can finance it provided the builder is actively marketing the new construction homes, which they are. Linda Jenson even called me over the phone when I was vacationing in Malaysia to give me the good news. If I cannot find a reliable lender with competitive fees and rate, I will be compelled to go with the builder’s lender whose rates and fees are much higher than Aimloan. Although the builder will pay 3% of the purchase price towards the closing cost if I use their preferred lender, I still need to come up with several more thousand dollars for the lenders and other fees. With Aimloan, I can go with the 0 point and 0 closing cost and at a lower interest rate. I shall look forward to working with Linda and Sandy again on the new home finance so that they can help me close escrow within 30 days. If not, I have to pay the builder $100 per day if the loan does not close on time. One last note, Vince Kasperick, the founder and president of Aimloan even sent me an email to thank me for refinancing my two loans with them. How often do you get a thank you email from the president of a company that you do business with? I am revising my review, the problems I had were were no fault of AIM but rather my insurance and servicing companies. I have had a couple loans through AIM and the process is straight forward, well communicated and excellent customer service. I would use them again without question.
